I think No because if you are having children then they are the legal heirs of that. If a person dies and his mother is still alive then she gets a share in her son property although small in ratio..

Nominee and next to kin is good thing but in courts priority is of owner's blood so in case your friend is nominee court wont accept it if your blood claim it, But as in your case 1) you nominated your daughters if you belong to Fiqa Jafferi no need to worry as daughters treated as boys in inheritance there , If you are sunni than your sis,bro or their children can pounced in to get share.better do it by hiring services of law firm.

Pakistani inheritance law is based on Sharia interpretation, making a will is not accepted in the court of law. One can only will a third of one's assets, the rest will be divided in line with Islamic law, next to kin and similar things mean nothing when it comes to ancestral property / assets division. Is it a good idea to switch investment from Phase 6 to Prism?
How much doe it cost to sell a 1 K plot in Phase 6 including all taxes etc and how much does it cost to buy a 1K plot an Prism inclusive taxes commission etc. Thanks

If you're looking to keep it for next 3 years then its good time to switch.
You will have to pay gain tax if selling before 3 years and have to clear outstanding dues.

Old transfer expenses of 1K Prism was 494,000 for non-filers and new transfer expenses are not approved yet, hopefully same will be retained or there will be minor increment.

Kk. These fees go to both DHA and Govt. If plot is 1 or 1.2 crore, then transfer costs are 4-5%. This is not exorbitant by any international standards. As a people we complain our rulers are corrupt as they do not pay enough taxes but do not want to pay ourselves either. How can we ever be happy?

Item Wise suggestion to construct 270 Sq yard (2+3 beds & at least 5 bath)
Dear all

AOA i am building a house around 270 sq yard having 2+2/3 beds with 2 kitchens & T.V lounges etc. Let me know which items to use for each category, to finalize the cost with vendor on turnkey basis

1. How much space is required for false ceiling and roof

2. What size is recommended for border scarting?

3. What is best size of tiles for indoor flooring in cost range 1400 to 1800?\

4. Different or same tiles should be used for drawing/T.V loung and bed room flooring?

5. Which tiles are recommended for kitchen & stair slabs, main door entrance etc?

6. What is best tile/marble/granite for kitchen & bath flooring with sizes range is 1300 to 1600?

7. What tile/marble are recommended for garge and outside area size in same cost?

8. What is best wires for home use and estimated cost for 270 sq yard house as mentioned in starting.

9. Wt. Is best for bath rooms i.e building shawar cabin or bath tub also tell me i want comode and CW in almost all wash room. My plan is to build at least 5 baths (4 attached and one spare on any suitable floor). What will be cost for each baths and which company items in the range of 50000 to 80000.

10. For wood work ash wood door or semi solid door are recommended. Which item is least effected with deemak?

It depends upon the design, approx 12".

Minimum 3".

Best size is big size. in your price range you can get 39"x39" tile.
4. Different or same tiles should be used for drawing/T.V loung and bed room flooring?
Its your choice. Too many different tiles will make the house hotch potch if tils are not properly selected. Make 1 or 2 bed & drawing different, otherwise one tile give a clean & broad look.
5. Which tiles are recommended for kitchen & stair slabs, main door entrance etc?
Mostly used is Galaxy Granite. If your budget is good, go for pure white marble.
6. What is best tile/marble/granite for kitchen & bath flooring with sizes range is 1300 to 1600?
Lots of variety is available. Your budget is for square meter or square feet ?
7. What tile/marble are recommended for garge and outside area size in same cost?
To get the best idea you must visit market as lots of variety is available.

Pakistan Cable, Newage cable, Fast cables

Shower cabin is always best., Bath tubs or jacuzzis are rarely used. Some of your choices are totally naive! Comode & CW in all wash rooms will eat lots of space. Have you discussed these things with your architect??? Again lots variety for faucets etc is available in market. Make a visit to market & you will get an idea.


10. For wood work ash wood door or semi solid door are recommended. Which item is least effected with deemak?

Termite cannot effect Diyar wood, anyother wood is prone to termite. When you do fumigation, use top quality chemicals, then you do not have to worry about termite. Definitely good Quality of Ash wood door will last long, however, be careful, as there are is lots of variety in Ash wood also. Do not depend on your carpenter but do you research in the market.

11. For plumbing work which brand pipes should be used and .5 or .75 size of pipe is better for flow of water.
Popular or Dadex, both are good both are widely used.
12. For front and back elevation rock wall or graphy give more attraction?
Rockwall gives good look, however, your cement plaster should be very neat otherwise Rockwall will not look good. Graphy hides defects in cement plaster.
13. For interior decoration which add more beauty i.E paint or wall papers? if you pls. Share here any easy book or any other material for home construction i will be great full to you
Wall paper on 1 wall in a room lift the room ambience. There is so much variety in wall paper, that paint cannot compete.

IMPORTANT (Please read and spread)

   The current increase in multiple taxes on real estate can have serious impact on all DHAs. These DHAs are primarily meant to provide some relief to retiring Military officers, who generally run from paycheck to paycheck throughout their service. One or two plots allotted in DHAs are the only assets mostly have for funding our post retirement expenses.

       As per Law DHAs are supposed to be similar to Federal or Provincial authorities like CDA or LDA. However there is one discrimination faced by DHAs. Govt agencies like LDA CDA etc get Federal government and Provincial government grants in their budget to finance the infrastructure development. In addition large projects like hospitals, universities and  Metros etc are funded by Federal or Provincial PSDP. On the other hand DHAs do not have this facility. They are funding their own infrastructure development, and for routine civic services residents pay fixed fees.

        With newly levied taxes on Property DHAs will be collecting huge taxes for Govt and in return will not get anything. We need to propagate to concerned authorities to take the case with Govt for eradicating this discrepancy. Either Govt should fund the large infrastructure projects in DHAs also as its done for LDA CDA etc, Or the Taxes collected by DHAs be kept with DHAs for this purpose.

       Please don’t mind I really feel robbed by the Govt and intend Posting this info multiple times for max circulation.

Govt should have taken this step long time ago. It was impossible for common man to buy a plot or house in good society. All foreign investor and black money had hijacked the market and the other industries were suffering because the return in real estate was so high. Govt make societies not so people with extra money just jump and flip in six months or year and make one coror. Govt make societies so a common man can afford to build a house and live decently. Thank God now all the foreign investor will be gone and there will be a significant correction in the prices. Govt should have taken this step long time ago. I have investments in DHA and I really don't mind if it goes down because I don't care this step is good for me but one thing I know for sure that it is good for my PAKISTAN and PAKISTAN COMES FIRST than individuals interests or interest of small group of people who are loaded and they are disappointed that they cannot make 50 lacs in 150 days.

foreign remittances will be reduced which were coming in the shape of real estate investments.
Capital flight to safe heavens.
Investors confidence will be shaken once again.
Whatever little economic activity is there will be reduced.
More unemployment more crimes.
Thieves and not the country will be benefited.

Alot of people's entire savings, there day to day affairs depend on property transactions. total injustice and cruel ways of collecting money. In Pakistan everybody intends to save that he could leave some assets for their children secure future and I am afraid the shuhadas and military families who are alloted plots for their entire life service how can they get proper award when the market is dull and less buyers and sellers activity. this is not the way to eradicate black money but its a way to crash the property industry. IN SHA ALLAH in manhooso sy bht jald jaan chutnay lagi hai.This is their last government and last Eid and Last budget which they presented. They are doomed to be kicked out. All those stupid cunts who are saying very good step now we can buy plot too , are living in fool paradise , for example a plot in prism j now get corrected and instead of 45 come down to 35 lac . But seller have to pay cgt , again buyer have to pay more tax , todays buyer is tomorrow seller will again pay extra charges ,and what he will earn from this, may be good for only who want to construct home right away. and in end buyer seller both paid heavily to govt instead of eachother who will be beneficary in this , its bad for investors and without investor dealer will suffer . This is the case beside it your paid tax will go to offshore company and govt yet take more loan from imf which will increase taxes and general things prices . So no to corrupt govt
