DHA multan forecast analysis

I was thinking to post some forecast analysis on DHA multan for weeks. Today got some time so though to share my details. According to my analysis, DHA multan installment options (almost all of those) will not give a handsome return in future because DHA multan management has very intelligently launched the installment values at maximum possible limits.The size of the project is huge, and will not be even 50% populated in next 10-15 years. The true present value of 5marla is 20 lakh and 1 kanal in 60 lakh. So after installments are completed, 5 marla would be at 25 lakh and 1 kanal would be at 76 lakh that is already the launch place + ongoing own. In 10 years time, 5 marla would be at 60, 1 kanal at 165-170 including development charges. It is not a negative review as I myself have investment in cash files, but the true picture of DHA multan. In my opinion, those who can invest in cash files can only get good return as files are under-priced comparing with installment price of 68. Regarding commercial, it is huge NO for me as highly over-priced considering dynamics of multan

seems like you are also loser could not win in ballot.
check rates in Wapda town Multan, 10 marla is around 80 to 90 lacs as of today, think after 3 years. DHA will be top of all society after 3 years all size plot will be more than Wapda town and other famous societies. People already selling in other society and planning to move to DHA.

for people like you i mentioned that i myself have investment in DHA multan. Comparison with Wapda town is not apple to apple due to huge size of DHA multan and my friend its all about supply and demand. Wait and you will see

I think Mr. Shahzad has given his candid views and which seems quite logical. Instead of countering it with some references just telling him that he is loser indicates internal fear of the persons. Many of the Real Estate dealers in Lahore have same views about DHA Multan Installment plots what is presented by Mr. Shahzad. In fact I wanted to buy a 4 Marla Commercial in DHA Multan but walked back to invest in some other option. A small plot 5-10 marla in DHA installment plot is feasible both in long and short term but for bigger sizes and commercial the base price is set too high.

DHA Multan commercial seems very reasonably priced keeping in view it is in same range as DHA BWP however location and dynamics are far superior. Even current own is less than DHA BWP

Very valid arguments. I have the following answers
1. 225 lacs are payable in 6 years time in dha multan 4 marla commercial not today.
2. Even today no reasonable option is available in lahore in this price range in dha.
3. The point in comparing bwp and multan was to stress that multan inis cheper in commercial but better located and better dynamics than bwp.
4. Oversupply argume
nt would be valid if there were many options in multan and many commercial plots. As it seems dha is the only and safe option in its class and has only 300, 4 marla commercial plots.
5. DHA BWP starting own was 32 which stabilised at 28 for a Long time.
6. Don't forget it is mainly for army officers who have already been allotted land there, so not only for zamindar and businessmen.
7. just my fair analysis however I must say holding for six years will get you the maximum return

Newly born bhaii the question is not 225 lacs or payment plan for 6 years. The thing is what will you get out of 225 lacs after 6 years? shall it be 5.5 crore in 10 years time ? if your answer is No then perhaps thats what myself and junaid are talking here. And for DHA bwp those who bought at 38 own what those buyers are earning now as profit except tension perhaps. DHA lahore is entirely different thing dont make that a bench mark.
and Question bhai DHA bwp residencial is totally risk free good investment considering very low rates as of today because we can expect at least one time jurk up there that might not come in dha multan now.

ShahzadQamar is a big time loser. His analysis is always wrong. He made lot of wrong predictions about DHA phase 9 before and after balloting. He is again trying to fool people with his useless predictions and trying to promote his investments.

Ali all my analysis and predictions on phase 9 were proven right. when it was at 50 I asked everybody to stay out of it as it will fall down to 42_44. it did fell down to that level and that time i tried to post hundred times at LRE website for people like you to buy immediately but LRE website blocked all posts but those who were in personal contact with me almost all of those bought at 43 on my recommendation. Even i posted expected rates of prism in 2017 immediately after ballot and current rates are in same range that i posted. Then i entered multan at 28 and asked almost everybody including yourself to buy but at that time almost everyone including you were against DHA multan. Only CMY and myself were in favour of thsi project at 28 then even at 33 and later on even at 38. So please dont post your knuckle head type comments without any reference or details. Regarding your comment of "loser" Alhamdulillah i did not apply even a single plot on installments because i knew people will cry as most of you actually are. instead i invested in cash files.

Stale Life 2 merging to Dha

I called state life office to enquire abt rumours, they said good news is coming very soon and formula will 1 Kanal = 10 or 12 marla dvelopment included.
may be Block CC & JJ will not merge and State life will develop these two blocks later. But stll any thing to say is not sure just wait ...wait ...wait.

@M.. Currently 10 marla in EE ranges from for transfer plots and open file is trading between 21-23.. And kanal plots are in the bracket of 30-40... BB and JJ are some what at lower prices than CC... U can find one kanal in BB and JJ in the bracket of 30-35 and in CC 32-40... Sharing a little info that i got today from a dealer who is actively dealing in SL2...

why my file is not included in balloting

AOA All, I am an army officer and I was allocated a file of one kanal in DHA Lhr Ph 9 in year 2012, but it has not been included in this balloting held on 15 May 2015. Can anybody tell me that what can be the reason. Waiting anxiously for your valuable comments please.

Dear friends if you invested in DHA Lahore phase 9 or any where else thinking prices will only go up your start was not good. There always ups and downs in one phase or project. This is the reason I always requested to have some diversification.

There are several factor keeping DHA Lahore phase 9 prices lower. In will add just a few in here.

Currently every property dealer in Lahore Islamabad Rawalpindi and Karachi is "MOSTLY" dealing in Bahria Town Karachi files. Since every one is "MORE" involved in BT Karachi gold rush Lahore is ignored badly by dealers. Since dealers not focusing Lahore investors are not focusing it either.

DHA Lahore phase 9 is facing additional competition from DHA Gujranwala Fazaia Gujranwala and DHA Multan with 1000s of NEW files flooding in market.

DHA Lahore management failure to hold ballot even after a decade wait for file holders is also not helping. For DHA staff taking over more land is more "FUN" than having a ballot for us. when I say "FUN" you should be smart enough to UNDERSTAND what I mean. They should protect their trust and respect and do a ballot in DHA Lahore phase 9 asap instead of keep adding more land in DHA 9 and DHA 9 ext master plan. Perhaps they dont want to do ballot to keep price of agri land POCKETS of land in DHA 9 master that is not yet in DHA hands. May be DHA admin dont want to face trouble what they are facing in DHA 7 village clearance etc.

Other most important thing keeping real estate prices is political situation in Pakistan between PMLN and PTI. Who would buy a property when he dont know who will be PM or in Govt in next month. This kind of uncertainty is keeping new buyers away for time being. I think current bad political situation is also keeping DHA from doing a ballot and also sell Billions $ worth new plots in DHA 9 on installment at same time of this ballot.


My own reliable sources have told me a deal between PMLN and PTI is agreed upon already and foreign missions have given guarantees to Imran Khan for fair investigation of poll fraud of 2013 instead of ARMY or judiciary. I expect the political situation to get lot better in few more days time at max.

After that I expect prices in all properties in Lahore especially DHA Lahore phase 9 to get better. DHA is likely and must do a ballot of DHA Lahore phase 9 asap as more than 10 years wait is enough punishment for people who trusted DHA Lahore.

Do keep in mind DHA Gujranwala and DHA Multan rise and gains are a lot dependent of DHA Lahore gains as they are chapters of Lahore DHA and run under a close watch of DHA Lahore. DHA Lahore trust safety security will make those project more profitable too only IF DHA Lahore gains.

So be patient for just a few weeks time now with your old investments and can also safely make a new investment NOW at lower prices in DHA 9 or DHA Gujranawala or DHA Multan . what are prices of developed plots in DHA Lahore and Bahria Town Lahore or even files in Karachi.

One more request to all my friends If you dont have to make a new house now please sell your plots in DHA 5 6 8 "DURING SOME EXPECTED GAINS PERIOD IN THESE PHASES WITH DHA LAHORE OFFICE SHIFTING ON DHA 6 MB and go for smaller size plots in DHA Lahore phase 9 DHA Multan and DHA Gujranwala. Saying this because your most gain in DHA 6 7 8 is already there. DHA 9 and DHA Gujranwala DHA Multan have a lot of room to gain from current price percentage wise. You still have your investment in safe secure fraud free Qabza free no one man show projects DHA but your NET RETURN for future gain will be LARGER in new phases than currently developed or hi priced DHA 5 6 8. IF YOU MISS CHANCE TO SELL DURING GOOD FEELING TIME OF DHA OFFICE SHIFTING ON MB in DHA 6 more gains after that time will be lot less than lower priced new projects or phases of DHA. A good calm intelligent investor sell plot and file at right time not when he is forced to sell in dead market. If you plan to make a house in DHA 5 6 8 please hold to your plots as this is best place to make a new house for period between now and next 5 to 7 years time. If you plan to make your house after 5 years why park huge amount in a slow gaining place any more. Hard to find people that can make or save 2 crore and convince them to buy in already developed but currently very high priced phases. Their high price is justified due to their superb location and quality of development work with safety and best schools in Lahore etc but its too big amount for any new people to invest here in DHA 5 6 8 for future more gains from new investment in here.

Good view point CMY sahib, i wud like to add that impatience in army officers who were alloted ph 9 files is also on inc. Similarly, i do expect two things to happen after shifting of DHA office, possession of ph 9 town in 2015 and possession of remaining blocks of ph 7 by 2016.
