Finance minister is planning to take more loans from imf nxt month. Which means ruppee will further depreciate. Today dollar is at 128 and experts say it will reach at 140. Not all of sudden but slowly. My point is kisi overseas pakistani Ka dimagh kharab ho ga k wo pakistan main investment kray ga as ruppee is going down and dollar is going up.

Kehtey hey agar plot ya house lena hay to pesey 60 din me aney chahiye. Ye hal hey policy makers ka.
Suprisingly they do not want to facilitate the overseas Pakistani as the 60 days rule simply compelling the overseas to retain all his saving abroad over the year till the time he saved the required amount for sending in one go.

I think many new rules and amendment are following in due course as a result of recent rules which is going to prevent oveseas to think about sending remitance.

It is difficult for overseas Pakistanis to declare property in Pakistan. That's why many overseas Pakistanis send money to Pakistan in chunks before buying a property. This is because Pakistani government does not have agreements with foreign countries on avoiding 'double taxes'. For example, if i live in Germany and buy a property in UK, i will not be double taxed.

Asad Umar’s Mini Budget & Pakistan Real Estate Sector related Amendments (For both local and overseas Pakistanis)

EXEMPTIONS:

#1- Overseas Pakistanis don’t need to be FILERS to buy properties in Pakistan for living purpose. But they have to be FILERS to invest in Pakistan real estate sector for business purpose.
#2- NON-FILERS can inherit property from suppose or parents.

RESTRICTIONS:

#1- Overseas Pakistanis have to produce a certificate from the bank to;
A- Prove that money was remitted through proper banking channel
B- Prove that money was sent from abroad just 60 days prior to property registration or transfer
#2- Local Pakistanis who are NON-FILERS can’t buy property worth PKR 4 Millions or more.

PENALTY:

If any registering authority of excise and taxation department accepts, processes or registers an application of NON-FILERS for the registration of an immovable property, such person shall pay a penalty of 3% of the value of the property.

BLACK MONEY INVESTMENT IN PROPERTY SECTOR ARRESTED BY NEW LAWS

1- NON Filers can’t purchase property worth more than 4 Million PKR.
2- No authority will transfer property for non-filers as the person/authority will have to pay penalty equal to 3% price of property.

there's no harm in paying tax especially the overseas buyers are hardly affected. you have to pay capital gain tax only if you're selling the properties within three years of purchase. if you sell them after 3 years of purchase, you don't have to pay any tax. correct me if am wrong?

The problem is this government does not seem to have a grasp of affairs, they go in one direction and make a U turn next day.
Tax or no tax, decide it based on a proper planning not on impulsive gigs to cheer the crowd.

Unless investors see some sanity and maturity in this government, no one's going to trust in their policies. As of now, government looks totally confused on what to do?

As per F.minister Overseas are exempted to be a filer, prior to that IK asked tge overseas fir remitance , moreover oveaseas income is tax free. On the other end they are ready to take withholding tax on bank transections.

Restriction was imposed in this financial budget of 2018, whereas, property market crashed two years back in June 2018.

So it seems likely that overall property market will boost immediately.

However DHA market has some exceptions where 9 Town prices increased 30 to 40 % in dead slow market

No change in property as it is stagnant because it is way over priced. Untill the income of people catch up with the property prices there would be no up turn. When property goes up every thing becomes expensive including rents, and hence it becomes unfeasible to open shops etc. This restriction was imposed just 2 months ago but the property has been down for the last two years

Property went down when restrictions were imposed. It is stagnant for couple of years. Everybody at that time said property business has suffered due to Tax Filer and non-filer distinction. Now by any Newton's law it should go up.

Probably good for real estate sector but not for the country. These restrictions were forcing people to become filers and come under Tax net. Now there is no motivation for them to be filer and they can do whatever they feel like being non-filer and do not pay taxes on their main source of income.

I am a filer and i feel this is injustice with Filers (mostly salaried class)

Although this policy will make people to invest in the property without the need of showing all of their assets to the FBR. but just think.
1)Overseas donot have to pay tax on their income.so they only have to pay double tax when transferring the property to their name.which is good.
2) Pakistan residents are not exempt from income tax. so they would be already filling the tax returns.and if they are not filling the tax returns and hiding their wealth halal or haram.life will be easy for them unless haram income is traced by the anti corruption dept. I think property price will increase but not as in 14 and 15.

Overseas Pakistanis used to buy the Properties in Pakistan rather than depositing the money (savings) in foreign country, as they feel the money was save for their future when they return to their own country Pakistan and also at the same time growing in value. with the law that only filer can buy property, it became difficult for the Overseas investors, So they started investing in their foreign country itself.thus reducing the FDI in pakistan. So I feel this is a good policy to let overseas Pakistani to buy property without filling the returns.

I live abroad and it was a puzzle for me to buy a property in Pakistan. I think, it is a good step to allow non-filers to buy property. As far as 'trap' mentioned, i don't mind receiving a letter from FBR to explain my source of income. We should do honest business and there should be no fear of 'trap'. The legal tax we pay for our country is good for all of us. We anyway pay hefty taxes while living abroad and never complain :)

Investment advise.

I have 5K land on highway edge and 20M Investment. Now want to start a business that will also creat minimum 10 jobs. I need serious advise but don't give me typical such as petrol station, poultry farm etc. Or buy property that believe only passive investment and gives no benefits to country. Looking for new idea.

Dear Hassan, what about a skill development institute with training in Electrical, Plumbing, Carpentry, Masonry etc etc... going to more advanced industrial skills at later stage? I think our basic issue is not education it is skill deficiency. But if you can work on both education and skills at low cost and target underprivileged ppl only, i think it will be a good idea. Ofcourse this is just an idea...but a detailed study will definitely help you here. Training and developing resources will help you as well as our country. You can train freelancers as well as use this resource to provide services to general public, commercial and upto industrial scale.
I will definitely work on this once back in Pakistan.

I would recommend you now same which I advised to my brother and he is making good money with residence. He bought 2Kanal land on Qasoor badya road in 11.5LAC and rest money to develop place. Bought cows and few goats. Now he has own car to commute as well MASHALLAH. He is also working. Find a place for you like this within budget but bit deep, nearest place or village where you can live quality life. I have seen many have home pultry farms and making good money. Use mind. Don't be afraid. I ve seen many European and American living in this life style. That worth for country as well.

it does not matter if dha's footpaths are not nicely painted like bahria. What always matters is the LOCATION.

The facilities and the neighborhood developed in DHA took decades, you can't move a million people and public buildings to bahria in 5 years.

I agree bahria is fancy but bahria can't beat it any time soon.
Also, bahria prices may not be sustainable whilst dha had its steady and concrete growth over due period of time

@Bro Adnan and Luqman, Who bought here plot 5 or 3 or 2 or 1 year ago they know very well how much did they gain, more than 200% profit.
Where such profit you could gain, in Bahria, of course not. I don't speak just comparision in Pakistan but comparatively whole the world even not in Europe or America.

So who bought their plot in DHA any phase they have to say to ALLAH RABUL-ALLAMEEN thousands times ALHAMDULILLAH.

from infrastructure perspective, Bahria is the best. There is no match especially Bahria Rawalpindi/Islamabad. In fact there is more commercial related activities in Bahria Pindi then DHA Islamabad.

Its amazing to see how these prices has evolved during last couple of years. 8 Marla at phase 8 is going for 900 Lacs that's wonderful
Pakistanis are rich they can pay 90 Million rupees for 1800sq ft of land. I wonder why prices just go high and high in all new developments and all the older phases are not as much appreciated though have strong customer base and lies in between "Abadies"

Today you can't get an average plot in less than 65 lacs. Critics to phase 5 Investment were always there since file was 22 lacs less than 2 years ago.

The same average plot would be around 75 to 80 lacs within or before next 1 year. Think if phase 9 good location would be around 70 to 75, what would be the price of phase 5 M block plot.

dha is now focusing on phase 9 is already under very speedy development. blocks a, b, c & d will be handed over in next few months before all of the above. remaining blocks will also be developed & handed over quickly. one plan is develop dha 5 m block with dha 9 to save cost as practically m block is part of phase 9.

what is the best investment option for 3 years with a budget of 5 - 6 Million preferrably in DHA or Bahria.

I have worked hard to save this much money and would like to take a SAFE option instead of a risky high premium option.

Two DHA phase 9 one kanal or spread amount in smaller 5 marla DHA phase 9 files if possible.

Bother Bilal this will be a 3 to 5 years hold investment so please dont worry about coming small up and down changes in short term.
