Very sharp increasing trend has been observed in Bahria town Lahore Sector F Files non balloted files.From last two weeks file rate has increased to 63 Lac from 53 lac. This is One Million rise for one kanal file. Same trend observed in 10 Marla files.What are main reasons, all experts are invited to discuss here. In my opinion following may be causes.
1- Balloting is scheduled on 15 March
2- Already one kanal file was in negative
3- Bahria has promised to Ballot and develop these plots in minimum time (Sat In Six month)
3- Current rate of one kanal on ground plot in F sector is 70~90 lac

Expert comments on Future prospects of F sector files are wellcome

Dear Jameel, F sector isn't approved by DHA yet.

Ballot is scheduled on 15 March with possession of Ghaznavi and Tipu Block. Files balloted on 15 March along with plot holders(except Tipu & Ghaznavi) will get possession with in 2016.

Regarding Files, if you have one just hold it.

Its not DHA but Sector F was to be approved by LDA or concerned TMA, which is Iqbal Town TMA; only Sector A, B, and C have been approved by TMA Iqbal Town, concerned town planning agency. Some years back it was widely advertised by LDA that Sector D, E and F are not approved by any agency.

I meant LDA. Typing mistake. But this is correct that F sector isn't approved by LDA yet and no need to invest till legal status isn't clear. Don't try to list your name is F sector effecties.

Hi Experts,

Can someone please recommend a reliable builder who can build the house in Bahria Town Or DHA Lahore?

I am overseas pakistani living in US and want to build a house (10M, 1K) & eventually sell it. Please provide your recommendations.

Responses will be much appreciated from people who are living abroad and executed such ventures before or at least built the house for themselves or for their families.

I am living in Alberta Canada, can tell you a guy who will start construction on you property 100% accordingly to your plan and will invest with his own hundred thousands and then submit all actual receipts of the money spent for reimbursement to you, available 24/7 on phone for answers, but you have to negotiate/pay his efforts at the end of the month or quarterly etc. if interested let me know.

My suggestion is instead completely relying on builder, you should perhaps visit pakistan. talk to people around, do you own research as well. I did few projects and to be honest the first one was complete loss purely because of my lack of knowledge and picking wrong builder. So basically research , research and talk to people in person. Get proposals in written form.

It doesn't matter what someone is saying on per square feet basis, what really matters is what he is writting on paper & delivering corresponding to whatever amount he is quoting.
