strange, it says tax but mentions valuation only, which property is this? 5M/10M/1K/2k? is it vacant or construction is done on this property?

Dear
It is standard tax on house which is rented. If vacant house you can go back and tell inspector whose no mentioned. It must be for 1K house. This is not something new. It was same for last year as well.
Its normal property tax.

This is my 1 kanal(17marla) house near wapda town. I reside here myself its not rented. I guess its the valuation amount mentioned on it. What will be tax amount imposed? Plus i constructed and shifted 2 months back. From when my tax deduction will start and how much?

One of My friend got similar Notice few months back, Upper portion was rented his house is in B Block Johar Town, He went to office and met the person and issue was amicably solved. He Mush have paid some nominal Bribe which he did not mention to me but Tax is about 14000 Per Year i guess aea was B or C Class, If Your House is Not on main then you can get similar agreement.
This is Tax for a Kanal House on main with rental assessment of 95000 and assumption that house is fully rented, In other words Maximum rent.
Later Pls ahre with us your experience to help others but dont mention m\nmaes etc

Yaar sab bholley badshah ho, Sir even if u r residing in your own house u have to pay property tax. So it is calculated by excise inspector and your property tax will be around 7000, so no need to worry

Legal value of token

One of my relatives accepted a token for a plot from a dealer. Later his friends/relatives advised him not to sell the plot as prices are increasing. He then decided to cancel the deal and is willing even to pay double the amount of token. However the dealer has threatened with a case. What is the legal position of that token. The receipt was only written at the back of one of the documents related to the plot in hand writing?

he can't do anything ! simply ask the dealer to do whatever he can. simply just ignore him , after few days he will request you to return the actual token only.

I am selling my DHA phase 7 plot and am in contact with a dealer (whom I did not know before). He gave me verbal offer only on telephone and is asking for copy of all documents to make a deal with prospective buyer.
Is it safe to send him a copy of documents?
What is the procedure to confirm a deal before coming to Pak for transfer formalities.

there are many things that can go wrong here. if dealer is authentic and trustable then no issues but if new then plz dont sign biyana as most probably dealer would be doing biyana and try to find a buyer at a higher price and if he fails to do so he will delay the payment and yu cant run of yu already have signed biyana.

Never EVER give any form of copies over to them. You can call them to come over for inspection if needed but never hand them anything. They use these documents as evidence in the court and take stay on your property!

those who have something solid do not give excuses like this , though his niyyat may be right this time according to current buying/selling trend in market but things in finalizing deal in these type of cases can go wrong and dealer can take stay on this documents better avoid , direct meeting with buyer seller or known dealer or trusted halafnama or stamp favoring you .

I dont think they can get stay on photo copy. stay is only granted incase of a signed legal document like biyana

No worry simple do token only and don't do biana if in doubt. And do direct transfer. Giving copy of ownership is a norm.

Dear Friends,

As I have the same scenario, let me put some light on this Documents.

The Documents are required to be assure that the buyer will be convince and seller will not run away.
Second, it is 3 forms together which will be signed by the seller.

1- NDC Letter available on DHA Website.
2- SITE PLAN
3 - To check any dues on the plot.

Please do not worry if you are really interested to sell.

This is the right of the seller to hold u for 1 month.


THE NDC will be expires after one month if agent could not find a buer.

And, lastly. If you find a buyer yourself, you could not get the deal done with any other agent (as the validity of NDC is 30 days).

I hope I clear few questions.

Dear readers,
To my knowledge, NDC validity is for 3 months. I am an overseas and was in Pakistan in Feb 2016. I applied for NDC myself. It was just one hour procedure. As soon as it was on their system, they asked me to bring the buyer and after payment of dues, do the sale deal in front of the officer.

Better option?

I have a question regarding DHA rahbar phase 2. I m getting a plot on 90 ft road in M block in around 55 while I m getting one on 100 ft road in H block in around 50. I m being told that M block being in extension has underground wiring has more value than H block which has visible poles. Which one is a better choice for one year investment.?

Best Place In Lahore

Hello friends, I am presently residing Out and feel it's about time to move back to Pakistan. I have 2 kids 6 and 12 which society in Lahore is best to live. My major concern is safety of my children and their education. Which society offer best amenities and schools at close range. :h

Please don't misguide. He wants safe and secure society. DHA may be elite but its absolutely unsafe and main target of criminal people.

My suggestion would be Askari X/XI, Bahria town or other gated societies.

DHA insecurity is exaggerated here not sure why. Yes DHA isn't as secure as Bahria Town but one important condition you mentioned was education facilities. Please check the list of schools & universities in/close to DHA Phase 6. Please I assure you, no ring road will pass over DHA Phase 6. I'd recommend you personally visit Phase 6, Askari X/XI and Bahria Town. These forums can be really misguiding and tricket sometimes.

no one can guarantee even for bahraia town from security point of view. One of my relative had theft in their house in BT. Thieves broke the doors (not the locks) and took everything. It is just a recent case, 2/3 weeks ago.

Punjab society B3 block or B2 block
Both are safe and secure
Schools:beacon house ,lgs,educators and many more , shopping blocks and departmental stores banks all basic amenities available

I hope that Mr. Jameel analysis will be correct but the exponential growth mentioned in his analysis cannot be possible in future. There was a rally and prices increased unfairly but now it is hard to expect any unreasonable growth because it will completely go out of the range of common man.

The prices in DHA, Lahore is more or less compete with the real estate prices of USA, Canada etc. Any comment?

A dramatic up raising phase is over now for minimum 3 to 4 years, now the prices are at the peak so will at least stable or may be a little bit decline due to investors resale, it can never go with same pace its a natural phenomena, now wait for the next cycle, time is very important to invest in any sector.

This is true that there had been a significant increase in property prices across the board. Will this trend continue in future, remains to be seen. But one could guess that it might slow down.
The properties which are on ground, will definitely hold their ground or go upwards slowly. While the castles in the air(FILES), may tumble any time.

I meant to say the trends are cyclic, we need to anticipate where this will cap, usually plots and houses hold their value during slump period after which another rally comes.
