Previously, property buyers were taxed under Section 236C with multiple slabs based on property value. Buyers paid 1.5% tax for properties up to 50 million rupees, 2% for properties between 50 to 100 million, and 2.5% for properties above 100 million rupees. However, under the new budget, all these slabs have been abolished and replaced with a flat 1.5% tax rate for buyers, regardless of property value.

Similarly, sellers were previously taxed under a slab system where rates ranged from 4.5% to 5.5% depending on property value and filer status. The government has now introduced a uniform flat seller tax of 2.75%, removing all previous complexity in the system. This change is expected to improve transparency and increase transaction activity in the real estate market.

The impact of these changes is highly positive for the property sector. Market analysts believe that these reforms will increase liquidity, attract new investors, and reduce hesitation among buyers. The simplification of tax laws also helps overseas Pakistanis and first-time investors make clearer financial decisions.

Before the official budget announcement, the market had already reacted to expectations of tax cuts, causing prices to rise in many housing societies. However, after the official implementation, the market has stabilized, creating balanced buying opportunities for smart investors.

This correction phase has made it easier for buyers to enter the market at reasonable prices while allowing sellers to benefit from improved demand due to lower taxation. بجٹ 2026-27 کے اعلان کے بعد پاکستان کی رئیل اسٹیٹ مارکیٹ میں بڑی خوشخبری سامنے آئی ہے کیونکہ حکومت نے پراپرٹی ٹیکس میں واضح کمی کر دی ہے جس سے خریداروں اور فروخت کنندگان دونوں کو ریلیف ملا ہے۔

پہلے خریداروں پر سیکشن 236C کے تحت مختلف سلیبس لاگو تھے۔ 50 ملین تک 1.5%، 50 سے 100 ملین تک 2% اور 100 ملین سے زائد پر 2.5% ٹیکس لیا جاتا تھا۔ اب حکومت نے یہ تمام سلیبس ختم کر کے صرف ایک فلیٹ ریٹ 1.5% نافذ کر دیا ہے۔
