This is in addition to 2-4% property registration tax proposed by Ishaq Dar for federal budget. Really bad for property business.

a) Capital value tax (CVT)
b) Stamp duty
c) Advance tax
d) Bank charges which are suppose to go to 0.6%". +
e) Fed Tax propped by Janab I$haq $$$ Sb
f) Provincial Tax proposed by another Mian (Mujtba) Sb.

And if plot is already ready by HS, then
g) Society Non-Construction charges
h) Maintenance Charges etc.

This tax is Rs. 1000 per marla... means 20,000 per Kanal.
We are sure that this money will be going to UK for buying more flats by Sons/Daughter of Nawaz Sharif or,, Ishaq $ will make another building in Dubai.

Some people are intentionally criticizing DHAPhase 9 one kanal file

Salamz to all,
I feel on this forum some people are intentionally criticizing DHA Phase 9 one kanal file with the subject of Unrealistic price of phase 9. Yes I do respect for personal feelings but they start criticism when somebody talks positive for Phase 9.
I don’t know what pain they are feeling

Dear Mubarik Ali,

Please see both sides of picture, you can not say one thing is good because all brokers/property dealers are saying go and get & spend on phase 9 file. Think about it from your own mind and heart why prices increase so rapidly in days/weeks where see country's current situation.

Majid & Haris are right its few people's game who have loads of money to invest to increase the price artificially and fabricate in a way people like me & you say, oh go and get it otherwise, we will miss the train.. That's shame to buy at unrealistic price.
Don't worry, its same story what what happened few years when price went up to sky at 45 Lac but came back to normal i.e. 14 Lac and its fair enough if it reaches at 20 lac gradually in couple of months but its alarming and worrying if price goes up that quickly what has been happening during last few weeks.

I would love to buy file/plot in DHA only its good time, otherwise, stay calm and keep your money in your pocket unless good time comes. Even, we don't buy / invest in Phase 9 file, its not end of world.

Its better to regret to not buying it rather regretting to loose money by buying at high/unrealistic price and get lost of that price in future.

@ UnRealisticPriceOfPhase9 , On this Forum Majority of The Person Says that It is worthwhile to buy Phase 9 even @ 26 Lacs plus with logical and solid reasoning then how can you still criticizing Phase 9 rates.If you thought that prices of phase 9 are unrealistic,then nobody force to buy.How could you use words like " That's shame to buy at unrealistic price " If you are smart and has care of your hard earned money, then others has same care of their hard earned money.I think ,you missed the train and regretting not to buy @ 13 lacs.and telling us story " The Grapes are Sours"

hello friends i live new york i bought a file at pk 1800000lack at that time.it was us 32000us dollars for exmple.if i calculate know its 2900000lack.i think thats why its going up.i still think its a good buy.no hard filling please mr.unrealistic u can keep your money in your poket n think u r saved.no... to me you r loosing every day.i think u did miss the train..........i bought it was my dicision i dont blam no one.i was happy when it was 1300000 n i am happy know also n i am not going to sell it .....good luck

Hi Mr./Mrs.PP,

I'm not sure if you have been living really in English speaking country like USA (New York) where you spell wrongly 'NOW' as 'know', 'feeling' as 'filling', 'Pocket' as 'poket'.
Anyway, I live in Europe and bought a file of one Kanal of DHA Lahore Phase 9 during first quarter of 2011 in Pak Rupees 1,480,000/- (Rupees Fourteen Lac and Eight Thousands) when One Euro was equal to Rs.121/- So total file price in Euro was 12,231/-. Now price of same file is Rs.2,600,000 (Rs.Twenty Six Lac) and current exchange rate of one Euro is equal to Rs.120/-. So Rs.26 Lac is equal to Euro 21,666/-

Did you see above the difference in price both in Pak Rupees and Euro currency in one year especially starting from January 2012. I'm not an economist but could handle simple arithmatic. So, do you still think its because of Currency, not I don't think so.
I'm not sure but my feelings are its just involvement of some Satta baaz etc. God Bless Ya.

People do speak and write wrong English even they are living in USA, I myself lived my entire life in N. America I still speak and write wrong English with wrong spelling. Mr. EuPakistan I don’t think you are living in Europe if so then you will not explain all this to us because may be you have not met Spanish or Hungarian those who are living in UK and even they are citizen of that country but still speak very broken and wrong English. My own sister is Canadian but speaks very little English. Thank you to all for not criticizing for nothing.

UNREALISTIC price of DHA Phase 9 files

Hi there,

I don't see its worth investing in Phase 9 for 1 Kanal price at high price of 25 lac + or if its 30 Lac and 12 Lac would be added as development charges which makes it 42 Lac and atleast 4 year or more would be the time when balloting announces.

We can easily buy 1 Kanal plot in Phase 7 starts from 36 Lac (including development charges) and obviously it will have a plot number now but no one knows if after 2, 3, 4 or more years ahead for phase 9 balloting and when time comes, it will be a plot near grave yard, or back behind the road at very bad location.

I'm no disappointing anyone but I would say price is going mad which is not realistic.

Please comment whether you agree or disagree.

This probably has been the most discussed investment opportunity as far as I remember. Probably the number of people

Like any other subject, one side feels passionate about its viability and future prospects because of factors like its a) location; b)relatively low entry price and development charges in installment.

On the other side, there's uncertainty about a) development and ballot timing; b) plot location.

Further comparison with other phases including Phase 7 completes the picture with similar looking opportunities, however, advanced in maturity on timeline.

So, my point here is that probably both options are worth taking a look yet none of the two are out of this world. Given the relatively large number of plots and people involved, both are average prospects and one might have a priority over the other depending upon the allowable time for maturity.

Believe me, none of the two are going to break a record in terms of returns of future potential. Both will be adjusted in price escalation phase, due to whatever reason, when it comes.

Sleep easy and go with your preference.

JK and Asad I agree with you people. 12 lac instalment will be couple of years after whereas someone is trying to compare it with phase 7 current price and adding up value of the futre in the current rate. It is good if has a plot or plots in phase 7 and trying to say buy phase 7 instead of phase 9 but infact this is not reality.

You can easily buy one kanal in dha phase 7 in 36 lacs for "ONLY" facing Ganda nala plots. Even a poor location plot in DHA7 start in 40 lacs plus budget.

None of DHA9 plots could be worth below 40 lacs if balloted today because DHA ends half km before Hudaira drain. How you could say 4 years? Where its written its going to be at least 4 years?

It could be balloted in 4 months or maximum 1 year as DHA Lahore need to do a major ballot every 3 years. Every 3 years DHA have to allot new plots to military officers. Last major ballot (of DHA8) where military allotments were done was held about 2 years ago. So now DHA phase 9 ballot must be done within next 12 months.
