Do'nt sell the plot, as there are lot many construction activities in progress esp in G-block.DHA is quite active to complete patch-work of roads. About 600 plants with the safety-cages are implanted in the whole area. At last DHA is giving due attention to this sector.

Dude its by far the best phase small and very manageable right across the airport now the side lane is so wide...almost like a highway....its muchundervalued compared to phase 8 proper which is atleast 3-5 years away from possession, people were living here when it was acquired by DHA. See the profile of the inhabitants..living there. Hold it dude.

True, when all spot opportunity, nobody makes money. Only a few can spot a good opportunity. When Air avenue with all its problems is having one canal plots as high as 120 lacs, Parkview is clearly undervalued.

currently all the sectors of phase 8 are good for investment purposes. in future this phase will be consider better than phase 5 due to its location and commercial Broadway and high rise international buildings in surroundings like five star hotels and buildings for business purposes.

ex Parkview is great location but not exactly a good investment. Prices going up far less compared to the rest of the DHA. This is owing to three factors:

1. Surrounded by villages and litigations
2. No direct access from Ring Road (you either use proper Phase 8 entrance) or Barki road interchange
3. Development is below average (if you are on the main road its good but if you go into any of the lanes, the development is obvious (small greenbelts, smaller roads 35 ft).
4. DHA and investors see it as an adopted child. This is also Reflected through prices. 2 Kanal reasonable park view plot is available from 2 crore 20 lacs (despite possession and "abaadi").. This is price of a good 1 kanal plot in DHA phase 5.

I personally like Parkview but for some reason it is not a favorite to many buyers. This is not just Parkview. If you look at Eden next to Parkview, it has the same issue. The same is applicable to Sui Gas. The only benefit Park View has is that DHA acquired but that didnt help much in prices.

The location of Parkview is decidedly best among all phases. DHA is step-treating Parkview just because of the reason that their other phases become dormant as if DHA develop Parkview, but DHA can not hold such behavior much longer. A time is very near when Parkview gets its due position. The intelligent & visionary friends are very much aware about it and the construction activities are at boom now-a-days.

No doubt Park View has better location but development and infrastructure wise can never compete DHA .

Parkview has gained all it could. I dont see any further gain. Completely agree on the location but there are things you can not change now - for example size of the roads or greenbelt or overall infrastructure. In addition, the place is surrounded by so many villages and litigation. If anything, people should be grateful to DHA for taking over and clearing out SOME of the mess. We all know what original Parkview owners did to their plot holders. All this mess was created by them.

Clearly no phase like phase 8 (opp airport) what infrastructure is required for a small phase its compact and eite mark my words it would be the most elite location which it is already and if DHA treats it like a step mom the inhabitants of are enuf to take care and courts are open. Living in miles after miles of phase 6 and phase 7 versus living in a compact phase which is almost walled now, i am surpised people dnt see the difference

I wonder why the comments above dont reflect in Parkview prices. For the price of one kanal in phase 5 and some parts of phase 6, you could actually get 2 kanal plot in Parkview. Not to mention that there are so many houses already constructed. Something apart from poor infrastructure and litigations is definitely wrong.

Between may 2012 and 2013 parkview price has increased. Parkview is undervalued thanks to property maafia which works at the behest of DHA to promote what they want to promote but who can fool the people --the customers, i personally know friends and family members coming on eid from Canada, US and UAE interested in Parkview ...you would see how and where the price would go

The place is full of litigations and the development is aweful compared to any other part of DHA. I doubt this will go up much, other than the plots on main road.

Parkview is an adopted-son at a very prime location, if DHA develop that place, their other phases may have -ive impact. But DHA cannot hold that step-treatment for longer period.

To All,
While buying PV file, were you 100% sure, or got the firm assurance that you would get the plot in original Parkview or in Phase 8? If your answer is no, then thank Allah and move on.
I for one, at least had been told clearly by my estate agent (LRE) and DHA staff back in 2008 that the location could be anywhere and even across Barki Rd. Due to that uncertainly PV files were never charming and always less than ph 8 proper (I paid 7 lacs less than Ph. 8 proper file back in 2008 and now satisfied with the outcome). It was always a gamble which we played and lost. Cheers,

I am a PV file owner. I fully endorse the above which is logical and realistic. If we start thinking outside the box, our worries will be much less and we will lead a much contended life. We do not accept the outcome of our own decisions and would always blame some one else for it.

i do not agree with kar and khan.it is written in out files that these files holders will get plot under phase8.and in 2008 when i bought my files lahorerealestate team assure me that parkview file holders will be adjusted in phase8 and same place of parkview.

Mr. Parkview, it is hard for me to believe that LRE gave you any such assurance. I have fairly long relationship with them. My experience tells me that they are outright professionals and do not make such loose talk and do not give such assurances.

We some how like to draw our own conclusions which suit us and are not based on facts. Let us grow up.

When the DHA phs 8 proper and park view files were available I was interested to buy a file and had many conversations with LRE staff about which one I should buy. This is obviously before the DHA phs 8 ballot. They clearly mentioned to me that proper file is more expensive because it is sure that they will be alloted plots in DHA 8. The park view files on the other hand were much cheaper and that was because there was doubt about the location. They said if you want to make 100% sure then pay more for proper file. If you take chance in park view file, you will pay less but the price is less only because there is some doubt about location. I chose to play it safe and bought a proper file. Later in ballot I was alloted a reasonably good plot in X block of phase 8.

I am happy that i paid more and bought proper file. But had I bought park view file instead I would definitly have in mind that I am paying less and if I get inferior location it shall not bother me. The silver lining here is that my proper dha 8 plot in X block will be developed years after the park view plots just balloted even though park view holders gamble or taking a chance has not given best of the possible outcomes.

I agree. Since Phase 7 will be delivered years before Phase 8 the adjustment in Phase 7 is much better in a sense specially for people like me who need the plot to make home. Now our file is converted to plot. We should be happy. Price will appreciate very well after possession in Phase 7 just like phase 6 which is not too far and where 10 Marla plots are priced as high as 55 to 60 Lakh. Also your plot will be close to centeral Golf Course of Phase 6+7 which will practically be a single phase after the hand over of Phase 7. Do not be too disappointed. I guess DHA did not have enough land around Park View scheme to adjust so many files so upon the pressure of file holders they have given them another location which is not that good but has some good prospects too. I have heard some of these plots are already developed but possession is not given yet.

I think everyone to judge his own profit and loss depending on what price he bought PV file. If it gained you should be happy, if loose money even then be happy as after 3-4 years your loss would hopefully turn in profit. If in need dispose it off and invest elsewhere.

Mr Ahmad, Let us again think a little cool. Suppose on a ballot in Ph 8, you got a plot next to grave yard and 7 feet ditch ( which incidentally many people in ph 8 got). Would you be satisfied then or it still be fraud. File is a promise to give you a plot. Its location and topography is not guaranteed. Even after allotment, the location can be changed unless you pay full amount and take possession. This a universal practice. Lets not always talk of fraud and rule of the law. This in fact is the law.We should accept the consequences of our decisions made for future gains(it may become losses as future is as uncertain as any thing). Do not lose heart may be your next effort will be more rewarding. Insha Allah. Good luck.
