As per news , a 10 members committee has been formed to review/recommend changes in the property tax. The committee to meet on next Wednesday. No further details were revealed in the news.

1 Kanal Plot in State Life Phase 1

Dear CMY Sir,

I hope you are doing well, Sir i got a 1 Kanal sharing plot at State life phase 1. i need some information are as follows.

1. Its a 1 kanal plot and we are to partners can we become combine owner for the plot?

2. Is it possible if we split 1 kanal between 2 of us ( 10 Marla Each) so we can construct house on it.

3. Currently what is the rate for 1 Kanal Plot in state life phase 1?

I would appreciate your kind advise on above and will be grateful for your timely feedback in this regard.

For 1st two questions, you have to check with State Life office. They can give you the best answer. The price range is 80-130 lacs depending upon block &
location of plot.

3. Since u have bought the the plot , pls share what price u bought or what is the final agreed price

Dar have nothing to do here, Slow down in real estate sector was expected and there were clear signs about that These Taxes have actually put oil on already burning fuel.
Even if Dar will say every thing comes Back to usual the Momentum have been broken. The Sale Purchase will stop to very low Level the Demand
prices will remain higher Many Months even Up to year, Only desperate sellers will sell. After 6 months if situation will remain like this then fall of prices will be there and market will enter in Slump period.
In 2005 there were no new Taxes and same thing happened Prices stopped Growing in early 2005 and Bottomed in 2008 to 2009.
Each times Boom and Slump comes we give many intelligent reasons to blame this and that but it is hallmark of all business no matter Gold, Oil stock etc.
That is why CMY said many estates will close Quick gains are unhealthy and in Slow upward moving markets every one enjoys.
I feel sorry for Those who purchased inflated properties in Hype in spite of warnings to seasoned analysts.
Investors will find way to exit

Mr habib is right. And if you look at the interest rate in 2005 and it's almost same level as today so it's the time. When every body's start buying
files and plots, there is always crash and I talk to some web designer in Pakistan and every body was buying files and they said they made more money than their own profession. I sold my plot 4 months ago and sitting on cash...repeat of 2005.

I already worm this but some of my friends feel not good my words, So I stop warning.
This is same Slump as 2005 period. Big players already gain and execute and now we will wait till next move that is nearly after 2020.

There is no alternative of property for Pakistani in short & medium term. Today not only interest rate on PKR is historically low but future expectations are also downward. At the end of 2005 USD was earning more than 4% interest rate today it's almost 0%. Pakistan economy reletively growing at very healthy rate and for incremental money there seems no other option but only property.

Amazing to read that the
prices will go up and up! How high they can go? how many people can afford? Please try to understand the economics! Prices can as high as people can afford. I can give you my own example. I have been living in USA over thirty years. I can tell frankly I am having a hard time buy a plot or house in Pakistan. Seriously thinking about selling everything in Pakistan staying in USA. Because USA is stilling affordable than Pakistan.

im in dubai.. a 700 sq ft 1 bed room apartment at average locality is around 7 lac dirhims which translates to about 2 crore rupees. only 700 sq foot of below average construction without land, leased onto yur name for 99 yrs. so for me
lahore real estate is still cheap as I can buy a decent 10 marla house in this budget in posh areas. Dont know about USA. It might be cheap to buy villas there in downtowns of major cities. and Insha Allah yu will see these prices to double in coming 3 to five years.these taxes cannot stop the flow of money.

pakistan is going to witness billions of dollars of investment in CPEC and industrialization with inprovement in energy situation expected till 2018. GDP will reach 6 percent Insha Allah. we as nation prefer our own houses. when people will start making mobey, they would naturally go for making their homes and real estate demand will increase. there is already shortage of housing in pkaistan. im optimistic Insha Allah. if tthere is no polictical turmoil and elections happen smoothly, I see good future for Pakistan as well as real estate. As far as thise DHA apartments are concerned , I dont consider them a good buy as those are insanely expensive. may be high net worth people took them for whom 3 crore doesnt matter for partying and PRIVATE meetings in a secure surrounding

Property sector is under surgeon's knife

I read it this way, we have destroyed every other sector of economy but property sector survived. Now we are hell bent to destroy it. Whatever the outcome of today's negotiation is but long term property sector will be on rough ride from authorities.
So I request CMY to open office in UAE and start exploring that market. Pakistan realestate is ready to go down in the doldrums.

I have noticed that there are only horror stories about property and taxes in Jang. Read other papers and you will feel better. I just read very encouraging news in Express Tribune today.

It seems that the Top guys in government, opposition, some Media groups & Bureaucracy are more interested to boost UAE Property due to their high stake in their market. If Pakistani property continue to thrive, there are fair chances in near future that investment will be more in Pakistan than UAE and they will do anything to discourage it.

Very well said. That's actually their expertise - destroying every sector every time they come to power and leaving the economy to the brink of bankruptcy.

However, they may survive this time and people won't move out money from Pakistan so fast (as they did in 1998 last time when the brothers were around). This is because the property markets in UAE and other places are in very bad shape already and it's not advisable to move out and invest money anywhere else than Pakistan.
