Aoa everyone. Visiting the site after long time. was wondering your opinions on phase 9 prism? I bought my plot back in 2015 and am seeing good returns now. weighing option on whether to sell or keep for further years. if i do sell what would be immediate option to reinvest money in another area?

i am overseas so i buy property and always leave for many years until reasonable time to sell arrives.

If your aim is simply to make profits and you don't have an urgent need for cash in hand within next threr years, then hold for sure. Mostly people selling in prism right now are those who are needy and require money. There are few sellers because prism will show great gains in long run for example if your plot is in 2.5 cr range right now, expect it to be in vicinity of 3.5-4 cr in few years to come. Hence most owners are holding long term.

But if you have need for cash (or expect the need soon), then sale. Because prism prices will keep rising till possession and after possession they will stabilise or grow slowly. But some months later, they will come down by maybe 5-10%. I am saying this on basis of trends in other dha phases. But 5-10% up/down prices don't matter in long run to sensible, experiences investors.

Unconventional approach: Sell plot and buy 2 x kanal files in prism again.(or 3 x 10 marla: chances of better location are higher in my view). Not so Long term but safe and secure. Also ensures liquidity if need arises.

Expect rupee devaluation in the next few months. I think it might go to 170 to 175. State bank would want that as they want imports to go down as CAD has hit 1.6 billion dollars in June. So I would say keep this thing in mind also as you are overseas and you earn in dollars or other currencies

Sell your plot and buy 5 to 6 1 kanal files of DHA Quetta which is too much undervalued right now..You may get 2 million profit in each file and your overall profit will be around 10 to 12 million in no longer time...Just think about it

Overseas Pakistani, DHA Quetta is undervalued for sure but the problem is we don't know if more investors will realise its potential. So further price gain in future is unknown. DHA Prism makes for a much more secure investment in 3-4 years time.

I'm more in favour of DHA Gujranwala/Bwp now after investigating both of them. Rates of plots in other societies of Bwp and Gujranwala tell me that 100% gains will still be made in both DHAs and on-ground work is much greater in both than Quetta. But still, Prism is the most safe and secure profitable investment for coming years.

In my opinion, this is not a good time to sell prism, simply because possession is expected this or the next year depending on the block. Price will certainly shoot up after possession. I have seen my Phase 7 investments more than double in the past two years after possession, so I would hold the property. Again, you have to make an estimation based on the plot size and compare with other blocks. For example, a 5 marla plot will only go upto around 90 to 100 lacs in value, 10 marla to about 125 to 150, 1 kanal is a different story. Phase 7 kanal plots are selling at a high of around 300 lacs, phase 6 which is highly populated is around 400 lacs. You can expect your plot to be around 250 to 300 lacs after possession and some level of construction activity, depending on the block. If you are already close to this price, you may want to sell now, or wait and sell after possession is announced. Being overseas, you also need to keep an eye on Rupee value, as a price hike with Rupee devaluation may mean your dollar value remains the same or declines at worst, which means you may want to get rid of it now and invest in smaller plots elsewhere.

DHA Quetta is a best buy this time. I dont know why people ignored it in the past. We bought files at rate of 25 lacs. It is at 45 lac now. Still has a lot of room keeping in mind early bird files price. Let me remind you that early bird files are trading at 150Lacs.

I am guessing it should be around 190 to 200k. You can wait for a few months, prices in phase 7 are going up fast.

Property Value assessment

Dear LRE team

I have been reading your blog for a very long time and have bought many plots through your office in Lahore over the years. Up until the recent past, people could get their plots assessed for market value by posting their query on this blog and someone from your good team would return with a price assessment very quickly. Now though, I see that plot valuation requests are being asked to be forwarded to CMY on his whatsapp. Although it is good to know the value from the foremost expert in the industry, CMY is very busy and valuation request can take days to return.

I posted a request and was asked to forward it to CMY which I did, and got a request back to wait as he was busy. Its been a few days since, and in the meantime, I checked out plots for sale on Zameen.com in the nearby locations of my plots and assessed the value myself.

I think this is not going to work in favor of the LRE blog as more people who read the blog will move to other sites. I am not aware of the reasons for this change, and there might be valid arguments in favor of this new policy, however, I feel that LRE should be able to do this assessment without the help of CMY since they have separate teams for each region and price estimates should be available at their fingertips.

It is just a recommendation that I am making to LRE based on my old relationship to this company and this blog. I wish them the best of luck and look forward to continue to work with them for my future selling and buying activity.

Dear Tax Experts,

In past five years, I have bought two plots. One in DHA Multan (transferred money to my younger brother account, and he purchased on my behalf. He is a student and have no source of income). 2nd plot, I bought by sending directly to owner money in installment remittances.

I am a non-resident since last 10-years. Do, you advise me or my brother to become filer??

ok so I am in the same situation, only that my brother is already a filer. According to the law (available on the FBR website), if you are a non resident and you do not have any income in Pakistan, you do not need to be a filer. Non residents are also not required to furnish wealth statements. If the money to buy plots was sent through banking channels (currency exchanges in the gulf also have a forwarding local bank in Pakistan) and you do have documents to show the transfer of funds, no need to become a filer since plots do not generate income. If you sell those plots in the future, then you need to be a filer to enable FBR to determine whether or not you should be charged any capital gains tax. However, with the current situation in terms of inflation, devaluation, etc. there will not be any capital gain in the foreseeable future. This is my take so far, and I plan to sit with a tax adviser in Pakistan on my visit next month. If any one on this forum can add or clarify, that will be wonderful.

As you have send your money through bank and you have bank receipts, your money is white.this amnesty scheme is not for you.
Still I advise you to become filer as non resident pakistani without paying any tax and mention your these two plot in your wealth.

An update for overseas Pakistani brothers, I spoke to FBR today and was informed that non resident pakistanis do not need to be a filer if they do not have income in pakistan. As long as you have sent the money to buy property in pakistan that can be verified by bank through a foreign remittance certificate, it is white and tax free. The only drawback of being a non filer non resident will be having to pay higher tax on sale of property (non filer tax rate is higher). So until you do not decide to sell the property, no need to be a filer. Although you can become a filer online and can file a zero income tax return online as well, once a year, without having to hire a tax adviser or coming to Pakistan. So I have decided to not become a filer until such time that either I have income in pakistan or have to sell my plots and invest elsewhere. Decision is upto the individual. Same thing I said in my previous reply on this post but now its ratified by FBR. You can call directly to the FBR hotline at any time @ . Hope this helps.

@Adnan... Thanks for sharing. I sent an email query to FBR helpline last week but got no reply even after 7 days. Had asked similar clarification in my own specific situation. A lot of Overseas/Non Residents are still not clear with "Disclosed/Declared" and "Undisclosed/Undeclared" e.g National Saving Scheme investments other than Real Estate.

@Tahir C. Amnesty scheme is clear, if the money is legitimate and you can prove the source, e.g., remittance certificates that your bank has to issue, you do not qualify for the amnesty scheme. If you send money from pakistani bank overseas branch to the same bank pakistani branch, e.g., I send from HBL Bahrain to HBL pakistan, no need for remittance certificate, your bank statement is good enough. However, if the sending bank is different, or if you send via money exchange to your bank account, the money exchange will send to their corresponding bank in pakistan which may not be your bank, so your branch then needs to obtain a remittance certificate from the corresponding pakistani bank, which is a bit of a hassle but if you have good terms with your branch manager, this should not be problem. Amnesty scheme is for black money only, if your money is white, relax.
