In early December 2025, the DHA files market has entered a clear recovery phase, with DHA Lahore Phase 10, Phase 13, and DHA Quetta all moving in a positive direction and attracting serious buyers again. In Phase 10, 5 marla affidavit files have jumped to around 3.51 million with no cheaper options available, while 10 marla, 1 kanal, and 4 marla commercial files have also increased sharply, and supply remains limited, so most deals are being done strictly on a first-come, first-served basis. As prices in Phase 10 surged, buyers immediately shifted their focus toward DHA Lahore Phase 13, where 5 marla buyers are active around the mid-2 million range, 10 marla buyers are around the mid-3 million range, and 1 kanal buyers near the mid-5 million range, but sellers have almost disappeared from the market because these are allocation files with short supply and strong upside expectations. At the same time, DHA Quetta has restarted its upward journey after a quiet period; 5 marla files are currently around the mid–1.1 million range, 10 marla near 1.5 million, 1 kanal barcode around 2.5 million, second-balance allocation close to mid–2 million, and unsuccessful files trading roughly between the mid–1.5 to mid–2.5 million band, showing that the bottom has been tested and the market is now moving into an upward cycle again. The overall sentiment has shifted from daily price drops to fresh optimism, as historically DHA files lead the recovery before plots, especially because each genuine DHA file is backed by land (for example, one kanal file against four kanal land), which gives investors confidence compared to typical private-society files. For investors with a budget of around 2.5 to 3 million, the two most solid and practical opportunities at this stage are DHA Quetta and DHA Lahore Phase 13, as these options offer relatively low entry prices, limited supply, and strong potential for capital gain in the coming months and years. Past performance also supports this view: earlier in the year DHA Quetta delivered gains of nearly three times from its bottom, whereas DHA Lahore Phase 10 gave around 70–80% appreciation during its previous rally, indicating that Quetta still offers a comparatively higher upside if the next cycle continues. With prices in Phase 10 already elevated after the recent jump and Quetta starting to gain again with attractive file rates, many long-term investors who missed Phase 10 are now strategically entering DHA Quetta and Phase 13 to position themselves before the next major price move. Overall, the file market environment in these DHA projects has turned favorable, the downtrend seems to have ended, and the market is now in a recovery and short-term gain phase, while still offering strong long-term growth potential for disciplined buyers who focus on genuine DHA-backed files instead of experimenting with new or untested options.​​
