I apologize for asking question not directly related to property. I am a pensioner and have plot worth 5 million in DHA Lahore. Due to problems with fulfilling monthly expenses I am planning to sell my plot and invest it where i can get monthly income. Due to lot of hustle & inconvenience involved in Saving centre thinking of options like Apna microfinance or Finca banks. Will be obliged for your valuable experience sharing & advice.

Crazy mode of real estate seen in property market this month.

Dear friends from here sab ki doorr apni apni. No blaming to me for loses on new investments from today and I won't ask share from your gains either if your gains are big. .

We are now in bher chal mode. Investing ends here and gambling starts now. Big gains for only those who take big risks.

Investment in real estate itself is gambling. If you win you reinvest and keep reinvesting unless you loose and left with no option but to sit aside. It is advisable if you have made profit quit and sit aside before you loose. Unfortunately these investors are making it more difficult for those who are in need of house and money goes to giants .

This is honest Comment on Part of CMY, I was reading between the lines for last one month. Actually it is personal Judgment to invest or not. I remain away from this game. There is simple rule to judge the market. The Bheer Chall does not apply much on ready properties. When you undeveloped Plots start Crossing ready to Make Home property and when ready plots start Crossing Built slightly used homes then Market is inflated,
In 2005 DHA 8 and 6 Files reached near the price of Phase 5 ready possession plot, there were 1000 Logics by so called experts stating DHA 5 will never gain, 8 is Close to airport etc. People lost scores of Money. And now you see price of air avenue and Phase 8 Proper or DHA 7 and Phase 9, same thing is happening

Good time has started for DHA phase 7, which is undervalued in comparison with adjacent phase 06. LRE always discoraged Phase 07 on location issues. This is a same argument like we saw in case of phase 5 in the past. If someone can drive from Thokar Niaz Beg to phase 06 near golf course location, he sould not worry to cross golf course and enter in phase 07. Only difference is that phase 06 is being poulated but this difference will dilute over the years beacuse construction is also underway in phase 07.

There are not much options available and money is in-flowing from abroad and from inside the country as well. Population in-flow to Lahore on daily basis. There might be some slowdown during Ramadan but close to Eid and after, prices will be sky rocketing. Issue is non-availability of good located plots e.g. in Phase-9 Oval Complex and Zone-1, no body is willing to sell and nothing is available. OC inner cirlce people has started to ask now about 450-500 Lacs and Zone-1 8 marla 150 road asking about 900 Lacs and lots of buyer but no confirm deal. Appears that this discussion will continue and so as the rise in prices as well. Believe still good time to buy or after 3-5 years, when Phase-9 will be developed or close to be development completed, prices will be more than double compared to what we have today and then we will be talking about these days.

I am expecting a big price correction in next few months in all new under development schemes in Lahore as a lot of Satta is going on. It is the same situation as in 2005. If budget bring new taxes on sales , purchase and holding the plots than it could further add to problems for small overseas investors like myself. Rest Allah knows

There's always a risk in buying undeveloped plots in far flung areas.

For reputable societies, the risk will only be in how long the development will take. So don't take loans and buy undeveloped plots is my tip ;-)

Can you please explain your logic. When phase 9 shoots up 2 million in a month without any reason ( i chased a plot there in March and could lock a deal). In one month nothing has changed. Maybe a little bit of that 'fast track development' but still not that fast to justify 2 million in a month. When that happens, you come up with slogans like "prism is a winner", "congrats to all prismers". And when the same thing happens in another investment(Multan) that you don't support, you try to make it sound like its artificial. I believe both phase 9 and multan were hyped and nothing justified a gain from 80lac to 135lac in 6 months in phase 9 too. Why your theories changed in that case?

@ Overseas & Bilal "NOT TALKING ABOUT PLOTS TALKING ABOUT FILES WHICH MAY BE A PART OF GAMBLING NOW ONWARDS ITS YOUR INVESTMENT ITS YOUR MONEY & ITS YOUR DECISSION TO HOLD OR TO GO FOR IT FOR LONG PERIOD OF TIME"
If you want to purchase a plot in Multan it is much fesible to buy it after ballot & hold it for long period of time untill or unless prices matched with Wapda town.
My post is for those small investors who really collect peny peny and buy file for there future & need short term gains for there daily spendings. Not for people like you long term holders. Long term holders should hold it.
I never say this Multan is a bad project but it has its prons & Corns like Bahawalpur.
If you gone through my previous posts & history you will not raise the question regarding PRISM. Overseas sb. they are now plots & right after balloting good plot in A block is available for 70 to 75. I tried hard to educate people on this forum to buy. But with the passage of time By the GRACE of ALLAH & different factors like Boundry wall, fast pace development, LRR, added to support PRISM appreciation.
My Solgans will remain the same & I never do back from them. There is no Comparason between Multan & PRISM. But people like you forced me to do that & made Comparative analysis for these two projects with results. Yes Multan is hyped because it is not supported with any elements. & its just a file. PRISM is my favourite not before balloting but after balloting when I see its Potential.
I am not a file lover but always support good Projects & its plots after balloting.
Now come to PRISM again almost all 150'ft road is near to Completion by the end of this year. This is the reason of Prism present increase you are late to get a good plot in PRISM in near Future. For this you have to spend more.
Now tell me your reason of Multan hyped? If you are unable to answer my question then I consider this hyped of Multan as Artificial Hype?

I don't see any further gain until ballot on these files.
Better sell it and buy DHA phase 9 town 5 Marla on ground plots.
You will secure your investment and gain too.. You can easily get 4 good location plots and same will be In Sha Allah 80 each in one year time.. Once 80 sell all of them to switch to PRISM with 350 lacs and buy 4 Marla commercial..

Thanks UPN. But it is not understandable that 10 marla plot nearAlamgir 466 is 65 lac but kanal rate is 82-85. Why is it so?
Secondly plz tell 10 marla in sikandar block plot no near 289.

Market is never non sense. There will be more buyers of 10 marla than 1 kanal and that may be the reason.

I have 30 LAC to invest, at this time I can find boundary plot in dha prism or dha prism file 5 marla, what do you guys suggest should I go for?

In my opinion, dha prism file can be balloted in some good place or at the very atleast I will get boundary plot.

Tahir you are right this jump happened very recently and I agree that this time decent plot is 35 plus. Ahmed Saab don't buy boundary plot.

@ Ahmed Bhai it is very difficult to get decent plot in upper J now. However it is better to find one by adding few more lacks as no plot is available in the market those who are selleing just guessing there worth. It is better to get plot rather than file @ 29.50 lacks. As there is very less differece between file & Plot. Lre team will help you to find one. But
