Dear Rashid, You cant sell a plot in DHA or LDA based on Power of Attorney, You need to Visit in person, However anyone can buy on your behalf without visiting as over seas showing Passport Copy Visa and Exit stamp Copies.

You don’t need to feel sorry Habib. All I said is written on the wall. Land prices are going to go rock bottom. And it should be a lesson for zakheera andoz. Buy to make a home and not to kill economy.

plots are for building houses...... it should not be used as a tool for investors to hold land while waiting for gains.

I am an investor myself. but expecting returns all the time is not practical

Must arrive for selling. Power of attorney possible but months long process. Only family transfer possible in this way as buyer seller have too much mistrust during power of attorney transfer for payment time amounts etc

Mr. Mirza,

Investors have long abandoned investing in plots. It’s the investors and the greed of people that made the plot prices reach this point.

It’s been stuck for 4 years now that buying and selling stopped due to high prices. Not that majority can’t still buy plots easily. Given the economic condition of world, market fall is imminent since no big investors ( like banks , industrialist , insurance companies ) survive without liquefying the assets for long . And as far as common people are concerned majority of it still makes hardly both ends meet.

So this lockdown will make way for prices to fall drastically.

Another factor I would like to add is rent factor.

5 marla house is currently 10m rupee with rent around 35-40 thousand in return.

Given the prices not going high from 4 years and trend will stay same
Counting inflation rate people have actually lost by investing.

It seems gloomy but hopefully you will be able to buy , lest you won’t be scared to loose your money at that time around

as per LRE prices near ballot will range between 35 and 40. but it may shoot once it becomes clear that dha multan is not going to be balloted in december which is expected despite LRE management insistent. so expect the best and u should retain it till 3 years for maximum returns...

If DHA Multan is going for balloting in December than why they have not announced confirmed balloting date officially Like DHA Bahawalpur so it shows DHA Multan is not going to be in balloting in December. May be in next year. Now it is very good time for DHA Bahawalpur. Price range expected on balloting must likely at level of instalments files price 38 to 40.

Who will be buyers; Investors or future house residents? In my opinion, DHA Bahawalpur will not gain respect as projected above by experts because the genuine buyers are very limited in Bahawalpur. Allah know better

Why r u not showing the rates of DHA multan one kanal affidavit & allocation files. Is there any secret in hiding them & they r available on phone call only. Previously u were showing them on ur web & whats up chat and it was easy for us to see the progress of DHA multan rates while progressing or coming down. Pl show DHA multan rates also as u r showing rates of all other DHAs. Why this discrimination being done with DHA multan. Thanks.

DHA Multan Application Verification status

Today DHA Multan application verification deadline passed, DHA Multan web site today not showing verified applications which earlier it showed. Did any body try to verify application today? Wondering if this is only for me or for all (some technical issue)

DHA 7 is Good Choice in making Home and only place where you still can get Reasonable Kanal plot in 1.30 Cror. Already 200 Houses are under construction If market remain slow even then price will slowly creep up after another 500 Houses will reach about 1.60 Average So you can say in 1.5 years 30 Lac gain is expected in an average plot . In that time DHA phase 6 and 8 will show lesser gain.
If market spikes gain in that period what we saw in 2015 then situation will be different and more gain is expected, So minimum 30 lac gain in in 1.5 to 2 years.
Rule of thumb is if market is slow go for mature products and if Market is fast then go for futuristic investments and exit before slow down.
Mature Properties are "Bonds" of real estate and Files etc are stock of real estate market

Jameel saab your prism assessment so far is not coming up as you told. Prism prices are increasing in this slow market and have touched 150ish lacs top. I will here say CMY has so far predicted most accurately and consistently the PRISM future.

You at one point said last year " PRISM will eat its installments and price will be struck" and on the contrary prices have increased more then last year range.

CMY thank you once again for guiding us for PRISM if purpose is not to make home immediately.

PRISM has perfomed so good so far there is no need to prove what upcommings are included in this Excellent Package "already explained so many times". I hope CMY explained a lot on google map illustration regarding Prism those who have some knowledge will hopefully act accordingly.

Prism is another phase 8 where people believe like religion. Prism is stagnant at moment if you talk of an average plot. Spiked prices have flattened I am closely watching 5 merla the price of 44 at prime location hence come down to 41 in J Block upper cutting that too including 4,5 paid A Fall of about 6 lac, means 12 to 14 % fall, so to me again this Location will be good for investment again I am not sure about Kanal may be it holding.
In last visit to DHA Office one month back there was Long queue of cars for entry, so i Parked outside and preferred to go walking inside office. Means Business usual has started. So there are some buyers mostly end users.

Price may not come down as I predicted but will remain stagnant.
The price fall is caused by two type of people one Land Owners and other officials who get land in "Lottery" this was a factor of down fall of Phase 7 from 60 to 30 in 2008 to 2009, End users are resilient and they keep holding till inflation adjusted price crosses the value they are holding.

Can you please guide which option will be best for investment from dha bahwalpur / multan or gujranwala. bahwalpur price is less and in progress ahead and i feel its better.

I Favor DHA Multan than Bahawalpur, and Gujranwala is in between, reason is that Location, However If I ould have some connection with this area then I will go for that for long term investment. 3 Plus in Bahawapur are Low price, more advanced stage and transfer possible in Lahore.

I Hope Multan will not disappoint the investors like DHA peshawar, Many people may not know that it has been DHA history to Give map and Location of your plot in Ballot this have happened 100 times. This was a normal predictable practice. Now Only DHA peshawar did strange thing and after ballot no map or location was given rather only intimation that we will give you a plot somewhere, just like an Allocation letter. It clearly means that still DHA peshawar does not have Land in Hand to project a decent map and even after ballot still you are holding a file. If same thing is played again in Multan then it will be big set back to the reputation of DHA as whole.
Pls read last para carefully an important point is elaborated
