ISLAMABAD FUTURE

all the real estate experts from islamabad kindly give your opinion about the future sectors of islamabad.

I-11 is pending so as D-12 so as G-14 . What is CDA doing?

which is the most probabilistic sector in future where is pocession will be given in 3 years time?
currently G-13 is facing no competition so the prices are sky high.

The most problematic is D-12 even with possession.

On the road to sector D-12 about 1 KM short, there is a billboard which says," The Dream Sector of Islamabad". I think this is best description ,since people are dreaming about Sector D-12 for the last 22 years. CDA is unable to carry out any further development in this sector due to ever growing cash deficiency. Anyway, best of luck to all the D-12 owners.

Aamir, Come on brother don't mislead the public. D-12 is mostly developed.

Waseem Malik, I agree with parts of what you said, especially about the incompetence of CDA, but to call E-11 a success is a bit of a stretch. It's a poorly developed sector, where residents of some streets are experiencing infrastructure problem such as that of sewage overflow.

Soon Amjad and other D-12 hater will post their useless comments degrading the sector. I think for them it's like the story of 'sour grapes'.

what about G-14 and I-11.
any hope in near future.

in g-14 there are hundered of houses from which CDA has to take posession.

i thinkk I -11 posession is rather easier than G-14. what your views

I agree with waseem malik comments, credit goes to only Societies who developed this patchy sector E-11 and now more than 60% houses are built in E-11/4 and E-11/3. On other side CDA could not completely develop D-12 in 22 years which was location wise much better than E-11. Now i can pray for the allotees of D-12 who are waiting since 22 years for the development of this unlucky sector and it is really shameful that lot of alottees had already dead by waiting its development.

right now E-11 is best but in future D-12 will lead.. In Gov department every one gets fix salary end of the month whole yr thats y they dont pay attention to develop and keeps public money in bank .
Private societies they have to develop it on time to keep his image for future and forever to multiple income.we cantnt compare CDA sector wid private societies.CDA sector is always best but takes time to develop because of goverment depart.

Dear gh, Nobody hates the property you own but people have alternate views which might be other way round than yours. I know people fall in love with the most precious thing they have but others also have freedom of expression on public forum.

Dear Tahir I truly support diversity of opinion and respect many of your comments on this forum but don't you think we should give logical reasons to back up our observations in order to be as accurate as possible on a public forum so that no one (buyer or seller) is harmed by a casual comment.

You have stated that "The most problematic is D-12 even with possession". In other words you stated that D-12 is likely to have more development issues than I-11 or G-14 (refer to original question). Can you explain how D-12 is more problematic than G-14/1, G-14/2 or G-14/3? Would you advise readers to check G-14 and D-12 on Google Earth before relying on your claim? Hope you will take my criticism positively. I assume you were talking about the present and future of D-12 not the past.

For D-12:
- A little over a year ago, many did not believed that possession will ever be granted; WRONG, today 99 percent plots have possession

- Many on this site posted just in the past year that there is no evidence of sector development; WRONG, today most roads are completed, Grid station 100% completed and most all utilities are laid out and even electric connections will be grated soon

- Sometimes mid last years, many on this site claimed there was not even a single house under construction; WRONG, Today 40 plus homes are under construction

- Many on this site stated that prices in D-12 will go down; WRONG again, they have gone up instead

Conclusion: All speculation came out wrong to this date. The last speculation that some E-11 is a better sector than D-12 will also be proven wrong by the end of this year when there will be hundreds of homes in construction in D-12 and E-11 will show it's true face of an unorganized sector.

Any one can check with E-11 management that they tried to off load the sector to CDA at the end of last year, but CDA wouldn't take on the responsibility.

D-12 will finish this year and all you who NEVER even intended to buy in that sector will be proven WRONG, once again.
