Real estate opportunities

Current market conditions suggest the entry point / buying potential in real estate sector. Please please anybody who wants to invest do your math and go for it. I have seen people here crying in various peak cycles during last decade when market shoots up saying why property is going up what is happening why a common person can not buy a property in pakistan why rich are becoming so greedy and so much more. Such cries stop when market enters in correction mode, prices fall a bit to some extent but those who were crying still refrain from buying thinking that everything will go further down a little more, a bit more, yes a little bit further for example expecting what fell from 100 to 80 to reach say 50 (unrealistic expectations of downfall or I must say correction). Market then stabilizes again and what fell from 100 to 80, start rising crosses 100 reach 125 and again the cries start beating drums what is happening why a common person can not buy property...etc. and again etc.
So please this is the good time, do your proper math and enter in some good opportunity at handsome attractive buying bargain .

Shahzad sb, I have been a silent fan of your analyses. You are right in your analysis again. No body can say for sure but can you throw some light when will market bounce back? It looks like it will take forever for market to come back to normal. Specially for Prism, will it be back to normal after completion of dev charges installments in Oct 2018? And what about DHA Multan?

As I see currently there are only 3 undervalued investment opportunities in DHA lahore if you are DHA investor & did not want to invest outside DHA

1.DHA PHASE 8 Z block IVY green (possession in less then 2 years as per DHA)
2.DHA phase 9 prism (Possession in 3 years as per DHA and looking at development pace)
3. DHA phase 7 possession area which is undervalued on ground plots but location is slightly weak

Prism would be very good investment but if you are thinking it will be developed in three years that is almost impossible looking at dha record.i think it will take about more 5 years to be developed looking at its size and dha past record.please dont mind i am not prism hater as i am having 2 comm and 2 residential plots there

i strongly believe that at certain point it will cross the threshhold of top location plot of phase 7 and will be at par with top location of phase 8.mainly due to its centralised location.location makes prism at the top of all phases.it is the best investment for short as well as long term,,,this is what i could make out after so much deliberations and running around.moreover,i m in constant watch of prices for last two months,it is on the increase.this is true analysis which i have presented to u all.based exclusively on my personal experiece.

Forecasting Prices

Please make an analysis of prices for the last year, say 7/2016 to 5/2017 for each housing society for which you are concerned and extend the trend for the coming year, ignoring the occasionary rise and then declining; on the pretext of one or the other, like dha bahawalpur and multan: please share the bottom line wrt rise or fall in prices in near and somewhat distant future incorporating the long lasting factor for each society. Dha commercial options

CMY and LRE
Normally commercial activity starts when nearly 50 percent of houses have been built in a society..eg dha 6 main CCA is still 10 percent constructed after 12 year of its launch. How can ine imagine prism commercial 4 marla is already near 500 lacs at good location when prism itself be given possession earliest by 2022. Is it not exaggeration. Please suggest reasonable priced commercal for 2.3 years investment.

In commercial files there is total satta... it's just panic situation when buyers just want to get a plot at any given price so that they do not get left out from the sudden price surge ...

There is just no justification for the high prices of 4 marla in prism, its intrinsic value is a lot lower than that. Residential on the other hand has potential as the gap between residential and commercial in Prism is so huge i bet there is no other society where such a large gap exists between 1 Kanal residential and 4 marla commercial!

Dear Dewai, Prism no doubt have a good future but not like you people are thinking, Just spend some time to search for DHA Broadway Brochure what was speculated and depicted 8 years Back and then have a Look of these areas by vising and seeing with your own eyes. DHA Phase 9 you are seeing map and Brochure and in DHA 7 you are seeing what it will look like after 9 years.

It just surprise me people are paying ridiculous amount of money for something they won't see a ground reality for at least 10-15 years. May be our next generation will see some future in prism not us. Prism is the future that's right just a future only. People who comments about prism that prism is the best I can assure you and tell you that most of these people did not even bother to go see phase 7 and 8 yet. After looking at 7 and 8 they will realize that there is so much work that needs to be done in phase 8 and 7 that at least it will take another 5-10 years to complete. Both the phases are huge and after all is done than prism will come in picture. People please go visit prism, phase 7 and 8 yourself and than you will realize that prism is something that probably your grand kids will end up taking possession.

Why do dealers love Prism so much ? Simple, the volume. The number of plots trading at inflated prices, means more commission. I agree that it will take a long time for it to develop. Mark my words, DHA cannot even finish pentasquare by 2020, let alone prism.

The differnce between Phase 7 & Prism is very simple. Phase 7 actual price with gradual rise with no chances of a crash. Prism Highly inflated & engineered price with a chance of sudden crash at any time.

There has already been much debate on Phase 7 and 9 lot of comparisons have been done! There is no need to bad mouth against any DHA official project! Mr. CMY recently recommended Phase 7 good location plots! Fews weeks back he said price correction in Prism as mostly we all expected! But instead of correction, prices moved 10-12 lac ahead! So Prism make sense to lot of people! One thing I would like to present here that Phase 8 despite non-posession is priced higher than Phase 7 possession. So if you feel that location of 9 is superior or comparable to 5 and 8 then current prices make sense! Phase 7 will certainly grow now as it's highly underpriced! So I believe 7 and 9 both complement each other! Both will rise IA!

He is pulling it off because,,,

1) Motion blur on board's left-bottom corner/edge suggests motion towards upper right corner of picture, which is not towards pole.

2) The wires of boards in van are already rounded suggesting those have been tied at least once.

3) His stance is not natural to affix the things tied on backside. For that the natural stance is keeping it straight with access to backside of board to tie the knot. His stance, especially line of sight, his weight on right-leg with positions of waist and firm right-arm, all are natural for a right-hander pulling away a wide object horizontally entangled at top.

4) The sign is tampered with black sprayed cross-mark on bicycle. One cannot expect police to put tampered/derogatory signs insulting the district government's party.

It seems like all the signs in the van are same kind of signs (from sides you can see the green ). So the question is; is he only pulling just the "Bicycle signs" because these are the only ones which were posted illegally?

There is every possibility that only bicycle signs were displayed illegally. It is quite possible that whatever party is bicycle went around putting their banners in area which wasn't meant to have any...?! might be a diplomatic enclave or something...? We can't see any other banners in the picture.
The inspectors going around might have marked them with a cross to indicate that it has to come down. The policeman clearly hasn't destroyed any but placed them carefully in the van.
