Previously, property buyers under the filer category were required to pay 1.5% advance tax on purchase, while sellers paid 4.5% to 5.5% depending on property value slabs. This created a combined tax burden of nearly 6% on a single transaction. However, under the new Budget 2026 reforms, this structure has been simplified.
Now, buyers will pay a flat 1.25% tax, while sellers will pay a flat 2.75% tax, eliminating all previous slab-based taxation. This reduction has brought the total transaction tax down from approximately 6% to nearly 4%, offering major financial relief to investors and property traders.
Another important change is the reduction in FBR property valuation by around 30%, which further reduces the overall taxable amount. Additionally, earlier policies like Section 7E and super tax have been completely abolished, removing major barriers for real estate investment.
As a result of these changes, market activity has already started increasing. File rates in major housing schemes such as
DHA Quetta, DHA Phase 10, and other premium sectors have shown strong upward movement. Buyers who were previously waiting for clarity are now actively re-entering the market.
For example, DHA Quetta
files have increased significantly from earlier low levels, showing gains of nearly 40% to 45%. Similarly, Phase 10 and commercial files are also experiencing renewed demand, with
prices stabilizing after rapid growth.
Experts believe that this tax relief will increase liquidity in the real estate market and create a strong upward trend in the coming months. Overseas investors are also expected to participate more actively due to simplified taxation and reduced costs.

وفاقی بجٹ 2026 میں رئیل اسٹیٹ سیکٹر کے لیے بڑی خوشخبری دی گئی ہے جس کے تحت پراپرٹی ٹیکس میں واضح کمی کی گئی ہے۔ اس اقدام کا مقصد مارکیٹ کو آسان بنانا اور سرمایہ کاری کو فروغ دینا ہے۔
پہلے خریداروں پر 1.5% اور فروخت کنندگان پر 4.5% سے 5.5% تک ٹیکس لاگو ہوتا تھا، جس سے مجموعی طور پر تقریباً 6% ٹرانزیکشن ٹیکس بنتا تھا۔ لیکن اب حکومت نے اسے آسان کر دیا ہے۔
نئے بجٹ کے مطابق خریداروں کے لیے فلیٹ ٹیکس 1.25% اور فروخت کنندگان کے لیے 2.75% مقرر کیا گیا ہے۔ اس طرح مجموعی ٹیکس کم ہو کر تقریباً 4% رہ گیا ہے، جو سرمایہ کاروں کے لیے ایک بڑا ریلیف ہے۔

اس تبدیلی کے بعد مارکیٹ میں دوبارہ سرگرمی بڑھ گئی ہے اور خاص طور پر ڈی ایچ اے کوئٹہ، فیز 10 اور دیگر بڑے سیکٹرز میں فائل ریٹس اوپر جانا شروع ہو گئے ہیں۔
