Fall is prices of DHA 10 to less than 50 lac will cause DHA Multan to fall down further. Both of these are FILES and are of the same size. Time to shift from DHA Multan to DHA 10 is coming soon when both will be at 45.

DHA 10 will then provide a better alternative for investment for a very long term investor who wants to invest for more than 10 years.

When all other assets are loosing then DHA Mutlan is not different. Prism allocation file has nearly returned from 80 to 72. Market improvement factors have no near term visibility. DHA Multan can fall under 40 if DHA have not made any substantial intervention, like balloting etc. Which they can not announce until land is cleared enough to do that. This may reach to 35 or so.
But this fluctuations are part of development cycle. Long term holders will not be affected by these up and down movements.

Sir, DHA Multan is almost near to its minimum point, it will hard to fall below than this. Currently prices are down everywhere due to political instability, they will be good in coming months.

DHA MULTAN is still to fall below this because of availablity of DHA 10 in lahore market at almost the same price. Both DHA 10 and Multan are at the same phase of development ( I don't buy the gimmick that 2.5 km road can do much in DHA multan) ...both have land yet to acquire, both are files, ballot of both is not done yet, LAhore factor will make dha 10 much much better choice if someone buys now for his future generation.

Surprisingly, entire market is affected by the political instability in the country except DHA Multan and Lahore Prism Commercial plots whose OWN and price still prevailing on more or less same level which we found at launching of DHA Multan and a year before in Lahore.

I thought most of the Phase 8 plots were over 2.3 crores.

Based on above Phase 8 prices of 125, 135, 150, how can Prism plots asking prices at this stage be similar? Many still pending development charges such as 5 paid, 6 paid, so add 8- 10 lakh for those.

Certainly very logical questioned raised by some members yes that is true if phase 8 which have development charges paid almost about to handed over in couple of months and the most important is the location and phase 8 have superior location than phase 9 and phase 8 is better located than phase 9. Phase 9 is stil waiting for possession and it might take 4 to 5 years to be handed of some part of prism.
I had a commercial plot which i had a very good offer about 6 months before but i refused that offer no i wanted to sell the plot but there is not a single offer even at 50 lacs less. I know there are people who will say that this is not true just because they have their plots in phase 9 and is not ready to accept correction in prices.

Definitely it will go below 40; and may dip down to 35 as well if files r issued in recession era. One can remember that prism files were once sold at 14 lac a kanal as well. Dha multan and Gujranwala will face a big blow if they don’t announce ballot and map till the end next year because people will find a good alternative in the form of dha 10 at 35-40

Dha multan vs Bahawalpur

In a current stagnant market, it is quite likely that the prices of under developed societies will fall in the coming years. Dha multan is a big big phase whose area is more than the total area of current DHA Lahore phase 1-6. Dha multan admin is adopting sector wise development which means that it wil take more than a decade to get it developed fully🤓 and so the prices fall is justified.on the other hands,
Dha bhp is a small phase and will be not take much long to get it developed completely . Hence the prices of bhp and multan r likely to become equal in next one year and both at 40.

Even there is no hope that prism will be developed in next five years.Remember, prism the phase where admin claimed to do very fast track development and still it’s a long long way to go from development of the phase.
Dha multan is at least 3-4 years behind prism in the process of development as there is no map,no development charges yet asked to be paid.
The size of dha multan is almost equal to prism so even if it’s admin follows the footsteps of the so-called prism’s fast development, dha multan will take at least at least a decade and the fact is being reflected in the price updates of both dha multan and prism

Price of dha 10 is going down and when files will be issued in bulk, the prices will fall down to even less than 40 lac per kanal. At that time, dha 10 will prove to be a much better alternate when compared with multan and bhwp. So hold ur horses and wait for the good moment to switch from multan/bhwp/prism to dha 10 in the coming year!

There is no comparison between Multan & Bhawalpur.

The gap between Multan & Bhawalpur will increase with time, especially near ballot of Multan.

Eventually prices in Multan will be more than double that of Bhawalpur, probably triple. Bhawalpur will fizzle out near 70 lakh, Multan will cross 2 crore. But it will take time.

DHA Multan will cross 2 crore on possession. The possession of plots in DHA Multan is a lottery which people are playing thinking that their plot will be in first sector to be developed and hence the price is at current level.
DHA Multan will be delivered completely after at least 10-15 years and hence the price will cross 2 crore only after that!!!
