Prism additional development charges

There is rumour in the market that DHA lahore is asking for additional up to 7 Lac development charges on all plots of Prism before house construction or sale. Is it confirmed?

If yes.. it will be really bad dent for DHA lahore reputation. Seems like Bahria tactics

I think more than 10 years have passed since when the files of Dha Gujranwala were issued or someone may tell actual date of its launch. If so very slow progress of development of Dha and only Main Bluewards has been completed till date. I think it will take another 10 years for possession.

@Bilal Ahmed sahib, are you able to find out if you have allocated a plot. I just tried your details on Gujranwala website and it is showing that you will be allotted in next ballot. The same message that I have received for the file transferred more than 3 years ago. I guess that I might be putting some wrong details.

RATE GAME IS ON (BE EXTRA CAREFUL, DON'T GET PANIC):
1) PD (Brig. Basharat) of DHA Bahawalpur is struggling to lift up more this project by inviting the investors from all over Pakistan. He has met with the investors in Lahore and Islamabad recently and further in line. His efforts must be appreciated.
2) Plot Ballot is highly anticipated within 1-2 months before end of this year 2021 as Happy New Year Wish from New PD.
3) Big fishes have jumped in (from big cities) so rate will be brought down at maximum possible level, i.e. 10-15 Lacs before massive buying, next leg up, possibly till 70-80 Lacs range (+/- before Ballot) enabling the new investors and themselves to eat huge profits.
So,
Be Extra Careful, Don't Get Panic.

Property Market Analyst, clear speculation and typical satta baazi ongoing by big fish and market manipulators. Govt for a very long time has turned its back on such manipulation and left real estate unregulated because members of the government themselves benefit from such scenarios as they have massive investments in real estate across Pakistan. While other forms of investment like bonds and stocks are so stringently regulated. We have seen time and time again seen that small investors are always at the end of such scenarios and big investors make the money by dumping inflated assets. It is clear as daylight that file prices are inflated and any investor foolishly purchasing files at such high rates will see short to medium-term losses. Buyers should avoid buying any files across DHAs right now until market calms down and prices return to suitable levels.

Where is ur confirm news of Prism possession ? Where is State Life 2 merger with Dha? Your last year video when rates were at peak, people who follwed guidance didn’t sell now regret sadly.

Indeed. Only DHA is trustworthy brand and that too only DHA sole projects. I am still skeptical of DHA ary laguna type joint venture projects. Nowadays every dealer seems to be pushing new unknown real estate schemes out of the blue like smart city, noor orchard etc.

Time and time again we have been shown that we should not invest in such real estate schemes. Even LDA city which I personally dislike is better than investing in such non sense because at least it is a safe investment.
