Dha Rahber evaluation

I will request LRE officials to kindly evaluate plot near N 344 in DHA Rahbar phase 2 ext.
Moreover It seems there is a devaluation in 5 marla plots by 3 lakh per plot atleast in the recent few days. Any specific reason for this downfall?
What are the future prospects of the society?
An unbiased opinion required please.

Dear Jaffer plot value near plot No. 344-N is round about 41 to 42 Lacs. Prices in DHA Rahbar is going down little bit. It is due to market correction of the prices. Because the prices were going upward artificially. But InshahAllah market will not be down to much. Do not worry , future of DHA Rahbar is very prosperous.

The market was increased artificially by a group of investors and if u see the past few days posts from different visitors you will clearly understand how the people were favoring the DHA Rahber..Now where are those people who disappeared leaving the poor common man in nowhere..to my knowledge prices are going down drastically and will continue to go down till it reaches the previous level.

Prices increased from average 27 lacs to more then 45 lacs for average plots in 6 months. So now will settle for few weeks and again by December when ring road will be standing up prices will take another jump so that will be to watch for. This applies to all major societies who are on route of ring road

Dear HC. Always seen you as a strong supporter of Near Raiwand societies. Specially DHA Rahbar. As per your last input on the investment in Rahbar, your suggestiin was to retain it till December this year and avg plot like mine will be about 55avg (ofcourse possession will be handed over by that time).

Is there any revision to your estimates after recent downfall?

Moreover i agree with Others as well that this was artificially created boom by investors. But touching to the base level once again seems out of questiin my friend. Yeah being stangnant for a while might be a possibility.
Main question is how long will it take to reach the mark of 65 lakh? (Like Valentia and wapda town rates for 5 marla)

Jaffar 344 N DHA RAHBAR is a good average plot in middle cutting and around 42-45 lacs. If you have immediate need then sell and cash out on profits.

But in Lahore nearly all projects have gotten push so in very short term situation is same if you sell here you will go to prism it also is slow then you go to Town or Lake or Bahria all have received good push.

Since last 6 months have seen a major boom so prices will settle now and 2-4 lacs plus minus is ok. When ring road machinery on ground and with actual making of road, Investors will flock back and will give it another push.

In the long run next 12-18 months let infrastructure projects complete and you will see lots of genuine buyers for home making will also come that will sustain the rally. Remember property is not buying stocks so have to give it due time and just find good deals and hold on to them till you find a better investment or other use.

Previous post I think struck. Your plot worth 42-44 lacs decent plot in middle cutting.

Long term very good prospects and when in 6 months you gain 15 lacs on 30 lacs investments too fast then little adjustment is natural. If immediately need money sell but otherwise in Lahore all good investments have shown good lift and now are slow till end of year as lots of infrastructure roads will be started this year.

Is there any dip expected in prism? My gut feeling says a slight correction will be observed there soon. Wanna invest in 5 marla there too for a long term. Kindly update me plz.

I am looking to sell our family home in Valencia Town C block. It is 2 kanal plot in a very good location and has a high standard house of some 7000 sqft constructed on it.
I this time I am looking for what the experts believe will be a ball park figure for the value and what the best way to go about selling it.

2 Kanal would be difficult to sell as it would only appeal to a small segment of the population.

I think it would be worth around 2 crore.

You can find good number of Kanal Houses for sale arround one cror in Valancia, I dont know exact location and Exact construction If house is not Brand New/zero meter and not on some main Road then such an average house can be sold in about 1.5 Only and that too with difficulty as there are not many buyers of big house in Market.
Keep a general Formula in mind.
If 10 Merla House is 60 Lac
A 20 Merla is 60 X 1.6 = 90 Lac
and 40 Merla is 90 X 1.6 = 144
This all about average Location Houses.
And 10 Merla sells lot faster than Kanal and 2 kanal is dead slow

Dear Moderator.

One IP/Person with different user name. If you are launching the web based products then you have to manage all of its at least basic security checks, this is very basic check related to security.

1. user management
2. Query string is easy visible.
3. One can easily inject this site.
4. One can get info of the web services.
5. All other client side info should be in encrypted form but all client side objects are visible.
6. In case of any unethical approach of user on this site, I think you should send any warning to his/her email. if you guys are professional then use professional approach.

DHA VALLEY & DHA PHASE-2 EXTENSION ISLAMABAD

Latest Update about DHA Valley Islamabad
DHA has started work on Valley about 10% of the area which is purchased and available.
The remaining 90 thousand kanal area is not yet purchased. and land owner are not agreed to sell their land to DHA.
DHA should purchase the land before start of project.
Now land owners know the value of their land and will not sell their land to DHA. DHA valley project will be late due to unavailability of land.
While DHA PHASE-2 Extension & DHA Phase-1 Extension Land is not yet purchased and no work in progress.

As per government law no develeper can start the work of his scheme without purchasing the 85% of the total land.

DHA-Valley is a project started by Bahria Town. Bahria Town Owner want to trap ppl. Now he launched Bahria Orchard, you can see all the price schedule is like DHA Valley. see JANG classified full of ad for Bahria Orchard and giving commission to dealers. till to now 100 dealers contacted me to book plot in Orchard. I am thinking to book or not.

Mr. A.M But. DHA is bound to purchase the 85% of land before start of project. Because DHA has violated the this rule in DHA Valley, Phase1 Extension and Phase-2 Extension.
so, any plot holder can go to court againt DHA. Group of people is not required to make the case in court. Court can check the record of purchased land and can give the decision to Stop the project and to Refund the money to Plot holder.
DHA become authority through Musharraf ordinance but ordinance only work for 6 month. DHA Authority can be challenge also through court because Parliament has not certified his authority.

You must have heard money makes money and if you people purchased this investment to make money then DHA and Bharia are doing the same and being bigger in size they have pulled it to them.

If you purchased this for making your house I feel extremely sorry and have full sympathy with you. You have to wait now and pay more then what you expected, as you purchased this with out knowing full amount,time frame and location.

It is up to DHA and Bharia now, How they deal with you.

There are many who I know off, all professionals and who are willing to do something about it rather than just sitting and cribbing. Also with the current judicary the chances are good because it has never been better than this. Have you guys stopped paying the subsequent installments? or still paying them?

I am also an oversease pakistani, residing in Sweden. I recently got one plot in DHA valley, a friend of mine pesonally visited there few weeks ago and he told me that work is in progress at DHA valley site and they have promised to make it ready for construction in next 2 years.

In addition, I wrote DHA valley personally and they told me in written that as we finish the installments (which is about 15 months from now), people will be allowed to start construction of their houses and also that they are confident that they'll complete development work in good time.

dear rizwan development work has been started at the SITE. but in very slow motion. it take more 3 years to complete. you have wait till that right time. no need be panic.
pay your installemts as per shedule otherwise you have to pay surcharge on it.
an other news for all buddies, after the competion of regular installments DHA managemenst will start another installement that is apx 100,000 in term of utility charges.

I visited DHA Valley on 5th Feb 2011. I own a plot in Gloxonia block and before visiting the place I had decided to sale my plot but after viewing the speedy work and a chat with an engineer and surveyor (through some reference) working in DHA Valley now I have decided to have this plot. They told me that some investors are spreading the rumors about the investments in Valley/Homes and misguiding the people. They are buying the plots in bulk on even half rates. They know that after couple of years it will start giving fruits. I suggest to all my brothers to not to sale their plots even on little profit. The blocks around the DHA homes have been leveled and will be ready to handover before the others. My block (Gloxonia) will be developed afterwards but I am still sure that I will have no regrets in having this plot.

I bought two plots in dha phase II extention IN 2008 and paid 26 lacks. now the worth of these 2 plots is 12 lac maximum. at that time, development charges was 6 lacs now the decrease the price of plot and increase the dvelopment charges, they are huslers and conning the pakistanis.

If anyone wanted to put the case before supreamcourt i would like to be part of them. thanks

Map of Bahria Town Phase 8

Recently, I had communicated with Bahria Town's Customer Service for Overseas Pakistanis for Phase 8 detailed map with visible plot numbers. They had promptly responded with the promise to upload the map on the website of Phase 8 and 9 as soon as possible. I cannot say, how soon it would be but I hope it will be available sometime soon.
