Good question!!

let us say that possession is given in 2020, So people start building their houses from 2021 to 2026, you can see at least it takes 5-8 years to have enough (30-50) % population in any DHA lhr phase. then it will take to build your plaza and and 1 year to get good tenants.so rental income starts.

I may be mistaken with my estimates , if someone has better answer please share.

Dear Friends, I have a similar question. I visited the DHA-9 town and Prism during my last visit to Pakistan in December 2018. I entered from Bedian Road and exited from the point near Ashiana. I saw the boulevard of DHA-9 town as an extension and part of the boulevard of Prism. The CZ-1 in Prism is barely 10 minutes walk from CCA of DHA-9 town and both are on the same boulevard. Now, if we see the prices indicated from time to time by LRE or other sources, we can see that an 8-marla on ground main boulevard possession plot in CCA of DHA-9 town can be probably purchased today for around PKR 70-75 million. DHA-9 town is getting populated quite rapidly and in another couple of years time, there may be enough population in DHA-9 Town to support development of commercial space in the CCA of DHA-9 Town. So investors purchasing those plots may be able to start generating decent rental income in a couple of years and it may only improve once next door neighbor (i.e. Prism) gets possession and starts getting populated.

On the other hand, the prices estimated for 8-marla main boulevard commercials of CZ-1 in Prism are indicated to be around PKR 90-100 million. As so rightly pointed out by some forum members above, those commercials will probably not generate any rental income for another 10 years. So in light of this price disparity, timing of maturity, and location on the same continuous boulevard, does it make sense to go for commercials in Prism today compared to CCA of DHA-9 town? It is just an open question for input from all respected members of this discussion forum as I may be missing some points being an expatriate and living far from the place only occasionally visiting.

2030 seems like the right time for rental yield and return. Expect prices to decline massively in commercial plots in next few years.

Correction phase has begun since long. Over supply of DHA properties and less real buyers or investor will keep price under control for foreseeable future. I daily pass through Phase 8 and there is little house construction activities going on. One can see far way the constructed roads, plots and blue colour transformers and DBs. It will take at least 5 years more to get some population in Phase-8. Commercial activities will lag 2- 3 years more. For Phase-9 it is beyond 2030. Stay calm and use this money somewhere else. You will not get return on the invested money from rent only.

Possession of plot in X block

I bought plot No 1011 in Bloc. in Phase 8 in 2011 with dreams to build my home. Unfortunately after the lapse of more than 8 years no possession of my plot is in near site. I don’t know what to say about DHA - known to be the reliable & most trusted investment housing society in Pakistan. Can someone please guide me how to deal with this issue? If I try to shift to some other block like T or W I will not have money to build home after toppling up the difference in plot price.

I have plot in X block as well and now they promised to give possession in Jun-19.

I hope they will fulfill their promise this time.

The best thing all plot holder in phase 8 (X block) must pressurized to DHA administration may be they listen to us.

Also, we request to Mr Ch Mujahid Yasin (CMY) that they will personally request to DHA administration on this issue because he is well known personality in DHA Lahore and his voice will be must listen.

Sell and buy a possession plot in phase 7 and you will not have to put any extra money for a plot. And you will be able to build your home.

@ Mir, Bhai yeh log in najomi aur jotishi ki tarah hain. Jo apko sabz bagh dekhate hain, 100 predications dete hain aur ek sahi ho jati hai tou iss ka zikar krte hain aur jo 99 predictions ghalat ho jain tou uss ka zikar nahin krte.

Some friends have totally missed the point. Mr. Ahmed doesn’t complain about the price or profitability but about possession so that he can build a house. For such people what is the use of price hike if they cannot use their property for the very purpose they bought it. Property bought in 2011 have surely gone up but for the genuine buyers to build house is a huge disadvantage. DHA must be pressurised to save it’s reputation.

yes agreed with you and most of us were well aware that development could not happened in given time frame. But I still consider very lucky to invest in Prism 9 at least my investment is safe regardless a very slow gain.

One of my friend invested in Islamabad's top real estate group and nowadays he is only thinking if he could safely recover his investment.

Never mind if prism take more 2 or 3 years.

I generally multiply that with 3, so X = 3X in reality. When people were saying 3 years, what they really meant was 9.

DHA Lahore has indeed failed to complete the Phase 9 prism project in due course of time despite of the fact they ve recieved the development charges in time . This way DHA is loosing trust of people.

PRISM 9 is still the best but no body can predict future but knowingly current & previous economic & political circumstances everybody knows that PRISM 9 is still holding its position not even losses a single penny from its plot pricing. Gaining would definitely refers to above said factors. So hold your horses & be prepared for next comming flight. My priority is always that I always suggest what i always think best for my self.

Prism development

DHA announced 2 years back that prism will be developed in 3 years on fast track. Although i knew that time also that it will take around 8 to 10 years. But the thing is DHA should seriously learn from Bahria karachi project. That is called real fast track development not the way DHA moves. Although i am not in favour of Bahria khi due to many aspects but their fast pace of development is admirable and DHA is nowhere closer to that speed. If DHA wanted they could have already completed at least 60% development by now....but Alas!!!!

Mostly housing societies try to give benefits to Investors/Dealers and no benefit for Genuine Buyer. To keep prices stable, they always try to keep supply limited so investors/Dealers can get maximum juice from it. Suppose if DHA delivers Prism in 3.5 years as promised, who will buy in Phase 7, 8 or Rahbar 1 or 2. Some other expert can shed light on this.

development start ceremony was held in feb 16 i think... n they said it will 3 to 4 years for development.. hopefully they will deliver few block by then .....though work in progress on most of blocks in parallel

Bro i dont think so they would give posseion in next 4 years even they develop it on fast pace.consider phase 5 M block where development started 4 years ago and still no posseion and its just one block.how they will develop and handover 16 blocks in three years.its been two years and still not 30% of any block is developed yet how they are going to handover entire phase in next three years.do maths and follow the old posts how did they develop other phase like phase 6, 7 and 8.considering they were smaller than prism.comimg to commercial brother if they are going to develop and hanover prism after 5 years.consider 2 years more so that people could make there houses ovwr there and come to your plaza to buy anything and this is something very abnormal as we can see in case of phase 9 town which have possession from past two years and yet not more than 20 houses being constructed over there and its size is max 10 marla which involves much less contruction cost than 1 kanal plot.so it takes time to construct houses and with no houses no customers no will be willing to bring their business to that place.commerial becomes successful when it is get a a good number of houses.i think for commefcial to yield a rent it will take atleast 6 years.

Faisal saab the question is when will they handover. It will still take multiple years to start giving possession. Genuin buyer will be able to construct only after posession that does not seem soon in near future.

Dear all wise and experienced members of this forum.from past few months i wanted to lost this discussion on this forum but couldnot find time.my question is that its been two years phase 9 has been balloted and they were saying to give possesion in three years which means that only one year is left but the ground reality is that they have not been successful in developing even 25% of any of the the block in two years how it is possible they will handover entire phase in one year.lets have a flash back for you people phase 7 was not handed over in even 6 years so is the case with phase 8 which is still going through the same phase of development. Keeping in view that there size were smaller than phase 9. Furthermore dont forget about phase 5 m block which is still not been handed over considering it is just 1 block even after 5 years.so think about it.i think phase 9 cant be handed over in next four years keeping dha past record.so prices are bound to come down as you can find 4 marla comm in oval complex as you can in phase 6 cca where you can build and rent out right away.do you think if oval comp inner circle has rate of 5 cr and will increase with every day that means it will cross the phase 5 and phase 6 comm.so is the case you can also see the rates are almost same even the development charges are being added in it.please dont start bashing on me as i have 2 comm plot in inner circle and one kanal plot very near to theme park on 120 feet road and seconad one kanal plot on 150 feet road. I think we should be honest to our earnings and sayings.god bless all

Frustration of current slow market is obvious from the comment of anticipation. People like him do not have holding power and then crack when market correction occurs!

Dear Saleem if u can retrieve my past posts I have said it many times that prism will not give posession before 2022 so its very clear that still 5 years to go or even more. regarding your question on gains residencial will gain slow double tripple times are gone now for prism. commercial is a mess because over priced in prism considering not even a single plot will start giving rent before 2025 so a good investor will never keep his money stuck for so long. regarding your concern on rates of residential to come down....its impossible....at these rates residential will not be down even 10% ever in future.

Dear shahzad qamar and anticipation if you remember in 2011 there was possesion in phase 6 you was able to find a good plot in b and h block in 80 lacs range including devlopment charges.so it all depends upon how long tbey take to develop it which dont looks like it will take atleast 4 to 5 years.if you are right if it increase 10 lacs per year so after 5 years it will be like 200 lacs for top location.i dont think so.looking at past trends for phaze 5 ,6 and phase 8 which have top locations as compared to phase 7.coming to commercial it is totally un justified as we all know that it will be not ready for possesion for next five years.so no rent till then and secondly commercial prices increases only when the residential units increases drastically.look at phase 6 you can fond 8 marla in 8 to 9 crore andrent out for 4 to 5 lacs now.and you can get atleat 3 crore rent in five years and furthermore there is still lot room there as there is no kfc, mango,mcdonalds, jalal sons,gourmet resturant, bundu khan,enem,hardees, shezan resurant and bunreds of small brands of clothing and househols things to come oved there.its been 7 years and still its commercial is like 35% fill.so how do you think in next five years people will leave phase 6 where it would be lime housefull people will ignore its commercial and wait for phase 9 to buils there plaza.commercial always gain and give good rent when its densly populated so that people could do their business and could have number of customers.still people are waiting gor phase 6 to get more populated so that they can have more and more brands to bring there and so is the customers

Saleem i did not get your point in second post. regarding commercial i have said the same thing that it is over priced in prism and will take long time to give returns. regarding commercial i am 100% positive that excellent location plots will be above 250 in next 5 years.2011 rates of 6 can not be used as reference as 2010 to 2012 was a worldwide downtrend in realestate these were not normal years

Shahzad qmar sb i am trying to say that phase 9 comm is overpriced.it will take atleast five years for prism to be given possesion.we all know that commerial becomes successful when there is alot of houses there who can come and shop there.look phase 6 have got 400+ houses but still no jalal sons, enem store,mango, potpuri,hardees,kfc,mcdonalds,bread and beyond,gloria jeans, gourmet resturant,bundu khan shezan hotel and hundred of clothing and interior furnishers shop.even its been like 6 years of its possesion.look at phase 4 dd market it came housefull now after so many years as it is now densly populated so more and more customers for their things.so is the xx market. All i am saying is that there should be alot of buyers near the market that would make the commercial successful.otherwise no one would be constructing plaza where there is limited customers nor will they pay you good rents.

Secondly if they are giving you possesion after five years.you build a plaza over there who would be your customer as it also take residential to get constructed i think even max of the people start to construct their houses it normally takes a year or so to construct a house.so it will take more 2 years so that people get shifted in their houses and come for shopping.but this is exceptional case like how much time phase 5 took to get 300 plus houses or phase 6.these are huge phases lets have a example of 9 town which is much smaller than these phases which have got possesion from past 2 years how many houses are there constructing not more than 20 even after 2 years and the largest size of the plot is 10 marla means less construction cost.and we should also not forget it also has superior location as prism has.so normally it take 3 to 4 years a phase to get max houses if there is max construction activity.but we all know that even it is residential 50% are investors who will not construct the house over there.so we should see all these factors.

yess there is no juice in prism commercial and possibly commercial prices will fall. also one thing to note that still huge number of commercials in prism are not yet ballotted perhaps for future army allocation or installment option launch
