Till when do we expect possession of PRISM. I think it will take at least 15 years. I dont understand why people are buying in PRISM THEY ARE NOT KEEPING IN MIND THE DEVELOPMENT CHARGES. Some people say its location is good yes it is almost 12 km in length and in width it is around 7 km so location will naturally be good if it is touching both the sides being so big. it is my prediction that the price hike will be static because in phase 6 some 1 kanal plots ready to built house are around 160 to 170 and who would buy a plot of 120

People are not buying due to its location, or planning to make home but after seeing that its price was increasing every month, Ignoring safety alerts. In case the price takes reverse direction they will pull fast.

Bhai it's look like same as 2005 blast in price. Prism9 is mature nearly 2025 and prices are already so high. I don't understand why? Please note my words and please don't to feel person if any body already investment in prism. It's only personal views.
Think 9 to times before investment in prism 9.

Salam Usman sahib your analysis is very true we all know that before PRISM Phase 9 there is phase 7 which is under process of possession with only small area left for development and handing over than surely its turn of phase 8 and than IVY Green phase 8 most analyst predict that it will take quite a bit of time in development because of deeper landscape requiring heavy equipment and machinery than its turn of IVY Green so keeping in view working and delivering rate of DHA these two projects(Phase 8 and IVY Green) will take several years .After all this its turn of PRISM Phase 9 which is largest project of DHA it will take several years as we know phase 7 took 10 plus years and still is not totally handed over to owners .so all showed keep a close eye on real state dealers shrewd and cunning strategy of earning profits and trapping innocent people into there well designed web plots already touching 120 lakhs (with development charges) while on GROUND we know PRISM will take 10-12 years to develop and will be livable after .May allah guide us all

@ usman sb. & khalid Azad its my strong recommendations to both of you plz stay away from Prism don't invest in Prism if you dont like it. And by the way if i apply your theory than Bharia Orchid, Dha Rahber even Faziaya are much overpriced. Tell me what choice do you have in this price. If you have recomemedation other than Prism go ahead but don't Challange people Investments without any proof. Yes you are right think not only 9 to 10 times but 100 times to made any type of property investment decissions not only Prism but any property decission.

There are no real buyers for building houses or long term investors in prism. Most of the buyers are short term gainers driving the price trends. It's normal practice, a few weeks of stagnancy in prism will drive the price down as short term profit takers will dump their plots for sale and prism market will see a bit of a collapse. Not that it is a bad investment, not at all, the only thing is there are better options in this price with a much shorter span for making money or building a house. The end user buyer will not buy prism and short term investors tend to move around to make more money, so hard to see people sticking around prism for long at these prices. Prism is a great investment for the long term investor at a lower price, in my opinion it's just a matter of time when market will automatically correct the price. On development time frame, I am sure no one including the advocates of prism are under any illusion that it will be ready anytime soon

Usman if you like to build a house than please go with phase 6 or 7 and stay away from Prison sorry I mean Prism. That's all I want to say because when I speak the truth more than that some people really get offended.

I think, Usman is very fair, investors are only increasing prices which is not justified comparing to on ground plots. Its better to buy plot in phase 6.

Mr sufferer is comparing the societies which are ready to build /developed with phase 9 which no one has doubt about the time frame.

It is enough to get offended once a prisoner of this "prison" feel sorry to call it so, then correct himself that it was prism. I would say that if some one want to construct a house immediately he should go for phase 6. If a house to be built in one to four years time then any person have a choice of location bw phase 7 phase 8 and PHASE 9 TOWN. BUT if some one wants to invest and build house bw 4 to 6 years then his natural choice would be phase 9 PRISM. What do you think gentlemen?

Jin ko aike saal mai samaj nahi aye wo agay kiya samjay gaye that Prism is nothing but future promises 15 -20 Years and Phase 7 is a reality. Every time I am up front some folks don't like it and than start using inappropriate taunting language just bec I have a opinion different from some other folks.

JK just read ur older posts... :) again .. Y ppl are comparing Phase 7 with 9 ... logically they shoud compare it with immediate next phase which is phase 8... after seeing phase 8 prices... P7 guys now trying to bully Prism...keep doing ur next target will be phase 10 and u will then forget prism just like phase 8

I am with you let's start a campaign to rename DHA7 Prism phase 2 :) May be than it will perform as good as Prism if not better because its a developed phase.
How about renaming DHA 7 to Prism. Or moving Lahore Ring Road to go through DHA7 instead of Prism.

Mr MD Dha phases do not goes with numbers but based on location. Phase 8 is one of the best location in Dha Lahore which is why people draw comparison between 7 and prism. I was expecting some sense from you

On a serious note you still have a very good chance to sell your wortst located DHA7 plot to buy best or decent location plot in DHA 9 Prism and you still have chance for expecting exceptional gains for doing so if switched asap. Will be too late if still ignored the ground reality. If no plans to build a house in DHA7 dump it fast to move to true future of DHA call Prism DHA 9. Its going to gateway to entire current dha with access from 4 to 5 interchanges of Lahore Ring Road Insha Allah it will start getting possession in 3 Years or less block by block starting with A B C D . When possession it will be priced equally with Dha8 high than Dha6 todays prices and very far ahead than DHA7.

Those who paid attention in past one year are enjoying huge gains. Those ignored are still scared them self and trying to keep scaring others like on past.
Lahore Ring Road 24 km to be built in 1 year. Imagine how big boost it will be to Prism. Imagine is 24 km highway can be built in 1 year why can't Prism be ready in 3 Years.

@ CMY bhai you are right as always yes its last time for all 7 holders to think about it seriously. May be Jameel sb. Start thinking of using your last warning as they already gain a lot on their 5 marla j block upper cutting. I think Jameel sb. Your real gainer for year 2016-17 is your this 5 marla but not your phase 7 kanal. You are gaining much much more on this plot instead of your 1 kanal in phase 7. Why dont you accept the reality phase 7 holders.
Yes CMY bhai i am keeping my A block PRISM now not only for comming 3 to 5 years but now "IN sha ALLAH" I make my own dream house on it.

I have been following this blog for some 7-8 months. It helped me in raising my awareness of the property market in Lahore and still offers useful content 10-15% of the time. Phase 9 has been a beneficiary of some favorable news; DHA ordered to hold immediate balloting and start development work, LRR construction etc.

In a few years time prices across Phase 7 and 9 will normalize as the existing spike in prices is primarily driven by the dealers and their respective investors. The beneficiaries would turn out to be the dealers and their investors rather than people looking for a longer term investment or dreaming of constructing a house in Prism in 4-5 years. I have lived in DHA since 1984 and would definitely want to see fast track development as is being suggested in this forum. Lastly, even if possession is provided in x years from today, it will take another 3 to 4 years for the place to be inhabitable by families. Unless ofcourse we get a deluge of expats returning from the ME to start camping in the area called Prism.

Dear Brother Surfer And respected CMY sb, I don,t have any objection on Prism location that will be come in shape nearly 2025, then it will be good phase of DHA. My point are that its today prices are not realistic. Both Respected Brothers you agreed or not but Prism will going for some correction before next investment from peoples, its all about same condition as 2005 in property blast. Most of Innocent new investor will be going to share from this blast (Sorry).
If Property blast happen then most effected ares will be prism 9 due to not in plot shape (developing areas).
Think 9 time before to invest in prism 9 on current prices.

Yes JK location is the key difference between 7 and prism... access to all major part of lahore (southetrn area as well as center gulberg and rest of dha phases) will be much easier or prism residents

CMY sahib, I actually kind of get it why some investors are always comparing phase 7 and 9. These are the only two 'investment' options in dha lahore at the moment (if we exclude dha town and dha rahbar for analysis purposes). And it does make sense to predict that Prism will take a decade to develop. Phases 6-8 did take ages to develop and if we consider history as the only indicator, Prism will developed by 2025. But people who are aware of what happened between 2007 to 2013, would know the delay wasn't because of lack of competence rather it was an economic turmoil the size of the great depression coupled with some serious integrity issues in the army ranks deployed at dha. I won't say more here but the recent actions against some senior army ranks is the first of its kind. Finally dha actually has a competitor now (name starts with B) and dha knows that slacking isn't an option anymore. Anyway, just my two cents. If anyone still wants to invest in dha phase 7 why shouldn't they. Phase 7 too will have good yields inshalla..

Mr CMY thank you for your suggestion. Really appreciate it but I will never ever make that mistake of selling my investments in phase 7 and moving to phase 9. Infact I give you suggestion that you should recommend your audience to that it is still not too late to sell prism and get into phase 7 because in years to come you will see that there will be hardly any price difference between phase 7 prices and 6 and 8. @ jk i think your maturity level did not attain yet please be mature and compare your beloved phase 7 with phase 8 not with that was balloted a year ago. Think why phase 7 is underprised although balloted first than phase 8. Bhai meray if you offer me good location in 7 even free i am not a buyer because of its location. "Mark my another words for phase 7 now".
Your beloved phase 7 will be fully developed after phase 9 complete development. I admit possession is there and phase 9 is just start its devolpment but you will see after 10 years how many houses are constructed in phase 9 & how many in phase 7. "In shaa ALLAH" you will see even after 3 to 5 year time span no of houses contructed in 9 is more as compared to phase 7. Plz accept the reality that phase 9 is balloted & fast pace development is start there, Ring road is just going to start in phase 9 which has to be completed in one year.
It is connected with ferozpur road on end and phase 5 on the other end. What do you have in phase 7? Don't make fools of us now times has passed when dealer make fool of the clients. This is fast pace time now everthing is on finger tips and people like you cant even believing on seeing.
