DHA Phase 7 5marla file investment

Recently DHA management cleared two small villages Gobinpura and SangatPura in the middle of T and X block of DHA phase 7 and have issued 5 marla files against it. These files as per LRE is currently available around 38 LAC.
In my point of view its a good hidden investment for now as after balloting the chances of getting a bad location plot is zero. These 5 marla new cutting will be surrounded by 1 kanal plots. Also the as the surrounding area is already developed so development of this new cutting will not take much time.

Price range in Phase 5 for five marala 85 to 110
Price range in Phase 6 for five marala 65 to 85
I dont think in short time span of 2 years, phase 7 will reach where phase 5 is now. Even to reach today's status of phase 6 would be difficult. But for sake of calculation if we say best plot you will get and after paying developement the gain would of 75%. but if being pragmatic then it will be less, around 50% or less.

Nabeel you cannot compare town prices with DHA proper phases due to difference in development standards(road size etc). Main thing is location of 5M plots will be centralized in P7 as compared to other phases. So there is good margin of here for 2 years investment.

DHA Town will gain more. Badian road widening will benefit also. Since that is part of PHASE 9, there will be multiple access between DHA Town & 9 from A sector and Q sector. Moreover there is no boundry wall between 9 & Town. Buy file today. It used to be 46. Both ballot & posassion will be soon.

This site is mostly visited by investors who want to see their investments grow. I am one small investor myself. But I agree with your point 100%. Since investors started putting money into real estate in 2003, it has become more and more difficult for middle class salaried Pakistanis to build one home for themselves upon retirement. I would personally like to see that era return where educated people can think of building a home for themselves. But unfortunately, real estate is now a money making business for lots of people including overseas Pakistanis and who can blame them. Such high returns where money is doubled within a year without any effort or insecurity, is too much of a temptation to resist.
However, for those who visit this site, please show some empathy (in theory) for those brethren who cannot afford such high prices real estate. There is nothing wrong if market slows down or prices come down a little !! If anyone suggests this, why does he suddenly becomes an enemy who has nefarious designs against humanity, at least that's the impression left by several comments. I see so many people pumping the market here day and night, which they think serves their investment purpose. So be it. Let others also voice their opinion. Difference of opinion is a sign of healthy society. No one can take your profit (rizq) away from you no matter what comment he leaves here. Please don't kill me over my comments...peace.

Just as food is a necessity as well as a halal business , real eatate is also a necessity as well as a halal business. Without investors there will be no developers and without devwlopers , there will be no housing societies. Dearth of houaing societies will lead to higher rates. So please stop making investment in property a sinful business.

I didn't say that property business is sin or all are doing sin. But any act of price esclation either food or trade is not permitted. It gives benefits to few but harmful for majority. Now same applied in society or residential plots business or no. This is debateable. And what societies & investors are doing for price esclation. We all know.

this is a new fatwa. however , I strongly believe that real estate investment is a totally halal business and the hadith yu quoted is specifically meant for eatables. I am yet to find a credible scholar giving any fatwa against real estate investment. Sir transfer fee you pay is a tax. Development charges you pay is a form of tax(Parks mosques main road hospitals and schools are built from taxes but we pay from own pockets in DHA or Bahria town etc) . CVT + Stamp duty + WHT + Advance Income Tax + empty plot tax. Now ill planned capital gain tax. *Tax Leena hey key jaan leni hey :) *


Yes there should be tax on gains but it should be imposed on gains only after deduction on all losses and expenses and must be imposed in a proper manner in steps with consultation of all stake holders. Not hidden in finance bill three days before budget approval.

@ hamid because everyone knows about the credibility of the govt that even if pay taxes what will happen people will get nothing except inflation.

Most of the people investing are from overseas as they dont have options to do any other business. I know people who went to pak with big chunks of money to set industry like sugar but big mafias didnt allow them or asking money or shares in return so you need to improve your system.

Already many sectors are suffering as industry being shifted to other countries why ?

Tax on property is already there but this is mindless way without any thinking just read the articles of economist or other CA firms on this.

Now you put tax on contruction, buying, empty plot,cement.

People refer every thing to religion, they interpret interest as sood and say it's haram, but earning overnight in Satta in property business is completely halal. This tax was good to keep a check on prices from going berserk. Price hike like these completely destroy the end user who wants to build his house. I might be a beneficiary of this hike but deep inside I feel like my earnings do not reflect my effort to I had put in make it. I hope Allah guide us all on the right path.

This is how it make it difficult for poors. If real estate is expensive then cost of doing business goes up. This results in increase in prices of everything. Rich don't pay taxes on income then government end up imposing Taxes on everything at flat rate regardless of your income. This hurts look income people.
