Plots Facing Club & Community Center

Dear Experts,

Pleas share your views on plots facing to club & community center on 150ft wide road (means plot on 150ft road & club & community center is on other side of road)

Is it negative, positive or having no impact?

Other norms which I under stand are as;

Facing Park = Positive
Facing Play ground = Positive
Facing Mosque = Negative
Facing OHT = Negative
Facing School or Hospital = Negative
Facing Commercial = Negative

My 5 year brief experience in Lahore property trading says:

Facing Park = 5-15% more expensive depending on how large the park is.
Corner plot = Around 10% more expensive. I have one 1 kanal corner plot in Phase 9 L block which is around 10% more expensive than the plot next to it.
Facing graveyard = The most difficult to sell plots. Value tends to be at least 15% cheaper. When my Phase 7 10 marla was balloted in 2013, the average price of plots in the same block was 40 while I sold mine at 33.
Facing school = I dont necessarily agree that facing school is always a bad thing. Who wouldnt want to have their kids studying next to the house? Saves petrol and time dropping off kids or picking them up from school.
Facing hospital/mosque = Hospitals and Mosques are good places but the fact is plots facing these buildings are a bit difficult to sell primarily due to parking issues, traffic, privacy and sometimes even noise.

need legal advice on DHA affidavit to avoid fraud

Can any legal action in court or in DHA be taken if seller has the token amount of 1 lac taken for affidavit file. I want that token amount back as his file has some land limitation issues.

Can I cancel deal without loosing token amount. The document that I have are following..

6500 transfer challan paid in DHA
Stamp paper copy where buyer requested for transfer
Property dealer receipt

Please guide what possible options I have thanks.

Means his file is not cleared by DHA. DHA is not issuing imitation for that file may be because seller is not able to provide document prove !!! Really not sure abt it as dealer not giving true status. He is just saying to wait and wait whereas values have already moved up and down a lot and it is no more a good deal because of delays at their end.

All I have are the documents mentioned above.

File a complaint with DHA registered dealers association. Never ever buy affidavit files from one foot cell phone only dealers to save 2000 to 5000. These guys dont know land investors and have nothing to force land investors to act fast or give alternative file to you. When time like this comes most people realize they should have been dealing with right people than people just walking around in DHA and other offices all day.

Lahore Real Estate only buy affidavit from very large land investors so If one file is not cleared in time. That investor could accommodat you to other chunk of land.

It was for DHA9. I would not name them here as CMY has advised not to do it but I am surely planning to start a blog to expose such fraud dealers in DHA.
