Dear sir, there is no parallel to truth But once the truth is hided that creates problem The real issue is not the rate of tax BUT Amnesty regarding the sourse of income I have no problem how they tax me but the sourse.FBR has as yet not agreed

I am personally against investing in DHA JV projects after seeing what happened with DHA valley. Maybe ARY Laguna is a success but the issue is I dont know if it will be after seeing what happened with DHA valley.

Anyways, I always believed government couldnt impose huge taxes on real estate as it would reduce their taxation (number of transactions would go down to very little) and also hurt construction. Now after watching your video, I realise why you made the last video - to raise awareness about the proposed massive tax gains so govt will be pressured to reduce taxes. Good job

Guys hold your horses. Laguna is not a failure yet. Give it sometime, they themselves are saying, it is going to take 5 years to complete. Its a big project and whoever invest took that risk knowingly well.

Agreed. CMY is not to blame if ARY Laguna turns out to be a scam because that is a failure on part of government to not eliminate property scams. I would still give ARY Laguna time for development, maybe they do deliver but personally, am not comfortable investing in DHA JV projects. Much rather invest in DHA own, sole projects because I know they will deliver.

when will be be tipping point in the Market

Almost all are asking what will be tipping point in the market? The point at which a series of small changes or incidents becomes significant enough to cause a larger, more important change.
It really difficult to answer this question. However one can be certain that the aforesaid point is not far away.
This is very important point not only for the buyers but for the sellers. I think more important for the later.
Today Quetta and Bahawalpur files have dropped about 20% and Lahore DHA 10 File is also marginally low.
what should be strategy at this point.
I fell sellers should weigh their demands and be prepared to come in the market unless they are willing to hold till Next positive cycle which can be about 3,4 Years away.
Buyers who are end user can continue looking at properties which are below 1.5X hype. These properties are mostly in non DHA area and will catch up slowly to meet or reach near DHA Gains :pkf

Difficult to predict but not far. matter of weeks not months. Market is not buy market anymore. It is high risk low return, as of now. Following are a few pointers:
1. Initially signs of slowly down of market are imminent. This could be because of upcoming budget and to get clarity on amnesty. Nonetheless, market is bound to slow down in coming weeks not months.
2. Files and non possession plots will fall more and rapidly compared to possession areas which are ready to construct and live. This is based on past market behavior.
3. I dont expect more than 10 to 15% drop in possession areas but drop could be 25 to 30% in non possession plots. It could be as high as 50% in files.

In my humble opinion this cycle is far from over. Although healthy correction is due now. Sellers should hold onto the investments and new buyers should be ready to enter if they witness decent correction. Market should remain positive in current low interest rate environment

For the seller, I would say there is room in these area but central park has already gain about 40% in low priced blocks, as you know this is slow rising property so beware

There is still some potential for growth everywhere I believe. Some areas will grow more and regardless of external factors like phase 9 prism due to development/possession rumours.

I say there is room for price growth everywhere because amnesty is about to the be extended (has been confirmed through few news sources) and black money is rushing into real estate right now, as CMY mentioned in his market direction video due to sale of large denomination prize bonds. This should keep the market bullish till end of year. After that, things will have to be reassessed but I do think correction is possible maybe next year.

Exactly 9 months before means in June 2020 it was 150 lakh means 100 lakh increase in 9 months or you can say 11 lakh per month increase so for. It's very interesting and positive in property sector. Dha phase 9 ,prism is still a very lucrative investment n the best investment at the moment,as I already keep emphasising.It is still the best of all in terms of profit gains n living ,both.
It is Adjacent to ph 5,where 1 kanal ranges 4-5 crore,n just imagine if prism get possession,where it’s prices will go...!very important aspect. Focus on F and H block as these blocks will bring more profit than any other block in prism

I think the possession is going to start by the end of 2022 at the earliest. This year prices is going to fluctuate depending on, if amnesty is extended or not in June. there is going to definite fall in prices, if amnesty is not extended. Even if it is extended, the Government will announce extension in july, we should expect correction in May and June. Increase is too high for market to absorb permanently considering high number bianas and investors in Prism.
Though project will connected to M block of phase 5 but it will always be on the ring road and connected to city through ring road not directly. considering high number of villages in Prism and surrounding factories, DHA should take measures to clean it up as much as it can. Otherwise its a flagship phase of DHA Lahore, bound to increase in prices and should excellent in development. We have to wait for another couples year for it to be handed over for house construction.

If you buy Prism good location plot @ 250 Lacs today, appears that after one year its going to touch 350 Lacs+ keeping in view of Phase-7 plot prices.
Prism Zone-1, 8 marla commercial on 150 Ft road is already touching 15 Crore. Still not bad investment as after one or two years, it will be touching 20-25 Crore same as other Phases.
No doubt, best investment to gain in couple of years is Prism right now remaining Allah knows the best.

Bad part about Prism 9 is multiple large villages inside it Which will never be cleaned. It will not be livable for another 10-15 years. Prices have gone too high and are almost matching up phase 7,8. There is not much profit potential here. Buy a plot in phase 6,7,8 which are livable and you can enjoy a price appreciation comparable to Prism.

As a matter of fact, villages are in every phase of DHA. How you can buy good location or even normal location plot in Phase-6, 7 or 8 for 200-250 lacs?
Same theories we have observed for phase-6, 7 and 8 (10-15 years) when they were under development or close to possession and now the prices have gone up many folds within years for those Phases.
Strongly believe that there is lot of room for Prism plot prices to go up and within years matching prices of developed phases. After few years, Plot prices of Phase-6, 7, 8 & 9 going to be equal with some +/-.
Still best time to invest in Prism or we will be remembering these days when the prices were about 200 Lacs for residential and about 14-15 Crore for 8 Marla Zone-1 commercial.
Just buy good plot (problem is that people are holding and not many plots for sale) and see after 1-2 years it could be 350 Lacs InshAllah. Matter of taking step. Remaining Allah knows the best.

Hi there interesting posts .... I do hold plots in prism so I am biased.... yes its very good investment in coming years ..... APQ and CD around GOLF course with Commercial zone 1 will always remain prime...

Yes residential in these blocks have gone up a lot but Commercial gains are much less so far ......

ZONE 1 8 MARLA Main BLVD , how is availability and Prices ???? ZONE is very much ready for possession anytime as all electric work done there first ..... its in great shape to start the possession ....

what will be the Price of 4 marla zone 1 at possesion and 8 Marla on 150 foot road at possession ?

Just a guess. Zone-1, 150 ft road 8 marla on possession will be in 17-18 Crore range and 4 marla 7-8 Crore range.
Currently Zone-1 8 marla on 150 ft road is close to 15 Crore, 4 marla about 6 Crore but problem is that not many or no plot is available for sale.
Still lot of room to grow after possession as 8 marla commercial in Phase-6 CCA is about 25 Crore.
Best time to get hold of such commercial plots in Phase-9 if you can find one. I personally know that more than 5-6 banks have already purchased 8 marla commercial in Zone-1 150 road. May be in future it's going to be a BANK SQUARE.

130 lacs is expansive than DHA.
Plot in 9 Town is at around 60 to 65 with construction cost of around 5.5 million, total comes to around 120 lacs for a 5 marla house.
