To me it is Good access point of View You can exit from ashian Housing then along Nallah 0.8 KM to Azam chowk and Kamhan road, The Road is Bit Narrow but double.
The bad feature is you are on the Outer side of Ring road so sort of disconnected from main DHA 9, But at this place there will be underpass to goto DHA 9, I would say keeping 5 Merla in Mind this is good location. Price can only be determined by CMY after a Month or so when supply and demands will start I also consulted him for a Kanal plot price
