Suggestion to sale Y block Phase 7

Dear ALL

I intend to make house in one year time in Lahore, currently have plot in phase 7 block Y which i think is not to be populated in a year time.

Can anyone advise that if I sale that and go to populated area than which is the good society in budget of 1.35 crore to have plot . I am thinking of Valencia ..

Gurus Please advise

It is a peaceful, beautiful, clean and well planned area. If you like Ronaq Shonaq yes it is upto you. Have you got posession ! I think posession has not been made for most of Y that is why it does not look to you populated. After posession the things change and people start to construct and move like you can see in Phase 6. It was like phase 7 in the beggining.

There is too much difference between DHA and Valencia. It is a lifestyle choice if you get what I mean. The fact that you originally bought in DHA means you were inclined to it, so don't give up! If you need to construct early, suggest to reduce construction budget a bit and pay more to move to a more populated block of Phase 7.
Or look at HBFC or State Life, where you are on periphery of DHA with close access to all the same amenities, but big price difference.
Sui Gas phase 1 is the best but price has crossed 2 crore.

Well said by Saudi and HM. DHA is a status symbol. If you start your house first other people will also follow you. And after the possession of Y block within 1 year lot of people will be constructing their houses, so you start first.

This is a posession plot since 2 years and no sign of population. I bought plot in 2010 and at same time was getting plot in valencia in same rate.. now valencia is at 150.. and this one still at 110...

Asa friends,

I am about to start construction on my plot in DHA Lahore soon inshAllah and was hoping to have some questions answered:

1) What are the best vendors of grey material (cement, brick etc) in Lahore?

2) Should I hire an engineer to over-see the project? I already have a well trusted thekedar advised to me by a friend

3) How should I form payment schedule?

4) How can I best ensure material is not stolen and proper proportions are used?

5) what are the best brands to get? e.g I have heard margalla crush is better than sargodha. Also does that mean I should only buy margalla? Ofcourse I want to build the best house I possibly can

Any other tips and tricks are most welcome also

How long does carriage of materials to site usually take?

When should I pay for the materials? when it reaches my site or before?

How to check quantity of some materials (e.g steel) when it arrives?

Go for "Syed Brothers" as they re building houses in Lahore from last many years and quality of material is also very good. Search on Facebook to get contacts and project details. They will make proper contract with payment plans.

All of you thank you very much for your fast responses. However as I mentioned earlier I already have a thekedar I have almost finalized deal with as he seems trust-worthy and I need labor rate. The names mentioned above are construction companies aren't they? I meant if I should hire a civil engineer alongside to over-see the construction is being done according to proper standards etc

Yes Faisal Mirza is also good but Farhan is much cooperative and have more broad vision of different Architecture techniques another good names in this regard are Tanvir Butt & Mazhar Munir.
Its very hectic job to construct a home according to your need. Construction of house is much easier than Contruction of home sweet home many things to be consider in this regard. I hope you got my point. Kindly visit all of the above or more you like & Select best according to your needs & Requirements.

Excellent location plot not although on 150ft road but very excellent for house buliding it is a south facing plot near to park, Masjid. Highly recomemded to hold. It should be around @ 140 with army update. If it is civil update may be value more. Remaining LRE gives you better current assessment.

Army paid plot has an installment of 50,000 while civilan paid installment is 162500.
Till now 6 installments has been paid in PRISM for development charges.
Civillian paid till now= 975000 from total of 12 Installments
Army paid till now= 300000. From total of 38 Installments from
Total amount of development charges of 1 kanal is 19 lack
Civilian paid plot has more value than Army paid so hard to find good location civilian plot

Over all property market is in stagnant mode at the moment. "In shaa ALLAH" soon will a good phase for this market & PRISM will lead all other properties in Lahore.
Your plot N- 613 Prism is a good location plot. Direct approach from 150ft road. Hold it for at least 3 to 5 years.
"In shaa ALLAH" Gives you good returns.
