I have visited and seen houses being built personally. One house being constructed in U block and one in X block. Two houses being built in W Block. One is going to be complete in two months and family will start living there. I talked to the contractor there. very reasonable man. He told me that he has almost concluded four more houses contract in Phase 8.
I also visited DHA main office for possession and site plan of my plot in V Sector. That's the info they gave me a week ago about site plans submitted for approval. So its first hand information. Not some speculation or biased gossip of a dealer.

I confirmed it last day. It is Really fast track speedy movement by Bahria. They also confirmed the Balloting of Bahria Greens any time in this year bcoz the required land is in hand near Hair factory at Raiwind Road.

how can they give possession in 4 months?what about already balloted plots in alamgir/sheikh saadi etc? 2yrs have passed since ballot and still no development. theses are tricks by bahria to boost sales of newly announced Talha Block sector E.

on saturday around 100 people protested inside bahria office .. then after negotiation and muzakraat the mangmnt of bahria issued that letter on spot . after this the protestors went to thei houses ... anyhow its good for all ..

Yes rightly said Rizwan, it was not something given in plate by Bahria. It was given after a protest by people in their office. Bahria felt under pressure and they gave the ballot date and they did not send to anybody home address. People need to keep on putting pressure on bahria. In the last three months they really felt under pressure.

They have bought land opposite to tipu sultan block, and soon they will start construction. Currently plotting is going on in tipu sultan. Garden has been converted to plots

The prices are already increased there so much in last 6 months. However it still has potential to go further up. You can invest in C, D, G, and J block
I will not recommend the new deals recently launched by Bahria Orchard.

my guesstimate :)
1. Floors- 4 (as per new DHA bylaws).
2. Approx 1.0 crore for construction.
3. 1.5 lacs rental for complete plaza.

4 marlas = 900 square feet
Basement + 4 = 4500 square feet.
At 1000 to 1200 per square feet, the approximate construction cost should not exceed 50 lacs, as it is a plaza, on ground+01 the construction cost is higher.

The construction cost in Karachi might be that low since many construction materials are cheaper in prices as compared to Lahore. Minimum construction cost for your plaza will be Rs 1500 pr sqft

(MB & CCA) If you want to switch your residential plot with 4 marla commercial in phase-6, then you have to raise your budget.You can buy 4 marla commercial in phase-7 75 to 85 lacs depending on location .
