Grand Avenue housing society lahore

Assalam o alaikum .... Please throw light on Grand avenue housing society ferozpure road lahore ... Wether one should invest or not as it is not LDA approved yet ... Thanks

Buy only possession plot in A block. This is safe investment as approval from lda is under process. GA own the best location of ferozpure road. I purchased two 5 Marla possession plots in A block at 1.8 million each and sold 1 plot last month at 30.5 lakh. I believe the profit earned is better then DHA Prism investment which is land of heaven and being developed on earth which require 10 years to be developed and next 5 more years to be livable. GA is 90% developed and and quality of development meet DHA stander with superb location. After inauguration of ring road GA will be central location of lahore.

Thank you Mr. Atiq. Why only A Block? Does this means that the society has applied for LDA approval only for A Block? Actually, I am looking forward to buy a possession plot in B Block. I totally agree that GA's location and development standard is very attractive. There are several commercial plazas and shops in the society, but almost complete absence of houses is worrisome. Any idea why no houses yet, given that GA's is even better than CP in several aspects?

Grand Avenue is a very good society and prices will shoot after LRR as it is highly underprice for 1 kanal and 10 marla plots. The quality of development is very high and they have given possession to more than 70% of plots in A block.

Dear Tariq, this is not only A block, they have applied with compete lay out plan for LDA approval.A block has better location then B block.We need to understand that all this development in Grand avenues were carried out in last 10 months. In my last visit to Pakistan I noticed many houses were under construction in A block 5 marla and 1 kanal size.
Yes Grand Avenues can be better then central park in terms of quality of development of roads but Central Park has many advantages that can not be ignored as below:

Central park is being rapidly populated.
Comparatively Cp is many times big project.
cp has largest lush green park of lahore offered in private housings.
Central park has its own Medical college, hospital, school, commercials in full operations.
LDA approved.
Still under priced.

Dear Mr. Asif, In my opinion, GA is better than CP in following aspects
1. Closer to Lahore. Heard that CP creates problems for residents intending to use its gate near Grand Mall.
2. Lower rates, so expect better and instant good profit upon LDA approval.
3. CP has larger land on map but they are in serious deadlock with the owners of numerous pockets, some of which are right in the prime location of society, affecting the 500k park, C, B, G and D blocks. No imminent resolution in sight. GA has already almost acquired the A and much of B block land, and almost no pockets amidst the acquired land. Pockets on the sides, not middle.
GA also has a hospital right at its gate a direct entry on both the lanes of ferozpur road right from its gate.
4. Development standard of GA is better than CP. No bias, as I own a 1 Kanal in CP as well.
5. Massive gains in GA in one year and potential for much more. CP stagnant for an year now.
6. GA likely to be acquired by DHA PH 10.
CP has its own evident benefits, esp if u want to construct a house immediately.

Above all is not to undermine CP, it's truly a gem. GA is a near future gem IA. Btw I find B block of GA much better than A. B also has ample land with ready possession.

A.o.A. Brothers,

I am in some confusion, need you people help.
Am living in abroad and unfortunately i wasn't aware of GA issue as am in abroad and last year in Aug my elders forced me to invest in lahore and then we bought a file of 5 Marla in GA, C block as my elders did search and found it good.
After that when i came to Pakistan i found out GA issue with LDA for approval and then i went to GA office to return file they said sell us at 3lakh loss. I have paid around 10 lakh now. So now what should i do?
Wait and keep paying installments until 2021 or try to sell the file?

Please guide me

Great news. Central park is more practical to live with A class facilities.Interestingly there is no sutta or fake rates in Central Park.Still under priced. As per my estimation cp has least chances to be effected by current real estate Tax issues because mostly buyers has intention for constructing homes as this is still the best and practical livable option in this price.

i am fed up with people saying phase 9 will be developed in 5-7 years reason being dha management failed to develop and handover phase 7 and phase 8 within 3 years. bhai there was lots of ligation problem in phase 7 which caused an unwanted delay in possession similarly too much deep land in phase 8 was played a major role in slow development pace. phase 9 neither has litigation issue nor land is unreasonably deep which would stop dha not to develop hence handover it within 3 years.
i believe in Dha`s promise to develop it within 3 years

Dha 9 town is i think size of only one block of Prism. land is leveled and there are no villages/ litigation issues. yet DHA took around 4 years to develop it.

Please don't take this 5-7 year prediction for development of ph9 serious. Dha Lahore will develop pH 9 all blocks until jan 31 2019.even if they don't give complete possession of ph8 &ph7 until 2019.your approach is very practical and realistic.

Could you please give your comments in detail with your logic hints which commercial phase is best for maximum out put for a short term investment (1 year )?????

And also the size, 4 or 8 marla?????

Rana Saab in my view DHA 7 Commercial have much more potential.No doubt DHA 9 have also much much potential but it took almost 8 to 10 years to develop and commercial activity starts.Still phase 6 not fully occupied then phase 7 then phase 8 then time for phase 9
DHA 7 Commercial file is around 160 to 165 lac.

Analyst you propagating DHA 7 could be understandable if you have a stake there but for fairness

DHA 7 shops are like mohalla shops it will not be shopping district like DHA 6 main boulevard or DHA 9 Prism Oval complex. Plots over there are always at average prices as 1000s of them and not a great access as lack highways in it to connect to Main ring road or DHA 6 main road.
