9 Prism Possession Soon

DHA Phase 9 prism is highly undervalued right now compared to other phases of DHA.It has much better location compared to DHA phase 7.It is atleast 50 lacs less right now then its price should be before possession.
I think its a best investment opportunity in DHA Lahore, as possession is near and Main entrance gate from F & H block are under construction with beautiful land scapping.
Prism prices will gain much in times to come as its still undervalued and there are many excellent location plots available which can easily touch 3 crores within short span of time

The top of the line blocks r F and H.These two blocks will bring very heavy gains in couple of months ahead.The top notch n prime location in F Block is just infront n across the Main Civic Zone-2.This area is the best area of Prism,from all angles.Just make analysis by urself n u would also conclude it the same.The most expensive area of Prism In futre.
It’s very appropriate time to invest in Prism.Grab it whatever’s is available at whatever price.The price is going to increase rather substantially increase a very short time.The best of the best investment of the time.
No other dha,May it be Gwa,Quetta,Multan isd,or bahawalpur can yield such a big jump of profit as DHA PHASE 9 PRISM n that too within shortest time frame.Shift other investment to Prism.The increase in other dha’s is shallow because of no jump up activity.Their price will just fall again back.PRISM price will keep increasing.This is the main difference.Time will prove my above arguments.Inshallah.
Just get hold of plots in F n H blocks.Strongly recommended. All the best.

As transformers have not been installed in any of the sector so if they at all decide to give possession it will be without electricity and sort of paper possession. Waiting for LRE/ CMY response on this important issue

I think reasonable timeframe of possession would be 18 to 24 months. Most of the things are ready. Electricity work started. If DHA want's, it can get the electricity work completed in 6 months in some sectors. But it depends on their desire.
But I think reasonable timeline would be to have possession open around june 2022.

In this video we will discuss DHA Phase 9 N block Expected Possession

Hope you will enjoy the video. we tried to cover every lane of N block in drone video.

DHA has completed civil development work almost 95 % where has land except few pockets where dha hopefully will get developed till possession. N block consist of just one kanal category. Mostly area is good to live or invest except plot near hudaira drain and plots sided by Dev khurd village and at boundary closer to factory area. In current market November 2019 it prices ranges from 78 to 125 Lacs depending on location. Plots in range of 100 to 110 Lacs ideal to closer to Oval complex on upper side near Park masjid area. Electrification work expect to complete till 2021.Lets see it happen as discussed. will update you next time soon if any further update available to share.

Government policies is killing Property business. They wanted to get hen slaughtered to get golden egg once only instead of getting egg on daily basis. Some analysis. Pakistan Population is around 200 million. According to Govt record filers are only 1.25 million which is 0.62% of population. As per Govt. this figure should be around 13% to 15%. It means 28.75 million people are non filer. These non filers are doing some business activities and against each business activity they are paying some tax to govt. Because even if non filer was doing property business he was paying hefty tax to government against each of his transaction. But now Govt, is saying that non filer will not be able to buy property over 4 million and also will not be able to buy new cars.

If these people will be barred to do property business then it will be a huge loss of revenue for Govt. If some more people will become filer even than the majority of the people will not become filers rather they will try to do something else and it will definitely will have negative impact on property business too.

100% agreed you cant change mind set of people, Here where politicians don't declare the assets, how they expect common public to Give their neck to Slaughter. For 70 years we are watching that salaried people were paying Tax and Business men earning Crors were not. Then Being overseas If I declare all my assets today Who Knows Next Govt will Impose wealth tax or withholding tax on these properties. How I will pay even if it is 5% per year, who Knows on second third fourth property Tax Ratio will be different.
In past such things has been done by Govt and there are examples, In 70s Butto nationalization policies were worst example, where Private Own Companies like BECO and many 100 others were nationalized and owners were paid only 10% of Market value. Beco a company which was making tanks in 1960s perished in few years.
My kids keep on asking why Pakistan is not manufacturing Industrial nation, and My reply is always that 20 years we lost by overnight ruthless decision of Butto, nations cant sustain such jerks,
Another example is Moodi whose demonetization policy pushed India Many years back, We should learn lesson from our past and others examples.

That's right...it will take a decade for people to become filer....95% buyers are currently non filer , it means 90-95% buyers are out from market for long time until few of them become filer to buy property...it's a very poor announcement by government and not good at all for real estate....we will not be able to find a filer buyer in the market in future....bad announcement by govt.:(

The whole point of this policy actually is to discourage investment in the real estate. This is the stated position of the government since they know that all ill-gotten money is parked in real estate. However, they should have given overseas Pakistanis an option to remain non-filers as their income is not illegal.

Mifta is another 'his master's voice' of goofy NS devoid of basic rules of economics management. A country already drowned in trillion dollars debt is at the mercy of these jokers. There is no vision, no planning at all except 'saving their so called democracy' at the cost of killing the people of Pakistan. Overseas pakistanis are worried for their kids as they know they will never be secure overseas due to the global politics and these kids will not be able to settle in pakistan as well due to the situation. So likely they will spend lives as second grade citizens in west or gulf while moaning about Pakistan with their keyboards and see their next generations become detached from their roots !

Government has announced amnesty for those having undeclared wealth. Those people should be really feared who have black money from soil of Pakistan and think that they should not be accountable to anybody. Its not fair. If others are not doing honesty or looting, why you and I. Unless we think for Pakistan, we can not grow. Its reality that there is no surety from Government for correct use of our taxes for country. Instead of agitating against new real estate laws, we should pressurize the government to introduce harsh laws to eradicate corruption in tax system from FBR/Government side. We should think positively and give taxes with honesty with assurance that it will be used in correct way. With the passage of time once market will be filled with filers then real estate activity will be normalized. Insha allah

A real challenge for all in Pakistan.

I am sharing my personal experience that I had few weeks back in Lahore. First of all thanks to 1122 service they reached within 10 minutes. Unfortunately we were not able to find a free ventilator in any hospitals that we checked. I pray for safety of all but reality is GOVT has put all of us on ventilator. Huge investment on roads but nill for schools, hospitals, play grounds. It seems that we ve to arrange a personal ventilator if one can afford to meet this challenge & if required visit hospital with own ventilator. It will cost 10 to 12 lac, a normal one. We all ve old family members at home. اللہ سب کو خیریت سے رکھے The astonishing thing is that not a single embulance in Lahore is equipped with ventilator. During transfer of patient they use oxygen & manual pumps.

They will have to pay for all this in the day of judgment when all of us Pakistanis will testify against them

I am not talking about private medical centres or private hospitals, I am talking about Govt hospitals. No Govt hospital is being run without funds, substantial funds in millions at the disposal of EDOs (Health) and MS Hospitals. If any equipment is essentially required for health care or any of the already held equipment develops fault, it is the responsibility of EDO Health and MS concerned to utilize funds and arrange either its procurement or rectification of fault (as the case may be). You might not have heard of our doctors struggling for improvement of their own system but you must have seen them on strikes struggling for salary packages & benefits proportionate to District Administors. Similarly, you would rarely find them in time at their official place of duty in hospitals but you would find their presence well before time in private clinics. My point is, hospitals have enough funds & resources to take care of health facilities very effectively but people running its affairs are not willing to make right utilization of it, and one of the reason is their affiliations with political parties which are using them for their political survival. Real challenge is self assessment & self correction of our own attitudes, but we wouldn't do that because we are more prone to working as instruments.

I think for Privacy you did not share, why a family member needed a Mechanical Ventilator? I remember a personal experience when one of Our family member bought O2 concentrator, and Other Equipments in pakistan whole set was about 50K Though quality was not as Good as in western countries.
Hospital ventilators are as Low as 3.5 Lac and Top of the range are 13 Lac

Well a doctor & medical technian can explain reason and prices. Since our hospitals have very limited numbers that almost occupied. No one can see love ones to die in such a miserable condation. Even hard to find in private hospital that will empty ones pocket too. Good to ve one as we have UPS & generators at homes. GOVT is not going to provide this facility. I agreed with Tayyab but doctors will not demand because they know no ruler will come here for treatment. They can fly abroad.

Completely Agreed, Even Govt spending money on Roads without any planning, n without any details designs. they just doing the same roads every yrs, which eats alot money including commission.

On Healthside, they are complete failure even giving awareness, wat happened wat to do, in wat disease wat to eat n wat nt to. very basic training. how to Clean the environment around you, how it can effect ur health. with basic, awareness can control a lot diseases. n can minimize teh rush to hospitals.

Education side, Who system is trying to teach out wrong history, bit technical education, bit islamic education, no one tells, how to live in society, how to be part of society. road safety, basic Laws, basic health matters.

We have 2 location at 400 lacs demand. I thing 375 to 385 possible for all dues clear plot. No plot on sale on 150 feet road in Z1 yet.

DEAR CMY

You said you will look into map of Phase 9 and then assess whether 4 marla commercial files were over priced ..... what are your thoughts now. I have 8 MARLA at very good location in Zone 1 , looking to buy 4 Marla in next several months to a year time
plz advise .
