Guidance for Investment of 25 to 30 lakh

AOA Everyone!!

I am looking to invest an amount of 25 to 30 lakh for a period of 3 to 4 years. I want to invest in on-ground plots / very safe societies only. What are the options for investment?

I have shortlisted a few societies (please feel free to suggest any other societies):
1. Fazaia Housing Scheme Phase 2
2. Bahria Orchard (on-ground plots only)
3. DHA Rahbar Phase 2 Extension Files (When can we expect the ballot?)
4. ...

Can I expect 50 to 60% gain in my investment in the next 3 to 4 years?

I request the members of LRE team, and all learned members of this forum to please help/guide me with your suggestions.

2,700,000 price ( cost of land)
63,000 transfer cost
27,000 1% LRE
2,790,000 total

then after ballot youll have to pay development charges, say 20 lacs in installments

for possession you'll wait for 3-4 years, on possession one kanal dha bahawalpur should be 11-14 million

In that budget you can easily get 14 marla on 100ft road in State Life phase 2. Gain will be much more than Bahawalpur file. Choice is urs.

Revised Map of State Life phase 2 is underway for approval from TMA. It will be adjusted in phase 1 extension as happened previously when G extension & J block was given. Only a matter of few more months, you can wait and watch yourself what happens to the price of phase 2 files. Society does have the land it’s only a matter of development.

1. Is DHA Rahbar (Phase 2 extension file) a good investment? I have been hearing about ballotting for a long time, but it has not happened. Any confirm news regarding ballotting?

2. No one seems to recommend Fazaia Housing Scheme Phase 2. Isn't it a good option for investment (in 5 marla plot)?

I agree that property will not give any return for the next 3-5 years. If you want to invest you can buy dollars or euros. In 4 years you ll get around 30-50% return on it. Interest rates on national savings will be increased by the end of this year as we are headed for massive inflation. If you invest in property now, you wont be able to sell in 6 months to avail the increased rates in national savings later. Rest Allah knows best.

I agree with Latif's reply. Bahria Orchard is really a good option. Don't know much about plots under 3 millions but it's much safer and wiser to get hold of an on ground possession plot in Phase 1.

So, if you own a 1-kanal file of State Life Phase II, you will get a 14-marla plot, possession of which, as committed by the AGM member, will be handed over after two years. And if that’s not what you want, you have the option to surrender 4 marlas and get a 10-marla plot, possession for which will be given in about one year.

DHA Multan

Hi ,
I have 3 files of DHA Multan . Expected price is 47 multiply 3 equaling 141 . If I purchase a good location plot of same price in Prism . What could be the price after three years . For Example good plot in Prism vs 3 DHA Multan Files . My assumption is

75 each =225 and plot could also be around same value . Please suggest and comment on my assumption

In my humble opinion it would be much easier to get out from Prism then Multan because Prism will remain the hottest item till the time Ph ten gets into shape. Secondly Lahore will always remain on top of Multan even in the long run.

Dha Multan is selling instalment files at 68 then add 20 lac approx of development charges. So that mean 88 lac will cost to investor. after 3 years if it gain modestly (50 percent) then price should around 135. So this investment should be at 400 lac roughly and Prism will not reach there in three years. what Awais said prism is good to exit the market if needed. You can exit the market where ever you are by paying by slight underselling than the current market rate.
This is very rational expectation and it can go higher than this.

It's apparent, current prices of prism are fairly inflated. In my view, the factors of LRR and infra development are already factored in these prices.

In next few months, with budget release and FBR closing in for taxes, i see more correction than increase in prices of property. However, towards the end of the yr, prior to elections, market will conventionally boost with speculations.

For a comparative analysis of two investment choices; I'd say price increase of a dha multan file from 50 lac to 100 lac is more likely, where the benchmark is 15 million in the neighborhood and that too of inferior developments, than for prism's 150 lac file to 300, where 300 is practically the current threshold price of top properties in lahore.

So dha mux has the potential to double up, prism might not be able to make that stretch from current standing.

Also, in 3-5 years time, dynamics of real estate will significantly change with more and more options for investors in multiple cities as DHA and Bahria are aggressively tapping out the smaller cities. And specifically in lahore the south western areas will become more stronger parts of the equation with upcoming ease of access.

Check SMY last WHTASAPP post and PRISM pictures. As per him PRISM prices will be average 2.75 crore equivalent of DHA PHASE 8 today.
Prism will mimic PHASE 8 which wihout possession and deep land is avg 2.5 crore.

Rest every one uses there own logic and Rationale.

Keep in mind Multan 3 files will have 21 lacs each development charges

Comparing DHA Multan no matter DHA Brand state of Art, Golf Course, community center etc with already developed like Wapda Town,Buch Villas is not a fair comparison (instead misguiding innocent people).

DHA Multan will minimum takes 5 years and maximum 10 years to give possession (having many ups/downs in between this period).

For DHA Multan installment , maximum beneficiaries will be Army Officers of south punjab and these will be prefered in every way (Discount Installment plots + Best Locations in balloting + discount development charges), so i do not think that at this price of 52+ Lakhs, there is any juice left for civilians in short/medium term in current market situation.

Instead DHA 9 (10 marla file) or DHA 10 (1 Kanal File) are much better options .
Abu Aryan, KB and other Multan Investors should be happy if they sell at this price.

At the moment, if DHA multan 1 kanal is 52+20 dc = 72 lac ...ONE SHOULD BUY PRISM 10 MARLA in such a budget which will be way way high return considering the lahore factor !

query regarding suspected fraud

i sold my prism 1 kanal plot

the dealer gave me token money and i signed it on piece of letter pad of that real state agency

now it has been over a month but the dealer says the buyer is stuck abroad.

i either want to return token money, or complete the deal....neither is happening

He should refund your token money immediately, as the other part has broken the deal by not coming on time.

Some of the dealers in market are crooks, though most are professional and honest.

when Market is slow dealer start Playing Token Business instead of biana, He is trying to find a buyer investing only token and when he will will find Roti he will sell, otherwise will take its token returned, If you dont want the deal and some date is mentioned on the paper go to him with some powerful man and retur token, I m sure he has no byer, If you are still interested in deal take from him number of Buyer and talk directly where this man is tell him to email you Passport Copy, This will disclose all fraud.

First of all i would like to ask you that Is it a token money or biayana?
The best solution of your problem is just go to that dealer ask him gently to close or lock the deal. By providing him (according to circumstances) both options on his table.

Try to solve your problem by taking followings steps:

1. He may ask you for more time kindly write down it by signature of that dealer that he must close the deal before this date on his letter head by the dealer.
2. If he is not Intrested at all to close the deal suggest him that you will refund all token back although this problem occur on his behalf but i will refund your token kindly cancle the deal for your benefit.
3.If it is a token Try to refund token back to dealer & try to get back (If good location) your plot of Supreme phase of Dha. Pay development charges on time and wait for good time which is very close "In shaa ALLAH"
4. If it is a biayana lock the deal as soon as possible by gentle pressure on dealer. To lock the deal as discussed above.
This once happned with me once & I refund all the token back by a written consent of the dealer that he has no right to implement regarding such plot.
Give your full effort to lock or cancle the deal for your benefit without any further delay by sitting in his office for long time if required.
Note: Dont forget to take your signed receipt back if the deal is cancelled & a written concent by dealer.

AR a good question, a token is the amount which is minimal and taken against a receipt usually, whereas Biana is 1/3 or more or less portion of the actual selling price and a stamp paper is signed as an agreement between buyer and seller. which has more value in court if a stay on the property is taken.

The best way is to sell your property against full payment and not token or biana.you are safe. or take huge amount of biana may be 50-70 %. but the best way is to sale against full payment or don't sale. Inorder to avoid these crooks.as 99% of dealers are doing these kind of tactics.with exception few Good people.

At this stage it is very difficult to conclude which block is the best as the story will keep changing along the years. Blocks with mega projects like Theme Park or Golf Course or DHA Apartments currently seem to be the best but this might change with time.

G seems to be the most CLEAN block to me.

@ Hassan thankyou for your valuable suggesstions. I am in search of plot specially in A block. 3 days back dealers offered me plot in 400 line @ 110+paid development chargesm approx @ 113/=. I place an offer for 105+paid development charges approx 107/=. With token money. Yesterday he called me to take my token back because that plot was sold on 108+paid development charges. I made a token 2 to 3 times like that but every times its revert back due to seller not willing to sell or seller is now selling @ high price. I am also connected with LRE in this concern & 2 more dealers as well
In sha ALLAH soon i will be able to manage it through. But some dealers put me on a little bit wait. But i know nothing will happen in this time. As soon LRR may be started. & 150'ft road is in progress after completion of boundry wall which is almost done according to Ahmet sb. It may be quiet impossible for me to manage it.
In sha ALLAH i hope & Pray i will try to grab next possible option as soon as possible.

@ Ahmet bhai as per your recommendations theme park is situated in in Q block while golf course is situated in D block. While dha apparments are situated in R block while your recommendation is G block. I think as per my opinion A block is best because every mega project is situaited near it without any village & away from drain. So in future A block may be Rock Star in Future.

Surfer..My recommendation is not G block. I just said it looks like a clean block. If I had budget constraints, I would bet on G or R. If I didnt have any budget constraints, I would go for a clean plot in A,Q or D. I witnessed the exact same issues as you Surfer. So hard to close a deal on a good plot in Prism. It's annoying. The time I spent on closing one good deal in 10 marla R block was the same as closing two 1 kanal plots on Q and P last year during Eid ul Fitr period.

What's wrong even if Surfer has invested in Prism already? I have a few investments in Prism and I will promote it because I believe its the best investment at the moment. If I was thinking otherwise, I will simply liquidate my investments and buy better investments. It will be quite stupid of me to hold an investment which I consider is bad and instead focus on promoting it on the internet hoping its price will appreciate. Cant believe people would actually do such a thing.

There are people who keep promoting some other investments. As long as their IDs are real, I never doubt their intentions regardless of how much i agree or disgree with them.

At this time DHA phase 9 Prism prices are static and reversed few Lacs for average location, As there are 10s of thousand plots with average and below average location hence it is not advisable to compare the price with prime locations which are few with many lovers.
If we remember closing price of DHA phase 9 File 63 Lacs about year Back, you can hunt a good plot in only 10% premium after one year.
The Closing price of 5 Merla was 27,28 Lac and I got a prime Location plot in J Block 2 Lac less than that in January.

Though it is ambiguous, quarterly generally means 3 months otherwise it would have been 4 annual payments so my guess is that rest of amount is payable in around one year or 4 quarterly payments.

Very very high prices. Its better to Invest in PRISM and pay development charges in installemnts. Instead of buying one of these Installment plots which may or may not be balloted in your favour very very rare chance and these plot afterwards available in the Market for top Category people. So Moral of the Story is:
"East or West PRISM is the Best".

The plots DHA announced today for the ballot....most of the plots are boundary plots...some are with the wall, some along drain and some are irregular shaped plots. This is the main catch in these low price plots on installment. Beware!

i am confused, they are mentioning to deduct (50%) of 25% down payment or 1 lac processing fee

There had been finacial irregulaities however still they have land and E commercial to cover cost of development. Price should recover first then they can get good value of these assets.
Had they developed in 2008, no one would make home there, delay was blessing in disguise

Please check with society office, where you will get to know that last date for depositing applications was October 31, 2002. I purchased plot in 2003. Please correct your information. However I pray that things may change and NFC authorities develop phase 2 in 2016.
