Finance minister is planning to take more loans from imf nxt month. Which means ruppee will further depreciate. Today dollar is at 128 and experts say it will reach at 140. Not all of sudden but slowly. My point is kisi overseas pakistani Ka dimagh kharab ho ga k wo pakistan main investment kray ga as ruppee is going down and dollar is going up.

Kehtey hey agar plot ya house lena hay to pesey 60 din me aney chahiye. Ye hal hey policy makers ka.
Suprisingly they do not want to facilitate the overseas Pakistani as the 60 days rule simply compelling the overseas to retain all his saving abroad over the year till the time he saved the required amount for sending in one go.

I think many new rules and amendment are following in due course as a result of recent rules which is going to prevent oveseas to think about sending remitance.

It is difficult for overseas Pakistanis to declare property in Pakistan. That's why many overseas Pakistanis send money to Pakistan in chunks before buying a property. This is because Pakistani government does not have agreements with foreign countries on avoiding 'double taxes'. For example, if i live in Germany and buy a property in UK, i will not be double taxed.

Asad Umar’s Mini Budget & Pakistan Real Estate Sector related Amendments (For both local and overseas Pakistanis)

EXEMPTIONS:

#1- Overseas Pakistanis don’t need to be FILERS to buy properties in Pakistan for living purpose. But they have to be FILERS to invest in Pakistan real estate sector for business purpose.
#2- NON-FILERS can inherit property from suppose or parents.

RESTRICTIONS:

#1- Overseas Pakistanis have to produce a certificate from the bank to;
A- Prove that money was remitted through proper banking channel
B- Prove that money was sent from abroad just 60 days prior to property registration or transfer
#2- Local Pakistanis who are NON-FILERS can’t buy property worth PKR 4 Millions or more.

PENALTY:

If any registering authority of excise and taxation department accepts, processes or registers an application of NON-FILERS for the registration of an immovable property, such person shall pay a penalty of 3% of the value of the property.

BLACK MONEY INVESTMENT IN PROPERTY SECTOR ARRESTED BY NEW LAWS

1- NON Filers can’t purchase property worth more than 4 Million PKR.
2- No authority will transfer property for non-filers as the person/authority will have to pay penalty equal to 3% price of property.

there's no harm in paying tax especially the overseas buyers are hardly affected. you have to pay capital gain tax only if you're selling the properties within three years of purchase. if you sell them after 3 years of purchase, you don't have to pay any tax. correct me if am wrong?

The problem is this government does not seem to have a grasp of affairs, they go in one direction and make a U turn next day.
Tax or no tax, decide it based on a proper planning not on impulsive gigs to cheer the crowd.

Unless investors see some sanity and maturity in this government, no one's going to trust in their policies. As of now, government looks totally confused on what to do?

As per F.minister Overseas are exempted to be a filer, prior to that IK asked tge overseas fir remitance , moreover oveaseas income is tax free. On the other end they are ready to take withholding tax on bank transections.

I am an overseas Pakistani. I am living in UAE since past 15 years . All my income is from my salary here in UAE. I have property in Pakistan and here in UAE also. Do i need to declare my assets in Pakistan. Do i have to pay taxes to Pak govt. ? Do i need to become a filer ? if so what is the procedure without going to Pakistan, can i become a filer ?

ISLAMABAD: Federal Board of Revenue (FBR) has issued list of persons/companies required to file their annul tax returns.
In an attention to taxpayers regarding filing of income tax returns for tax year 2017, the FBR on Thursday said that the following categories of taxpayers are required to file their returns by September 30:
— Business income is more than Rs300,000
— Income (other than business) is in excess of Rs40,000
— A person has immovable property of 250 square yards or more or any sized flat in Cantonment/Municipal/Islamabad Capital Territory Limit.
— Companies with financial closing before December 31, 2016.
— A person is charged to tax in tax years 2015 and 2016.
— If a person has land over 500 square yards (outside cantonment/municipal/Islamabad Capital Territory Limits)
— A person has a flat of 2000 square feet area
— A person is owner of vehicle over 1000CC.

Just wanted the opinion of members on Phase 7 DHA. I want to buy a plot and build a house there. I would do the construction 2 year from now. When is a good time to buy there? Why no one has built any house there yet, although possession is available in most areas?

What do you mean by "why no one has built any house there yet, although possession is available in most areas?". I think you have not visited phase 7. Many houses are constructed, people are living and many more are under construction. Two weeks earlier, I visited Y block, which is considered as weak block of phase 7, I counted, there were 7 houses constructed or under construction. Other blocks have already many houses. Visit the location and then decide.

Lahore property as a whole is not expected to increase much. People often forget the real reason prices move... Demand and supply. In Lahore supply of good societies have increased so much that demamd is left way behind. Hence no need to rush to get a plot if you are not in a hurry to live, you will get better deals even if you wait 6 months to a year.

@Honest. You have selected your name as Honest, but you behaved completely dishonestly. Its so funny. You listed few negative points but without any reason or logic. Your third point is really funny, seems that you had a chance to visit hell, that's why you know how it looks like. By the way, few years back, phase 6 was also deserted like hell....hahaha.

Anyway, talking seriously, can you please tell me what is the difference between 6 and 7. (I think its the golf course, which is dividing them), earlier 7 was the part of 6. I do not see any difference between them, development wise, house construction activity pattern, etc. I think 7 is also following the same path as other phases have gone through. I agree that lower (new cutting) will still take time to become livable. But in my personal view once the lower cutting is given possession, it will populate more quickly as compared to the upper part of 7. Lower cutting has 10 marla plots which are usually constructed fast as compared to a kanal of 2 kanal houses.

Dear All, all i can say seeing is believing.I visited phase 8,unfortunately most of the area which is un built is deep & cost of construction will be high.Phase 7 yes mostly leveled & has at least a kidney center or a university is coming up. Phase 9 yes , today it has approach problem BUT in years to come it will be resolved.

This forum is all about brain storming, every idea or thought has value, so we should respect every comment. I personally feel the way Pakistani population progressing every place in Lahore important. Agree with Mr. Farooq's comment that couple of years back Phase 6 was not as hot as today.
If u need to built home now Phase 7 is okay coz phase 9 will take another 4 to 6 years.

In Phase 7 you will get top of line possession plot in 150 to 175 Lacs depending on location where in phase 8 you need to raise your budget 210 to 250 Lacs. Phase 7 is cost effective for those who want to construct houses in next 1 to 2 Years. Phase 7 R, P, S block ( Pirce Range :150 to 175 Lacs )now live able dozens of houses there. Where as T, U, Q, Y, W ( Pirce Range :125 to 150 Lacs ) 5 to 10 houses each block as of now. You can construct in Z-2 in budget of 90 to 105 lacs of one kanal.

That is the whole point. In phase 7, you get a good plot in 125, you put 125 on it and you have a nice one kanal house in 250.
In phase 8, you get a good plot in 250, you put 250 on it to have a similar one kanal house in 500. And what you get, couple kilometers closer to airport.
However in phase 7, you are living in the heart of DHA but in phase 8, you are on the side.

If You are considering Phase 7 this is right time to Buy Plot, Recalling the experience of Phase 5 and 6, In first 2 years there are less Houses, The Moment they Cross Certain Threshold, there is Construction boom, Predictably you can say in another 3 years it will be as Populated as DHA phase 6 was Populated in 2015, How Much it was Populated in 2015 you can find in Google Earth Historical Imagery .

If you want to build a house in Phase 7 in future, now is the time to purchase a plot. The more you wait the prices will go up. Reason being that as it gets populated, it will become more of attractive for end-users.

Phase 7 will probably be the only phase which will hold prices in current slump , as it was underpriced earlier. Choose a plot in upper cutting.

Deal All,

Requesting the property experts to provide an update when Lahore Ring Road would be completed? Earlier this year, we were told that it would inaugurate on Aug 14, 2017 but it never happened although development is in progress but any idea of completion date?
