I am close to finalizing a deal for 10 m Askari house , 5 bedroom, corner for 120 mn. PleAse guide me from investment point of view for one year. Will I be able to get 2-3 mn in a year.

Dear Mr. Sher ali,

I believe that you are buying this house in 1.20 mn instead of 120 mn. Please note that 1.20 mn for a 10 marla house in Askari is already too much and you may expect 2-3 mn loss instead of gain in one year.

It seems everybody here is confused with millions. 120 mn is 12 crore, 1.2 mn is 12 lakh. I think Mr. Sher Ali is buying house for 1 crore 20 lakh which is 12 mn. As Mr Rana has mentioned 12 mn for 10 marla SD house is too much unless owner has made a major revamp of the house. I dont think Mr. Sher Ali will be able to get any profit even after 10 years but I will request property experts to comment further on this.

hello faisal sb i live in askari 10.if u can get a house for 85lakh its good deal then u can put 2 million on house.then its liveable.with out its very bad consruction is realy bad.instead if u can get in askari 11.

location of askari ten is best.but construction is below below average or you can say third class.n termite proofing ,water seepage and qquality too low.above all its gated community but crime rate is like non gated community.buy in baharia town or phase 5 defence.

For profit- invest in Lahore only. Appreciation in DHAI/CDA/Bahria in Isb/Pindi is not much as compared to property in Lahore. In Lahore invest in DHA or Bahria only. Buy two DHA-9 files and sleep for 4 yrs :)

For living- both Bahria and DHA are good. I would personally prefer Bahria. Don't know much about CDA, you may be able to get small plot in new CDA sectors.

Sector D & E Bahria Town Lahore Update

Bahria Town Lahore has slightly changed the map of Sector D AA Block. Bahria Town Lahore replaced school location in AA Block of Sector D with 30 (5 Marla Residential Plots from 824 to 853) and 18 (Commercial Plots (20 X 30)) from 13 to 30).
Main Boulivard of AA Block is fully developed.
80% of the roads of AA Block of Sectror D are completed.
development in Commercial on 100' road between AA and BB block is still not started. It seems there is some disputed land on 100' main boulivard.
Sector E Commercial development is in full swing.
Development in Sector D DD Block is also in full swing. 80' Main Boulivard in BB Block is under construction.
development in some patches of AA Block is under process.
There is no visible development activity in CC Block near Chambeli and Janiper.
The road from Bahria Main enterance to Overseas B along canal is 100% developed and completed. Street lights has been installed. Trafic sign boards has been installed. Footpaths and pavements has been completed.
Market Price trend in Sector D is on high side. Main Boulivard plot is on 4 Lac Own. Corner and park facing is on 3.5 Lac own. General plot is on 1 to 2 Lac depending on location. Plots near Boundary wall and poor location plots are on 40 to 80 thousand own.

Shahzad bhai, DD block in Sector D is a new block? because when they launched Sector D, there were only 3 sectors, AA, BB, and CC. . . . now I'm observing the sector DD in posts and news paper ads. is this new sector?

I have noticed one thing the bridge over water distributory is being constructed to connect Sector D (AA & BB Block) commercial main boulivard to Overseas B main boulivard. There may be some issues in Land Aquisition. Main boulivard between BB and AA Block might be of 150' but it is still question mark. It might be the possibility that Bahria first complete residential area development then they will move towards commercial area development.

It is my pleasure to inform others. Yes DD Block in Sector D is a new block. Bahria launched it in January 2012. This Block has 200 (10 Marla) residential Plots and 31 (8 marla) Commercial plots.

Salam, am lookin for kind advice bros esp Mr Mian Nadeem & boss-sk.
Criteria:
1 Kanal Plot
Budget: 6,000,000
Should be able to live in with peace and security in 2-3 years.

Well, I am a prospective buyer who is looking for a 1 Kanal plot in Islamabad. Have been researching online and have observed various and mixed opinions; so much so that I am confused now where to look at.

There are so many pros and cons that I wonder if I can ever get an intelligent advice considering all the constraints and possibilities - good&bad.

Can you please advise, where should I buy a plot if I have a budget of max 6,000,000 and I plan to construct and live in it after 2-3 years.

Your opinions and advice is highly appreciated.

Option 1) Bahria Town Phase 1, Phase 2, Phase 5, Phase 7 or Phase 8 in B, C or D Block only with possession. Phase 1, 2 or Phase 5 may be a little over your budget, but a good buy if you can add another 2 Million. Best choice in your budget would be a plot in Bahria Phase 7 and one can get a good location plot there in your budget.

Option 2) DHA Phase 1 in A, B or C sector only. D & E not recomended as they are in depression. Again, the choices I mentioned will be over your budget. DHA Phase 2 not recommended.

Whatever you do, assure to look at the plot yourself or seek guidance from someone locally that knows what to look for. Firstly look for a cutting area and even land. Look for a high ground plot and its height to the road its located on. Little details will help you in saving huge costs when you build or if you sell in the future to make it attractive to the prospective buyer in future.

In Summary, Bahria Phase 7 in your budget.

You may consider Emmar near DHA-2 Extension, 54 lac / kanal if you can afford service charges $ 1000 / year without utility charges.

@Bilal. 60 lacs if alot of money to buy either in Bahria or DHA. I to some extent disagree with Ahsan's not, in Bahria-7 you should be able to get 1 kanal for 35-40 lacs. Bahria phase 1-6, 60 lacs enough to buy 1 kanal.

@Safwan, I agree with you that you can get a 500 yards plot in Phase 7 for 35-40 lakhs, but my advise was for a good location plot. Good plots in Phase 7 for 10 marlas are selling for 40 lakhs plus minus on xpressway/blvd. You can get a 10 marla plot is Phase 7 for 17-18 lakhs as well. Depends on where you want it.

2). Sewerage work is 100% Completed
3). 60% of the 40 Feet and 80 Feet roads in Sector D are completed.
4). The road linking Bahria main enterance and Sector D and Overseas B is 80 % completed.
5). The development work in DD Block of Sector D is now started in full swing.
6). 8 Marla Commercial plots in Sector D AA and DD Block facing canal are almost fully developed they are in final stage of development.
7). Footpaths and street light poles are being installed in AA, BB and CC Block of Sector D.

Shahzad Sb please let me know that are sector D roads have footpaths (pavements)developed along them or not ?????we have seen such pavements along sector C plots but not with Gardenia,Umar,Ali or Usman blocks as these were considered low cost projects at that time.

Dear Members,

I consider myself lucky to find such a relevant forum for seeking neutral advice. I'm an overseas Pakistani with Rawalpindi/Islamabad as a base in Pakistan.

I have got a budget of PKR 25-30 mmillion. My objective to acquire/construct a property with a potential to yield rental income. Given my understanding of the rental yield of Residential and Commercial properties I am leaning towards owning a Commercial Plaza.

I seek your advice in selecting the right area in Rawalpindi/Islamabad and also the kind of property (e.g. shops, Offices, plaza etc...) I should go for. Objective of course is stable rental income with at least reasonable rental property demand in the area fitting within the budget.

1. @Amir, you may purchase comm plot in any one of the following areas:-
a. Bahria Town (Phase 1-6) Civic Centre
b. Comm plot in DHA Phase II on main GT Road
c. Comm plot in Spring North (Bahria Town)

2. You will get increase in prices with passage of time or to built plaza on it at any convenient time.

Dear Amir,

Have you considered a commercial plaza in Phase 7/8 of Bahria Town Rawalpindi/Islamabad? A 30*40 (4-5 Marla) Plot is available within the range of 1 crore and construction for 5-6 storey will be around 1.5 crore so very well within the range.

My view is that initial rental income may not be more than 1.5 lac per month but it will increase as the area gets more population.

Bahria 1-6 already populated and have potential but its way too over priced. Try to find a good deal e.g. 1 crore for 5 marla plot.
Bahria Spring North and ph-8 is over commercialized and over priced too. Has alot of potential since that area is growing fast touching DHA ph-1, DHA ph-1 ext, Bahria phase-7 & 8. Main Blvd plots are 1+ crore and plots in back roads 60+ lacs. Visit all these areas and than make decision, negotiate hard as dealers will ask a lot more. Also visit Bahria office, they could also offer you some good deals.

Its located at Gate 3 of DHAI-2. It has direct access from GT Road and also from DHAI-2 Housing from the back. Procedure to buy is simple.
