Prism development

DHA announced 2 years back that prism will be developed in 3 years on fast track. Although i knew that time also that it will take around 8 to 10 years. But the thing is DHA should seriously learn from Bahria karachi project. That is called real fast track development not the way DHA moves. Although i am not in favour of Bahria khi due to many aspects but their fast pace of development is admirable and DHA is nowhere closer to that speed. If DHA wanted they could have already completed at least 60% development by now....but Alas!!!!

Mostly housing societies try to give benefits to Investors/Dealers and no benefit for Genuine Buyer. To keep prices stable, they always try to keep supply limited so investors/Dealers can get maximum juice from it. Suppose if DHA delivers Prism in 3.5 years as promised, who will buy in Phase 7, 8 or Rahbar 1 or 2. Some other expert can shed light on this.

development start ceremony was held in feb 16 i think... n they said it will 3 to 4 years for development.. hopefully they will deliver few block by then .....though work in progress on most of blocks in parallel

Bro i dont think so they would give posseion in next 4 years even they develop it on fast pace.consider phase 5 M block where development started 4 years ago and still no posseion and its just one block.how they will develop and handover 16 blocks in three years.its been two years and still not 30% of any block is developed yet how they are going to handover entire phase in next three years.do maths and follow the old posts how did they develop other phase like phase 6, 7 and 8.considering they were smaller than prism.comimg to commercial brother if they are going to develop and hanover prism after 5 years.consider 2 years more so that people could make there houses ovwr there and come to your plaza to buy anything and this is something very abnormal as we can see in case of phase 9 town which have possession from past two years and yet not more than 20 houses being constructed over there and its size is max 10 marla which involves much less contruction cost than 1 kanal plot.so it takes time to construct houses and with no houses no customers no will be willing to bring their business to that place.commerial becomes successful when it is get a a good number of houses.i think for commefcial to yield a rent it will take atleast 6 years.

The longer the tenure for delivery, the more buying and selling happens....if you know what I mean :-)

Dear All,
I see a change in trend now, More and more genuine buyer are in the market. So What I believe is construction of houses will be at much faster pace than earlier one.
Though still abig chunk is with dealers.

Faisal saab the question is when will they handover. It will still take multiple years to start giving possession. Genuin buyer will be able to construct only after posession that does not seem soon in near future.

Bahria Town Sector F Files to be balloted on 29th May 2017

In Today meeting between bahria town management and affectees of sector F Files, management announced new block named *Tauheed Block*. All affectees will be adjusted there. Balloting will be done on 29th May 2017. The location of tauheed block is just opposite of effil tower.

I think its not a good news. because we have seen same balloting in past i.e. talha block and tariq bin zayed block but no map come up as of today. I think Bahria Management playing game with sector F affectees. They have to publish map of Talha and Tariq bin Zayed first. This is my opinion.

Pace Circle & Bahria Orchard

Dear Experts/LRE Team,

Any body has information about the Pace Circle Project specially about Shopping Mall. Grey structure is complete there and shops are available in the range of 1 to 2 crore in installments. is this is a good buy?

Also please advise about Baria Orchard 2.5 and 4M commercial close to Bahria Head Office. Is this a good buy?

How do we compare Bahria orchard commercial shop on installment with Pace circle shops on installment?

One of my friend have invested for 2 years at that time Phase 7 File was in this Price which tripled , I am following the project and looks too slow.
See Google old images how slow they are doing looks there is some trouble

Bahria orchard is the best business hub from all aspects.Here commercial plots and shops are full of potential having bright future.All business activities are coming in ORchard.I think comm. shops are better investment and opportunity to gain appreciation.
