Reality is that Prism ans State Life 2 prices are now at same level. Guys are promoting both flop societies for nothing. Both are super flop although there are few rumors that State Life 2 would be hot next year probably but for prism on the same level; wait for 10 years at least.

Phase 7 doesn't seem to have much room for growth remaining. Prices already mature and will increase at quite a slow and steady pace in the coming years. Better to buy a top location plot in Prism which can becomes worth 2.5 to 3 crores in 4 to 5 years

This Move can fetch you an average location plot in Prism upper Cutting 70+20 with 6 to 8 ys promise to hand over, The Location of that plot will be definitely better than your old location,
But looking at history of DHA 5, and 6 I learned when property is high priced or developed it still gains, So the imagination that DHA 7 will remain at that value it is not right, Other thought is we have seen late 90s and Late 2000s slump in such situation phase 7 will be better than prism. The Point you are standing [feb 16] move looks right but aim should be approx 5 years ahead.

Prism IX, the most popular of all DHA Lahore phases, has surprised us once again. In our last blog, we announced that development charges were to be imposed by the year end. We expected that this would cause a drop in rates. But, quite interestingly, the rates of residential plots here have managed to remain stable.

With the first instalment of development charges due by December 2015, DHA has started disseminating information of these charges to respective owners through mail. Accounting for postal delays, the first instalment is likely to be made by most owners by January 2016.

To keep you posted about the activity in Prism IX, we thoroughly browsed Zameen.com’s stats. Here’s what we learnt:

Prism IX continues to be the most searched phase of DHA for residential plots since September 2015.
Block C, which features 10-marla and 1-kanal plots, is the most browsed block of Phase IX, followed by Block R and Block J, which feature 5-marla plots.
The average sale price of 5-marla residential plots in this phase is PKR 3,148,157, which has increased steadily since the balloting in May this year.
The average sale price of 10-marla residential plots is currently PKR 5,098,990.
For 1-kanal plots, the average sale price stands at PKR 7,305,579.
Except for residential and commercial plots in some prime locations where rates have fallen (because the prices being demanded were too high), property rates in Phase IX have remained stable for the most part. Such a solid response to the announcement of development charges shouldn’t be overlooked as this not only depicts the good holding power of owners here, but also that they foresee an even brighter future for this project.

A rumour circulating widely in the market suggests that the ground breaking of Prism IX is to begin in the first quarter of 2016. If this happens, property rates will jump once again. This, in other words, means that once again the time has come to make a good short-term investment in Prism IX.

But will the price appreciation caused by the ground breaking ceremony be the same for 1-kanal, 10-marla and 5-marla residential plots? This is highly unlikely.

What to buy?

When compared with same-sized plots in DHA IX Town (also known as Shuhada Town), the average sale price of 5-marla plots in Prism IX is cheaper by 78%. The price difference is 43.17% for 10-marla plots. So those aiming for a bigger piece of pie should concentrate on 5-marla plots as the profit margin is higher.

Some agents believe that price of 10-marla residential plots in Prism IX is way too high for reasons they cannot comprehend. According to these agents, when buyers can simply get a 1-kanal plot by adding another one and half million, they shouldn’t opt for 10 marla.

Where to buy?

Among the blocks featuring 5-marla plots, rates in Block R have continued to climb upwards without even taking a breather. As it is located closer to the main entry point as well as to Shuhada Town, it is safe to assume that further future price rise is more likely in this block than in Blocks J and K. Furthermore, plots enjoying prime location (such as those that are corner plots, face the park, or are on a wider road) have reached prices too high to offer you good returns. So, pick a less-than-prime plot as its rate is still attractive.

For 1-kanal plots, the blocks that occupy central locations of Phase IX (Block A, C, and Q) have been more popular among investors. If you find a good deal here, you shouldn’t miss it. A good plot in these blocks is tagged around PKR 6,500,000. If you can’t find such a deal in these blocks, look for one in Blocks D, P or N.

Conclusion

Since the excitement level among investors of Phase IX hasn’t dipped yet, we cannot assume that the first few instalments of development charges will have any drastic effects on the rate. Moreover, the rumour of Prism IX’s ground breaking in Q1 2016 has given people more incentives to hold on to their investments.

For new entrants, the stable rates and temperate marketing activity right now makes scoring good gains in another few months a possibility.

I think mr K siddiq is not aware of the ground situation. if you have 73 lacs in hand and plus u pay 20 lac more as development charges then ur total amount is 93 lacs investment.

for one lac u get 3400 * 2 = 6800 profit per year in special savings
for 73 u get 73*6800=496400 or 5 lac per year
Next year u have 73+ 5 =78 * 6800 = 530,000

and third year you get 78+5.3 = 83.3 *7400=616420
so after 3 years 73 becomes 73+5+5.3+6.16=89 lac

no development charges included
so it is not worth buying now as prices will be some what same. Also there is forecast that interest rates will increase which means people will invest in securities and move out of property

another important thing is that the balloting was done in May 2015 and its been more than 6 months and prices have come down infact and/or at the same level.So person who bought in May June etc. have infact lost it as with the same amount of money they could have easily purchased now. Thanks for such comprehensive report with some suggestions regarding buying plot in particular sectors. I am not an expert nor I am good in maths, personally, I am interested in short term and quick gains. Therefore, in my opinion prism 9 is a very good investment in long term and more importantly for those who want to construct a house in a good environment. The prices are reasonable (subjective). The only thing negative, I am hearing about the prism phase 9 is time factor, and it is said to be 10 to 15 years, and it can be sooner than 10 years, however, phase 9 prism still remains a long term investment and long term house construction goal, like at least 7 to 8 years, even if the ground breaking ceremony is held in the first quarter of 2016, because, if possession is given at the earliest, say within 5 years, construction will not gain pace 3 years, after the possession. Therefore, nothing can possibly take shape before . Investment for the sake of investment and ROI in real-estate is not good for the society/community/country. However, investment for house building and shelter for the future generations is good. I think the payment schedule of development charges will not bring down the prices of phase 9 prism, because, the investors know they have to spent 20 lackhs more (for each 1 kanal plot), in order to hold their long-term investment. However, pulling out of the investment (for the sake of investment) money from phase 9 prism may cause a slight decrease in prices, and this will be good for genuine owners and genuine people who like to construct their homes in phase 9 prism. I wish, there could be another safe sector of investment in Pakistan, which can contribute towards development of industry and increase the exports of Pakistan.

Construction activity has already been started there. So it will be livable by a year or so. Though people thing that phase 7 location is isolated, but from my point of view, location wise phase 7, if not best, but amongst the best. Either you want to construct your own house or doing investment, there are enormous long term benefits. The biggest long term benefit, which will make it different from others, is Lahore knowledge park. There is substantial progress in it. I have not seen myself, but heard and read in the newspapers that the Research Institute and Kidney/Liver hospital construction work has already begun. So overall conclusion is it is one of the best.

Prism location is better than phase 7, but it depends, if you want to make house within couple of years go for phase 7, and if you are just looking for long term investment, at least 5 years (could take longer than 5 years) than go for prism. But phase 8 z block is dead and very isolated. For phase 7 the blocks close to phase 6 are nest ones.

dont know why there is always a kind of war between phase 7 and 9.. both are DHA phases and both are worthy for investment.though phase 7 will give returns in short term and phase 9 might give more returns over a longer period of time.both are safe for investment and a lot depends upon individual requirements, budget, need for making a house either short term or long term etc but eventually both are going to give fruits to the investors..so instead of mud slinging the investors of both phases must try and project merits of their respective phases instead of trying to find de merits of the other

What future...from last 7 years Dha has made my mind lost i invested in phase 8 park view and they give me plot in phase 7 y block last numbers. And still no posesession. It is just big fishes and investoers eating average people. Now at this age should i be waiting for gains after investing several years ago or do what! Now they will make us suffer until i loose my pataince and sell and go away in some other area and lose money. After i sell i am sure they will make the price double.

Buying phase 8 park view file case is similiar as if someone come to me to buy a dog but i show him a puppy of a dog but on time of delivering i give him a cat. NON SENSE!

Thanks alot for your kind reply. First of all during when i made the mistake of ex park view, i had the desire to go for Phase 6, But i was guided and told that ex park view will be ballotted and allotted within 3 months. Ofcourse like in every situation you have two options go right or left. Even my highest desire and wish was to invest in phase 6 that time. I got greedy and went for phase 8 park view.

Mughal saab even you will admit that park view ex files if they were adjusted in that area it would have better price then phase 7.

I am also very much disshearted and dissapointed by hearing such newses by dealers and other persons that phase 7 posession will take a long time around 6 months or maybe 12 or 18 months...unbelievable.

And also Mughal saab i am very thankful to the masters of Dha that they alotted me plot but i got plots in bad location, those locations when people mention phase 7, my plot is not in the hot lcoation or the so called good location

It is clear that we have advocates of both phases where each one of them have their investments, and rightly so. Both phases are very good. Internist touted that phase 7 is stone throw away from Indian border, well brother, this is not 1965 where they will cross the BRB with tanks or start shooting into phase 7, in 2015, everything in pakistan is a push of a missile button away, so no worries there. Phase 7 is ready, lower cutting will have possession in a few months, people have already started building, 5 years from today, phase 7 will be like phase 6 of today, prices of land may be at least 60% higher if not more, depending on inflation. Phase 9 may have great location, but its not a three year investment. Anyone dreaming of moving into phase 9 in 3 years is fancying himself. Phase 7 development has taken more than 4 years, still no possession. Phase 8 is more than 2 years, still may take another 2 years at least before possession. Question is why would DHA venture into phase 9 development today on a fast track when phase 6 is still more than half empty, phase 7 not handed over yet despite development works almost finished, phase 8 at least 2 years away from handover, at least 5 years away from being half occupied. Furthermore, history tells us that DHA like all other developers will take the development charges first before embarking on any development activity. We dont even know what these charges are, precedence tells us that the charges will be payable in 3 to 5 years, minimum years in any case, so development WILL NOT START until at least 2018. This should be just about right because DHA would have handed over phase 8 by then or may be a year or so earlier. So brothers and sisters, whoever suggests to buy phase 9 for 3 years is not being accurate, 1 to 3 years, no one can beat phase 7, you want to build a house, phase 7 or 8 if you can afford it. Phase 9 is only if you can hold your investment for at least 5 years. By the way I have investment in both phases, so I am just being honest.

I will agree to Adnan, Just a correction phase 7 was Blotted in June 2006, It is 9 years all Block are not delivered DHA phase 8 Proper was Balloted in April 2010 in 5.5 years you can see not a single Block ready to live.
Location wise DHA Phase 9 will be better and Once developed, But Once it will be Livable DHA 6,7 will not be empty like it is now so based on demand of Construction price may rise. If You Own a plot now in phase 7 at any time yo will be a able to sell and get one in phase 9.
