Dha Gujranwala file is too high around 92 lacs, DHA Multnomah around 72 lacs, Bahawalpur plots more then 60 lacs....we have have only available cheap option is DHA Quetta, it's still below 50...Definitely worth buying

I do not know if this is intentional - but at every Eid, the dealers start jacking up the prices for the Expatriates visiting Pakistan - this has been the case since last 10 years. CMY saab does the same

Files everywhere have suddenly become expensive. Maybe because budget news was overly positive that's why but I don't see any other reason. Quetta and Bahawalpur still seem reasonable for investment but Gujranwala and Multan rates are through the roof.

Alpha, personally don't think CMY involves himself in such tactics, he discourages it in fact but maybe LRE dealers do it intentionally to raise their commissions. I don't think deals will take place at such high asking rates and rates will come down for sure because the expected overseas travelling will be negligible once again on Eid due to middle east travel bans continuing. The extended travel ban, I must admit, is ridiculous though. We have successfully contained corona and yet these countries aren't lifting the ban, seems like some fishy politics is at play.

Agree.. these high rates are fake (same as other DHA files). Hopefully, expatriates have gotten smarter and avoid these kind of gimmicks by so-called investors

DHA Quetta is several years away from ballot.. there will be lots of ups and downs.. its foolish to buy 1 kanal outside the 30-35 range..

Reality, agreed but generally when you buy files, you buy for long-term hold so you shouldn't mind buying Quetta files in 40+ range because you will be holding them till ballot and possession. File prices always go up and down, you can't predict how and when they will move. You'll be paying maybe slightly higher for those files but it is not like Gujranwala and Multan were I believe prices are overly jacked up.

Always swim in water flow direction, not against it or not in stopped so similar rule for any market.
DHA-GWA now offering instalments plots + apartments on very high prices, rest prices have reached on higher side now. No time to invest until it takes deep correction. Big Investors have made money from here.
DHA-MTN prices reaching high side but little more room to go up, they will also be offering (instalments plots or villas/houses) end of the year.
DHA-QTA has room to move up but there is no news of dev. progress from their MGMT side so it can move down & up for next year or so.
DHA-BWP, it remained at bottom for last 3 years, much dev. progress has done, files+plots also gained 30-45% in last 30 days, still room to go up. Looks like investors group currently active here before they move to other city.
DHA-LHR (all phases), prices reaching high side but little more room to go up. Other societies have already increased 30-45% since IK announced construction package.
RED NOTE: Instalments (plots, houses, flats) are mostly offered in market by any DHA when Big investors have already taken project prices on higher side so that general public don't consider instalments offering prices on high side. Just sit back and think what happened in last 10-15 years.

I am watching Pakistan Real Estate Market since long time. Price gains in DHA Lahore, Gujranwala and Multan is more then 100% Now in just 6 months.

MY 2 cents for DHA Bahawalpur & DHA Quetta as they just gained way less then others as of now and its the logic to buy such less expensive things which are equally is good as others (DHA's)
Quetta is capital of balochistan just like Peshawar is capital of Kpk, If Its early bird file is around 160 then how will the other 1 kanal files be under 45 to 50 lacs(Logic). I see on DHa Quetta website and it seems early bird possession and balloting will be in this year maybe around November.
IF YOU can spend 75 to 95 lacs then go for DHA Multan and Gujranwala other wise no best choice then DHA Quetta or Bahwalpur under 5 million, which are equally good as Sole DHA projects

Budget is good and grab the cents before its too late..:)

Javaid, positive budget news is giving slight price gains everywhere. I'm seeing slight increase in prices in phase 7 and prism both in Lahore. But yes, Bahawalpur and Quetta DHAs have been underpromoted and valued for a while now. I still believe they are undervalued.

A month ago he mentioned in the market direction that places like Multan do not have the fundamentals to support price increases - however price in Multan increased. I think if everyone starts buying daffodils, there will be a run on daffodils and daffodils will be next best investment

Mr.Omer, I think water supply is not a big issue in DHA Quetta as they already signed contracts for water.
The price of 1 kanal files in this project is lucrative compared to other DHA's and societies...
Best option in this budget and soon the price gap may reduce

there is no water as such contract is there for entire Quetta and Balochistan.. unfortunately no underground sustainable resource available. in Addition there is hardly any population to move to DHA Quetta...no Migratees too. unlike Multan Lahore Karachi Pindi and peshawar, where all Castes, races and ethnic people are accommodated.
Quetta will remain a limited attraction even if Water comes out from somehwere

Dear Omer, I have personally visited Quetta many times, Land is too expensive over there and 1 kanal plots in Quetta city and Quetta Cantt are more then 250 to 300 lacs. Local residants do have attraction in DHA Quetta as its still very cheap also there is no such society in entire Balochistan.

9 Prism Possession Soon

DHA Phase 9 prism is highly undervalued right now compared to other phases of DHA.It has much better location compared to DHA phase 7.It is atleast 50 lacs less right now then its price should be before possession.
I think its a best investment opportunity in DHA Lahore, as possession is near and Main entrance gate from F & H block are under construction with beautiful land scapping.
Prism prices will gain much in times to come as its still undervalued and there are many excellent location plots available which can easily touch 3 crores within short span of time

The top of the line blocks r F and H.These two blocks will bring very heavy gains in couple of months ahead.The top notch n prime location in F Block is just infront n across the Main Civic Zone-2.This area is the best area of Prism,from all angles.Just make analysis by urself n u would also conclude it the same.The most expensive area of Prism In futre.

As transformers have not been installed in any of the sector so if they at all decide to give possession it will be without electricity and sort of paper possession. Waiting for LRE/ CMY response on this important issue

I think reasonable timeframe of possession would be 18 to 24 months. Most of the things are ready. Electricity work started. If DHA want's, it can get the electricity work completed in 6 months in some sectors. But it depends on their desire.
But I think reasonable timeline would be to have possession open around june 2022.

There are villages in Phase 7 as well..There is no match of Phase 7 with 9 prism in term of location..prism is much near to Gulberg, Kalma chowk, Model town & Canal road.
Do not close your eyes guys.Still you can buy a good location plot in 9 prism under 200 lacs..It will clearly beat DHA phase 7 after possession.Its comparison will be with DHA phase 6 & 8 in terms of prices, not with Phase 7.Possession news is there and we could expect possession of few blocks in 6 months, thats why prices are increasing.

what is a better location Cantt or village near ferozepur road (Prism is connected to Ferozepur road through villages on rohi nala). Phase 7 is connected to 6 and 8 and then Cantt. Cantt is the most expensive area of Lahore. Non of the current blocks of DHA are connected to Ferozepur road. Phase 5 which is at 450 lacs per kanal is no way near any Ferozepur road. It is part of current DHA, as is phase 6, 7 and 8 (which is one block)

Price in K block phase 6 is 350 lacs and in W block phase 7 is 250, which is 10 sec drive from K block phase 6. once populated, W block will be 325 lacs. 20 to 25 lacs below phase 6 K block. Both blocks are around Raya club.

No possession of Prism is expected before 2022. IVY Green is ready with electrification work complete but still there is no possession. Electrification has just started Prism. No chance of possession before 2022.

There is only one village on the side of Phase 7 which affects only block P and Q.

Mc donalds Y blocks in phase 7 is coming up. Check DHA website. It is on the same line as Mc donalds Y block phase 3.

Phase 7 gained the most in the current price increase.

Wake up guys. Prism is a very good block no doubt but it is far away from current DHA

You cannot compare prism with DHA phase 7, just look at the distance of phase 7 with ring road and other parts of the city..Prism location is way better than phase 7..Only difference is phase 7 have possession and that difference will be gone soon after possession in prism..Grow up and face the reality...Prism has a lot more room to grow up in times to come, it should surely touch 200 plus lacs soon..It seems much justified :pkf

Little comparison is below:
1. Prism is surrounded by rohi nala on one side and villages on the other. A block of Prism (which is the most expensive) is connected to 9 Town which is a 5 Marla block primarily. Phase7 is connected to phase 6 and in the middle is defence raya club. 7 is also connected to Cantt (most expensive area in Lahore) through phase 8.
2. Prism has two huge villages in it (dev kalan and youhana baad). Phase 7 has one village on the side impacting only block P and Q. Rest of it very clean. Keep in mind these villages increase security risk for the area as well.
3. Yes if u look at map of Lahore City, phase 7 is bit far but don't u think the whole defence is far. If this is the criteria of price Prism should be more expensive than phase 5 as well. This won't be the case.
4. Only connection of Prism to city is through ring Road but all the phases are connected through Cantt. And ring road connects whole of DHA with City. U drive for 5 mins from anywhere in DHA, u are on ring road
5. 2 kanal of phase 7 is the biggest gainner in recent price increase. It increased from 250 lacs to 425 lacs(average price for 2 kanal in phase 7. It is still underpriced. Prism is over priced.

I am also a Prism investor but let's realise market realities.
Forgot mention upcoming mc Donald's in phase 7 Y block Park. This would be a Good addition to the landscape of phase 7.

Disclaimer: Ive a plot in Prism.
I had option to buy in either prism or dha phase 7. I went for prism based on following things
a) I did not have cash to build home and i expected to have cash to build home after 3 to 4 years. so buying in phase 7 did not make any sense.
b) Phase 9 was closer to city ( and hence my own place of work)
c) I had money to buy plot with dev charges remaining but not the actual phase 7 plot. The amount I had at that time was not enough to buy average to good location plot in phase 7. But I was able to buy a reasonable location plot in prism.
d) Whatever the reality, prices are derived from the perception of buyers and sellers. And perception in market is generally that Prism will outperform phase 7 when it will be possession ready.
If one is buying the plot for living, then I think one should consider the distance of residence from his place of work/business. If investment purpose, then buy in a place where more upside possible which in my opinion was Prism (specially the rates we had couple of months ago)

Nobody is selling Prism plots even at very high price as CMY Sb. pointed out few days ago in one of his videos. Simply plots are not available for sale and consequently price is creeping up on daily basis. Appears that, once the possession is announced, normal to good location plots will be in 250-300 Lacs range same/slightly less than in Phase-6.

Prism realistic price should be around 200 to 225 lacs for good location plots by December 2020..It is still undervalued.It has a potential to gain upto 300 lacs plus within 2 years after possession.
