Awt phase 2 or sui gas phase2

Respected lre members. You ppl r doing a wonderful job. I want to buy a plot for residential point of view either in sui gas phase 2 or awt phase 2 of 1 kanal in the budjet og 6 to 6.5 million rs. Which of the above society you recomend. Thanks in advance

Brother its pretty simple:

You have 65 lakh budget.

AWT-2 society is ready to live in with all facilties, in your budget.
Sui Gas -2 is not ready to live in with all facilities.

So what's the difficulty in decision? :-)

AWT should be ur choice between the two. it is fully developed and totally safe being fraud free like DHA as is being managed by Army Trust. construction of many houses already completed and it is ready to live society. Its development was completed many years back but due to location did not get much attention moreover there is no marketing done by the society so did not come to limelight at all.

If I have two choose only between these two;
For immediate living go for AWT2.
For investment or future living (2.5-5 yrs) go for SuiGas2.

By the way check out Central Park at least once, very good for living and probably it is in your budget, go for only possession plots please :-)

Dear Friends,
I came to know that NOW in bahria Lahore, if any plot is taken possession and is not constructed within a certain time, heavy monthly penalties are to be paid. Is it true and if yes, what is the time span 3 yrs or only few months?

I'll be grateful if I can get clarification

There will be a non construction penalty in DHA 6 and DHA7 possession plots too for all those persons holding plots in there for investment purpose only and not building a house today on those plots there.

If a person buy plot and construct home after the grace period given by DHA.For example somebody purchased plot in 2008 in Phase-6 and now in 2015 he is going to construct it.Did he also pay the non construction penalty?

After the grace period every single plot holder that have not bult a house will have to pay penalty that was increased by DHA in past few years olf phases and may have increased it even more once again. Dealers normally dont give you this info but a seller holder or buyer must know and keep this factor in mind too.

I have seen few smart people ask me 1st question when they visit my office to buy a possession plot. They ask what will be non construction penalty if I hold a plot and not construct a house on plot.

In many other than DHA projects its extremely high amounts. But one must be aware of this fact in DHA you have to pay it too. A seller must pay this fine amount from agreed selling price. Many deals do get messed up at time of transfer when sellers ask buyers to pay them as it come as shock to them that they have to deducted that large amount from payment and dealer failed to let him know till last day and buyers do rightly say what I got to do with it clear your own dues to date.
