What is the reason that its cost is low as compared to sui gas ,state life and bankers town

Assalam Alaikum

I think, you have asked this question previously also. I did not have complete information, therefore, I did not write. But as nobody replied to you last time also, therefore, I will try to convey, whatever I know. I will write about Phase 1 only.

As you are already aware that its location is excellent, among DHA, State Life and near to the ring road. If everything goes fine, I think it is an excellent deal. They are going to have some possession ceremony on June 4th for the so far developed part of Phase 1, I think it will have positive impact on Formanites Phase 1. I will suggest you to attend that ceremony or if you are abroad like me, send some relative over there. If your plot falls in the already developed part then I think you should be able to get good money out of it. I cannot really say, why it is low as compared to other surrounding schemes. Some people say some land problem of adjacent Phase-2 is the reason. I am not in position to recommend you something solid but I can suggest you to wait for some more time for at least next three to four months after the possession ceremony that hopefull provide you relatively better picture hopefully. This is what I think.

I have plan to put online dozens of plot maps and locations map to make it easy for my friends outside Pakistan to see where they are buying their plot and how plot look in the housing schemes.I completed all scans today.

Status of the schemes:
State Life - 1. A and B sectors are developed and work is going on in others.
State Life - 2 + Extension. Society is in process of acquiring land.
Sui Gas - 1. Houses being built there.
Sui Gas - 2. Raw land by canal bank 10km from Thokar
Bankers Town. Raw land with rumors that it will be developed someday.
Ravian. Dead horse. Only for the very brave to dare there.

They have either not submitted the scheme or have not submitted the record of membership and collected amount as yet so that the Authority has advised general public not to have any further dealings with these societies till their plants/record are cleared from CDA including:-

Dear FARMUDAT-A-BASHIR Sahib.
With due respect, I dont agree about your forecast that Bahria Lahore C (if you are talking about that) will go down in the very near future, yes it will show some weakness till the last date of installment which is announced today by Bahria in newspapers and that will be minor too and that is always expected before installment. There should be solid reasons for Sector C to go down as we have discussed lot many times in this forum. Development is going on in full swing. Roads are being carpeted. Its cost is still in reach of many people. They are advertising it aggresivly, which I think is good for Bahria as well as for its plot holders. There is no scam so far. It is very well planned as you can judge yourself by looking its map and on the site. I am from Islamabad, I had choice to invest in Islamabad but Ive made my investment in Sector C just because its a solid investment with alomost no risk with great potential. Ive my investments in Islamabad in very solid sectors i.e D-12, G-13 as well. In G-13 I have earned handsome profits in this sector where development is going on by (FWO, Frontier Works Organization) but even after 6 months roads are not being carpeted whereas in Bahria in very less time roads are being carpeted. So my friend there should be reasons that Bahria is going to fall. So far there is no single reason. It can be stable after second installment for a month or two but not more then that.

I am not loosing money because Bahria was lkittle slow last 3 weeks .My DHA phase 6 plots gone up from 75 lacs to 1.05 crore in 3 weeks.My DHA 7 files are up to 59 from 52 lacs 3 weeks ago.I have never been more satisfied with my investments.I have DHA and Bahria Town both leaders both secure and one of them will be always rise.WILL EXPLAIN Latter Why?

I find comfort with the words of Brother CMY not only I have a plot in Sector C, but because I have seen his forcasting regarding some of the housing dev. schemes accurate most of time and I would like to see that in the future as well.

Seems like some profit-taking going on in sector C, which is not a bad thing as long as fundamentals remain the same or improve. Every pullback of prices in fundamentally strong housing schemes creates another opportunity for serious long term buyers to get in more cost-effectively as witnessed time and again in DHA.
