Need advice from my friends

Any brother can reply on 3 questions.

1. Can I construct single storey on 1 kanal plot at DHA?
2. If yes, what is approx cost of A class construction and time period.
3. What about 2nd storey, if I need to construct after 3 years. What will be procedure? Is it allowable.

Yes you can Construct a single story in DHA, but you may face a problem getting Permission for Second story, However I will not advise it due to these reasons
Constructing second Story later will spoil the walls in first story due to damp ire water treatment of Upper story
Cost will be significantly High
A, B Class Double story House can be Completed in DHA in 170 to 180 Lac
A single story can be Completed in 70% of this price, 2nd Story can be Completed in 40% of this price if Prices do not change [ 10% Loss is due to Doing work bit by bit]
A Class have no definition and you can keep on spending as Much as You Like
Most of Beautifully Looking Thekedar Houses are B or C Class.
Average time for making a house is about 7 ,8 Months But you make it as fast as 4 Months. Fast Making House should be planned in March and in May it will dry and in June ready for paint.
For earth Filling Bhall is used for Fast making as it settles fast. If you make normal earth Filling [Matti] Then it will settle in few Months and your Floor will Crack
For normal earth Filling people prefer Matti Filling and wait One season 4,6 Months then it Becomes Compact and Floors are made.
Normal Earth Filling is Better but not advisable for fast construction

Single storey house construction is no problem. Get a design by architect, the design can be in 2 ways, submit the house plan as single storey and if needed resubmit it for additional storey with new drawings/design. Option 2 submit the original design foe 2 storey and at the completion inspection tell DHA at this time you can only construct single storey due to funds.

Dear CMY Sahib - can you recommend any DHA town plot like DHA 9 Prism plot? Which place do you see money will gain more in 3 years holding ? Which area do you consider will be really "HOT" where one can invest and double in two to three years ?

Dear All,

Please advise which one is better option in 5.5 million .

Phase 7 , 10 Marla File or Prism 9 , 10 Marla File.
Or any other option but specific to DHA Lahore.

The holding period will 2-3 years.

Very difficult question Phase 7 is the most neglected phase by the investors due to its location mostly. As far as prism is concerned it will take about 3 years to handover possession and almost 50% or more is not yet balloted. The thing is dha mostly go for second ballot once they handover possession of the phase they issue the files like about 2 to 3 years after possession. I think better to raise your budget and go for balloted plot

Incorrect, Phase 9 will not be handed over before 10 years and will take 10 more years to become liveable.
In short phase 9 is 20 years away.

Anything but Phase 7. There is slow & little margin in Phase 7. Look for societies along Ring Road. Invest in on ground plots or on those plots where development has already started.

Depends upon the timeframe of your investment, short term PH-7 R block is the best option as this phase looks the part of Phase-6. Long term off course Phase-9 is better.

DHA Lahore Phase 8 Possession Open For House Construction

Congratulations! to All Phase 8 Holders. Finally DHA has announced possession for construction in all blocks of Phase 8 from 29 th December 2016 except X and Y2 block.

Note:- X and Y2 blocks will get possession within next 6 months.

It is a really a good news. Previously DHA mentioned block with plot numbers open for possession in its website.
Also we did not receive any official letter from DHA regarding opening of possession.

Y block which is on the other side of LRR was too deep,, is it developed now to be given possession, or am I confusing it with Y2?

The layout of DHA-8 is designed with extreme safety and protection. The exits & entries are numbered and all houses will be facing insides.

In my opinion, it must be outside because of the following reasons;
1) All 2 kanal houses in phase-8, W,X and S blocks are facing towards main bulevard.
2) Availability of service road with all main road plots.
3) If inside would mean that V block main road plots would face towards graveyard, that does not sound good.
4) If inside it would damage the beauty of broadway commercial road.
5) Same Broadway commercial road passing from phase 8 to Phase 6, All phase 6 main road plots are facing towards main bulevard.

So please things are clear don't make it complex.

Entry for all main road plots is on back side..as they made all service roads on back side of main roads..so no question of face towards main road....CMY needs comments

Tariq is right as I have myself listened the DHA Administrator's speech uploaded by CMY that it is a closed phase and have fixed entry and exit points for a small locality. So there is no plot facing Main road or facing commercial and All wiil be facing inwards. It also means that there should be no Rate difference for a small locality plots. CMY comments needed urgent please.......

Also please guide us that to take possession now for urgent start of construction please....

Kids education

AOA,

Can you please advise in 50 Lakh what is a best investment for my kids education plan - time frame in five year I would need the money for higher education.

My sincere suggestion for this investment might look comic but that's is matchless. Just open a branch of some renowned school. You can easily raise funds for 2-3 kis's Oxford education. Rather, you can send chartered plane for Oxford teachers to teach your children over here in Pakistan. Sorry if my suggestion hearts anyone.

@Sherry, 50 LAC is already a handsome amount and more than enough to afford higher education in pakistan. Even if you self-finance MBBS, which is most expensive education in Pakistan the cost is still lesser than 50 lacs.

Can you share what education plans you have for kids. How much return you are expecting after 5 years. Answers can be given according to that.

You need to consider a few things.

1) How much money you need in 5 years for kids education? For example if you need 64 lacs to 70 lacs by the end of 5 years, then you should look at fixed deposits such as national savings certificates or if you need to go with Islamic banking look into their products.
2) Are these the only funds that you have for kids education? If these are the only funds that you have for education, then invest them wisely and in a low-risk option and not in the real estate at this moment.
3) If you are using mental accounts for different needs you might not be evaluating your risk and return trade-offs effectively. You need to look at your total portfolio and then decide what risks are you prepared to take. If your portfolio is much larger, then you can assume some additional risk in products that might have a higher potential for profit without risking yous kids education.
4) If 50 lacs is all you have and you need a large amount such as 100 lacs; then adjust your goals and expectations and look for more affordable higher education that you can easily pay for in 70 lacs.

DHA Phase 7 - 2 Kanal Plots

Dear Experts,

I got a chance to listen to CMY's recent audio to explain market situation and dynamics where he started with focus of on DHA phase 7 and the risky blocks vs the non risky ones with considerable potential.

One thing he mentioned during this audio which he described as a hidden gem were 2 kanal plots in DHA Phase 7 within U, X and Y block. The prices are about 230 to 250 lacs which is about the price of a one kanal plot in DHA phase 8.

I am wondering if to build a house, this could be a good option in the next 2-3 years. Distance wise, it is approximately 8 minutes drive from the airport to Phase 7 X and Y block 2 kanal plots and hardly 2 minutes from the golf course of DHA phase 6. Personally, I do agree that this could be a very high end community of 2 kanal homes because there are lots of 2 kanal plots in U, X and Y blocks with direct approach from phase 6 and very peaceful and calm spot.

I was wondering what your thoughts are and if you consider this as a good proposition. I am also thinking of relocating a one kanal plot I have in Phase 6 for house construction in F block and getting a proper 2 kanal plot in Phase 7 to built a home in next 3 to 4 years max.

For home construction I think very good idea specially if you can wait 3 -4 years. Investment point also not bad as for 2 kanal budget this might be the only good option in DHA as of now.

Perfect investment for making a house. You can build on half plot and turn the remaining half into a garden and sell that peice at a good price in 5-10 years. That way you get to enjoy your property while experiencing good profits on it. Offcourse, if you need a bigger house you can always keep it all.
