I hope no one is buying files at these high rates because only a matter of time before the file prices take solid correction. Too much speculation going on by big players in the market. Small investors will and always have been the one to face brunt of losses in such scenarios

I also think its pump and dump triggered by falling rupee vs dollars - but I have been proven wrong previously. Looks like big fish want to get out and move to USD

It is only because the last date of return of Rs. 25,000/- Prize bonds by SBP is till 30th September so Un-Taxed money is pumping in files

Nasir sb, most people with high denom prize bonds already sold them a lot earlier and parked money in real estate hence saw massive jumps under amnesty scheme. Current files jump is not justified on simple basis of last date to sell high denomination prize bonds.

As Alpha mentions, pump and dump scheme ongoing in all files everywhere. I have seen such scenarios happen before. Pump and dump scheme occurred last year when 'rumours' came out state life housing phase 2 would be integrated into phase 9 prism, big players made money and exited game leaving genuine users who are now losing money due to purchasing at inflated prices and now being offered low prices for plots. Much of the same happened in various areas. Dealers also did a small scale pump and dump recently in sector V and W phase 7 by saying they will be included in phase 6 which is totally untrue and you can verify this by going to DHA. So many more older scenarios but these two are very relevant. Now time has come for files as well to go through pump and dump cycle. There is no way you can justify a 105+ lac DHA 10 file in any scenario. That is an almost all time high for DHA Lahore phase and keep in mind, phase 10 is one of the most weak location phases of DHA in recent history.

To make matters worse, DHA phase 10 ballotting is not anytime soon. It will be probably happen in 2023 or beyond so the generally expected rise at time of balloting is yet to factor in. I have full belief that phase 10 file will see sharp correction to its correct price in 80-90 lac region.

Please check rate of file for developed phases e.g. 7 & 9 Town, then you can see that difference of possession plot and file is (file rate + Development charges), then existing file rates are justified and not inflated. However, of we look for DHA 10 Kanal file, the compare it with Prism Non possession Kanal plot rate which is 250 Lac (average), then it will be justified till 150 Lac till balloting.
So file rates are justified because in recent past the plot rates have doubled but files rates are now growing to cover the above mentioned gap

150 lac is impossible Nasir sb. Long term phase 10 file is very good but there are no short term gains left for it. If you are buying file right now, your hope should be to hold it for 4-8 years and wait for it to double. 150 lac (I think 1 crore is max it has ever gone) file at time of balloting has never happened and will not happen unless Pakistan magically allows the Chinese to start owning property.

And why are you comparing phase 10 with prism and 9 town files? Those files are going to be balloted, developed and given possession a lot quicker than phase 10, not to mention facilities and housing already available in 9 town and will also be available when those prism files are developed (considering prism will have advanced). Same goes for phase 7 files, their rise will be much sharper than phase 10 files. Recently, phase 7 files got balloted near Pangali village in phase 7 and the land is already being developed as DHA acquired it. And DHA 10 has already doubled as its file price was at a low of below 50 lac before amnesty scheme arrived so your argument there is invalid. Roughly 80-90 lac is true price of phase 10.

Bhai CMY ko kya pochtay ho DHA par 3 harf bhejo 7 saal hony ko ay balloting huay possession ka koi pata nahe.Lanat dha par🖐 At least ak do blocks ko tou possession deta humay bhi hosla ho jata

I have been saying same thing for a while on this forum that possession will arrive anytime between now and December 30th. A,P,Q,R or some of these blocks are definitely getting possession in coming months. Don't believe any rumour unless information is coming directly from DHA.

Prism has gained a lot in price.
Holders are not at loss.
If someone is not happy with DHA and sending laanat, he should sell his plot and move on to greener pastures instead.

Prism gained a lot because it was under value with respect to ita location. It is still under value as phase 6 good plots are above 4 crore. No comparison witg phase 7 as prism enjoys greater location than 7. But possession it need of the hour so that prism can meet the prices of phase 6. Prism and phase 6 are parallel to each other location wise only difference is possession and no possession. So we are loosing one crore in value of our plots due to DHA delaying the possession

Dr Hussain, although true what you say but prism and phase 10 are investments left for future. Gains in phase 6-8 are now limited so most people have already shifted investment to 9 prism and 10 as viable options in DHA Lahore now. DHA is not delaying possession, I believe a certain agency is spreading rumours and that rumour catches fire as every other agency including LRE spreads it around like it is the truth. This has always been the pace DHA works at and I can assure everyone on this forum, possession of at least two blocks will arrive by December.

Phase 9 plot owner, I fully agree phase 9 prism is far more superior than 7. Gains in 7 are limited now while prism will still yet double in price. There was a very good time for seven holders to switch to prism either back in august-december last year or early year this year in february-march. Seven owners could have saved a cool 1 crore and invested that cash elsewhere while buying a good location plot in prism at the time. Even today, there is still time for seven holders to switch to prism as they can still save around 0.7 crore and buy a good location plot in prism. As time goes on, this gap will continue decreasing until phase 9 prism crosses phase 7. Another point seveners need to consider is that demand for phase 7 will go down when starting blocks of prism get possession because genuine buyers will now be considering phase 9 prism for construction as well. As for your point regarding delaying possession, this is the speed DHA has always worked in, you need to be appreciative of fact that DHA developed phase 9 prism (biggest phase so far) at same pace as other smaller phases.
