New FBR rates

Is There any update of FBR rates, as some PDF File is Circulating weeks before Budget which shows approx. 60 to 110% In crease in FBR rates, as per New rates in many areas average plot is underprice as Compared to FBR Rates Lile In DHA phase 6 Rate in increase from 10,000,000 to 22,000,000
I am not sure that the percentage will be decreased or not, For short term Buying and selling will slow down at least for Investment purpose.
As per that list DHA phase 9 Rates has been increased by 45%.

FBR rates almost doubled. Just purchased 10 Marla in phase 8 and before June 30 transfer was 300,000 and now it’s 660,000 with FBR rate of 84 lacs which is way more than what I paid for plot. Is FBR buying at that rate? I am willing to sell mine :-)

SAK, I dont know how you got 84 laks for 10 marla. As per FBR table for Phase 8 the rate is 3,60,000 per marla, so for 10 marla the price is 36 laks.

I don't understand how did FBR come up to these rates. The rates are totally unrealistic. I am sure 90% are heavy to sell at this rate if FBR can buy.
This indicates these people don't live in real world.

Sorry for the confusion. I thought it was Phase 8 Bahria Town, Pindi, which has the rates that I quoted. (I live in Islamabad), I am sure your quoted numbers for DHA are correct

Never mind. Just checked the prism rates. They are 4lac per marla. Which is 80 lac for kanal jumping from around 54 lac. Does this mean the CGT will be applied on value of 80 - 54 i.e 26 lac for somebody who bought plot just before budget and wants to sell next year???

@abdul Ghafoor, yes his gains would be whatever price was listed as purchase price minus current FBR value. FBR argument would be that you should have listed the actual price if that was 1 crore and paid tax on that, since you didnt, now you should pay.

@Thinker In my tax returns I've shown actual buying price. Would that price count? I think tax is by default deducted by DHA on FBR value.

I am not sure, but yes in principle CGT should be based on the information in your tax forms.

Park View and Air Avenue both comes under Phase 8. So there fbr commercial rate will also be 7200000 per marla?

Dear Abdul Ghafoor In tax returns if you have shown actual value then it should ask for relevant tax calculation and payment. if you did it only in the wealth statement without paying additional tax then that may not be useful.

That is clear from prices being stangant from past 4 months and is prevailing day bay day. For sure it will see correction of 12 to 15 lacs in coming months. It is better now to switch to the possession area of dha. I am surprised to see the commercial prices of prism i along with other experts have said it number of times that it is overpriced. How a plot in CZ1 on 150 feet road can be like 925 lacs where there is no possession and still wait is of lime 5 years and you have excellent location dha town located and possession available there houses under construction and CCA plot on 150 road at 825 lacs. Prism commercial seems to get a blow in coming future.

Suggestion to sale Y block Phase 7

Dear ALL

I intend to make house in one year time in Lahore, currently have plot in phase 7 block Y which i think is not to be populated in a year time.

Can anyone advise that if I sale that and go to populated area than which is the good society in budget of 1.35 crore to have plot . I am thinking of Valencia ..

It is a peaceful, beautiful, clean and well planned area. If you like Ronaq Shonaq yes it is upto you. Have you got posession ! I think posession has not been made for most of Y that is why it does not look to you populated. After posession the things change and people start to construct and move like you can see in Phase 6. It was like phase 7 in the beggining.

There is too much difference between DHA and Valencia. It is a lifestyle choice if you get what I mean. The fact that you originally bought in DHA means you were inclined to it, so don't give up! If you need to construct early, suggest to reduce construction budget a bit and pay more to move to a more populated block of Phase 7.
Or look at HBFC or State Life, where you are on periphery of DHA with close access to all the same amenities, but big price difference.
Sui Gas phase 1 is the best but price has crossed 2 crore.

Well said by Saudi and HM. DHA is a status symbol. If you start your house first other people will also follow you. And after the possession of Y block within 1 year lot of people will be constructing their houses, so you start first.

This is a posession plot since 2 years and no sign of population. I bought plot in 2010 and at same time was getting plot in valencia in same rate.. now valencia is at 150.. and this one still at 110...

I am about to start construction on my plot in DHA Lahore soon inshAllah and was hoping to have some questions answered:

1) What are the best vendors of grey material (cement, brick etc) in Lahore?

2) Should I hire an engineer to over-see the project? I already have a well trusted thekedar advised to me by a friend

3) How should I form payment schedule?

4) How can I best ensure material is not stolen and proper proportions are used?

5) what are the best brands to get? e.g I have heard margalla crush is better than sargodha. Also does that mean I should only buy margalla? Ofcourse I want to build the best house I possibly can

Any other tips and tricks are most welcome also

Go for "Syed Brothers" as they re building houses in Lahore from last many years and quality of material is also very good. Search on Facebook to get contacts and project details. They will make proper contract with payment plans.

Yes Faisal Mirza is also good but Farhan is much cooperative and have more broad vision of different Architecture techniques another good names in this regard are Tanvir Butt & Mazhar Munir.
Its very hectic job to construct a home according to your need. Construction of house is much easier than Contruction of home sweet home many things to be consider in this regard.
