What will be impact of new FBR rates on prism 1-kanal plots. Previously non filers were able to buy 1 kanal as it was priced at 45 lakh. Now the new rates of 54 lakh will make them non-purchaseable for non filers?

Exactly. So even less buyers now. The Govt plans to increase it further in the next budget in June to bring it to 80% of actual value. I see further drop in prices after that. Secondly you have to justify a much larger amount to FBR after the increase.

Government needs more taxes. They have already squeezed salaried class, max tax on petrol and diesel, witholding tax on everything, 200 percent duty on cars. The only sector left was real estate. Govt knows that people invest all their money in this sector, so it knows that it can get billions from it. Taxes on this sector will continue to increase, plus FBR will go after anyone who invests a large amount in property. Therefore the sector will not see the kind of gains it saw from 2102 to 2106 when plot prices tripled in 4 years. Now prices will stay stagnant for the next 4 to 5 years

Very major impact. Most buyers are non-filers, this will reduce dramatically the pool of buyers of 1 Kanal Prism.

Its amazing to see how these prices has evolved during last couple of years. 8 Marla at phase 8 is going for 900 Lacs that's wonderful
Pakistanis are rich they can pay 90 Million rupees for 1800sq ft of land. I wonder why prices just go high and high in all new developments and all the older phases are not as much appreciated though have strong customer base and lies in between "Abadies"

I cannot believe there are still people in Pakistan who want CJ to resign, when it was clear from the start that this is conspiracy hatched in the presidency to punish CJ and undermine the supreme court of pakistan for a variety of obvious reasons. Reg Location of 408 from very bad location near village Now it is facing Main Bluv of phase 6, But as showing in Map the plots are looking smaller, It is impossible that DHA will be able to squeeze so many Kanal Plots in this strip, There is not much space. Either this strip will Continue eastward on main Blvd to Lahore school of economics or Plots will be smaller?? or will be replaced by small commercial Plots???
To me this is only prospective location of Plot, there are may slips between Cups and lips, the holder should get profit and sell it or Play a gamble.

I am sure P408 is commercial plot and owner of old plot soon will get letter from DHA regarding change in number, they will replace it with similar location, this happened once with me in other society and they replaced with exactly similar plot but different number.

Today I got some time and looked closely and found out these plots on front are in fact commercial plots. Some numbers in top area are also available in bottom part of map of P block of DHA7 so this area has to be commercial like in past.

P 408 on DHA 6 MB (main road) in fact is a commercial plot and not a residential plot.. So forget about my above post.

I had checked with DHA and they had confirmed P408 new location on main boulevard of phase 7 as per revised map after phase 6, it is no more commercial. They further informed that intimation letter in mail.2nd P408 number is not available in bottom part of map of P block.

I have finalized a deal personally with an owner in Valencia Lhr scheme, would someone guide the process of confirmation of Ownership of that party and tranfer of Plot in my name. I am totally ignornat and a bit nervous in this regard. And If I seek help of some agent to mediate at this stage how much money I should offer him.

No need to involve a dealer, just go to the Valencia office with a photocopies of plot's transfer letter and owner's ID card. Ask them to:
1. Verify the ownership of the plot.
2. Check the exact area of the plot (dimensions from their records).
3. Check if there are any un- paid dues against this plot (usually plot is not transferred unless these dues have been cleared by the seller).

Once these verifications have been done, ask the seller to show you the original file of the plot and match it with the copy he provided you earlier for verification. If it’s ok then finalize the mode of payment with the seller. Bank draft is preferred and safe. Give a (crossed) photocopy of that Bank draft to the seller for verification (if he asks for it). Keep the Bank draft in your possession until both buyer and seller have signed the transfer documents (ask for a copy from Valencia office). Then simply submit the file along with the transfer documents at the Valencia office. Both buyer and seller are required to be at Valencia office at the time of transfer as they both sign in front the society secretary. Also ask about the transfer fees (for the dimension of your plot) from Valencia’s office and ask them what mode of payment they accept. It is normally a bank draft. Anyway, once it has all been done, Valencia office will issue a receipt. Keep it in a safe place and collect your transfer letter on the date mentioned on that receipt.
