Prism is still undervalued compared to other phases of DHA. Main gate will have positive impact and a sign of its possession coming soon. Just like pre-possession rates of DHA Phase 8 in the past, Prism will also gain upto 50 more lakhs in short term as possession is expected in first or second half of next year.
There is no doubt that its prices will be 250 lacs plus just before possession.
These are the facts on the basis of DHA history of previous phases

Some stupid will but on this rates..wait till December 2020 and the rates will go down drastically.....gates construction has nothing to do with prices...many society can be seen in lahore with only gates but no construction activity..why would some one invest in barren land with no water, electricity...it will take 20 more years

Mr.yahya Seems unrealistically mad guy. The only reason which was stopping prism was balloting of open plots by DHA.
yes it is pretty much undervalued and it will gain alot more.

Please share market trend for DHA Phase 9 prism. Is it worth to buy plots under 2 crore?

Real estate market is under pressure due to recently issued SRO from FBR to regulate property transactions to fulfill the requirements of FATF. Therefore, no further growth in rates in near future, instead correction in prices is occurring

There is no any pressure for FATF bill or there is no any tough law from government regarding Real Estate sector.Infact government is supporting real estate and construction sector. Government has reduced taxes and providing other facilities to construction sector. Market was slow only because of Plots offered by DHA on installment and the deadline to apply is closed now.
Phase 9 prism market will start picking up again within this month. Good location plots will grow more. Excellent plot under 200 lacs is highly recommended to buy now for short and long term investment.

The prices is going down slowly because most of the dealers stuck in Banas and trying to find the genuine buyers.....except the bians certain number of plots in Prism as well as in Phase 7 are marked as stay order due to refusal of transfer by the settler due to sudden jump in prices.
In my opinion the Prism average good plot should not be more than 120-130 and category plot around 150-165 not more than this. At this level of prism takes at least 5 years to reach at current population of phase 7. I agreed the location of phase 7 is not good as Prim but there is a construction.
For example, You can see phase 8 prices are stuck since 3-5 years almost with same rates. Due to high prices of plots there is no construction there.
It is good for the investors as well as end user if the prices will stable and increased on logical bases otherwise the Prism will stuck like Phase 8 and you will not see any construction there.
The area of Prims is very huge, we suppose if DHA will hand over the possession for A,P,Q R blocks in December-2020 as creates hype of some dealers personally I am not optimistic. Considering the current work speed and laying the electrification cable the DHA will reach not ready for possession before December 2021.
This is just dealers GAME and Hype.
Due to the current PTI Govt economic performance the prices will increase of property not more than 5-10% up to 2021.
See the prices of phase 10 file suddenly reach from 40 to 60lac now back to 52 in 2 weeks, in coming days it will stable under 45-50. Who fool will invest in DHA phase 10 because the history shows DHA at least took 15-20 years to develop the phase.
I have a plot in prism on 150” Road, I bought it 124 lac in Jan-2020- All paid , in June the dealer approach me and offering 107 and suddenly the price increased he offer me 125 then after week he again offer me 155 and on peek offer me 185 and now he offer me 160-165. See the dealers GAME

It Seems, ZA Rana KSa desperately want to buy plots in DHA phase 9 prism.That is why he wants to discourage this beautyful high return investment..DHA phase 8 was around 275 lacs one year beefore possession for good location plots..Same is the case with 9 prism, it has alot of potential to grow.This is best time to buy.

As transformers have not been installed in any of the sector so if they at all decide to give possession it will be without electricity and sort of paper possession. Waiting for LRE/ CMY response on this important issue

I think reasonable timeframe of possession would be 18 to 24 months. Most of the things are ready. Electricity work started. If DHA want's, it can get the electricity work completed in 6 months in some sectors. But it depends on their desire.
But I think reasonable timeline would be to have possession open around june 2022.

Multan pre & post ballot

What is forecasted about DHA Multan 1 kanal prices on 24th July (1 week before ballot) and average location plot price after ballot. Is it better to sale before ballot or after ballot or after 1-2 years. If selling then where to shift. Aim is to gain maximum monetary value.

if you have bought around 44/45 lac than can sell after ballot immediately , Price would be around 60 to 70 & few gurus are saying it can cross 60 pre balloting.

However if you want to hold than it can give 200% by 2021 (2 year time). This is my humble analysis it cant be perfect .

Don't expect miracles in this slow market.
Depends on when you enter the market, if recently then if you gain 8-10 % don't be more greedy.
After ballot - lot depends on your luck. Good or average location or bad if you are that unlucky.

2- 10 marla cash files
3- 5 marla Army NOC cash files
4- All categories of Installment files including commercial ( Will there be any increase in ON? per category )
5- Expected possession of cash & balloting files ? since Sector A, B C & D development may finish in next 8 to 10 months.
6- DHA Villas & Askari 3 houses will be ready by end of this year to mid next year that means there should be possession for commercial plots as well by that time? So need your price and expected profit on commercial plots as well & also possession of these plots ?

Multan was sold at 53 on last day before Eid for which payments are to be made after Eid. DHA Multsn average plot will be 85 and excellent plots at 100 .Reason Wapda Town = 200 to 250, Model Town = 150 to 175 , Gulgasht = 250 to 350 , Buch Villas = 125 to 150 .Dealers will misguide you, it is a very good investment

Well I think in next week starting Monday either of two things can happen. Either there is going to be a market correction, based on panic buying before Eid. Secondly, the trend may continue because of Karachi dealers Satta buying. In that case prices will drop whenever these dealers will pullout. In both the cases, prices shall come to the realistic value of 75 for good location and 65 for average location plot post ballot sooner or later.

Think of 3 5 years time it can be as high as 50 million per kanal or low as 25 million. 4,5,6 million Dha multan bhawalpur are like free ticket to lottery

User 6006 your opinions remind me of pre ballot times of Prism DHA 9 Lahore. Same predictions were made that within 3 years it will be livable and prices 25 million. Being good location and in Lahore, still you can see the prices. Multan will definitely take a price correction.

Multan did not have good socities back in early 2k.... But multani abd surrounding have great amount of money like bhawalpur and surrounding plus both cities has cantonments with askaris building inside in dha..... I have seen developement of wapda town multan which is no close to even wapda town lahore but in prices cost more thn lahore.....so u can estimate with dha and its facilities it will beat wapda town multan so kanal will be 3 crore plus i have seen wapda town go congested in 3 years , dha multan is very close to. Development phase wise and bhawalpur even started ..... I tell you if you have files there bought in 3,4,6 million you dont know right now how lucky you would be in long term and even in short term..... Even southern punjab does jot become new province at least 20 to 50k families both in multan and bhawalpur and its surrounding looking to shift to better place with shaukt khanum sand salamt school and universities its good ppl wont come in lahore just of hospital and univ reasons without any roots of lahore....

I appreciate you insight on both Multan and Bwp. Thank you! You look very sanguine on both and clearly you are basing your analysis on relative valuation. So far so good. But please reflect on the following 2 factors:

1. With DHAs coming on line, the supply will increase. This increase in supply will affect relative valuations i.e. the prices of Wapda or Buch in Multan or Hashmi Gardens and Model Towns in Bwp will tumble. So expecting simply a rise in DHA prices towards those society prices may not be the only possible price development and market may adjust more dynamically. Will appreciate your views on this
2. What's your view on the size of the supply coming from DHAs. Do you think these cities have that much appetite. You see, if the supply is too much, then the price effect of No.1 could be even more drastic without much DHA price appreciation

Prices wont tumble those days are gone long ago.currently the prices are lower yes may be buch villas ,wapda , hashmi garden,model town may tumble if value of Dha multan Bhwp wont increase twice more thn those mentioned above.

Surely Dha knew demand in those cities and current phases in Multan and bhawalpur will be consumed dont know about future phase or extensiob of these two cities.
