DHA Lahore Phase 9 affidavit files could give you headaches
All visitors Lahore real estate are informed we have started to see some troubles in affidavit file transfers.( Trouble like missing papers in files like old photo copy of NIC or lost possession of already cleared land or court orders against other land in DHA area of same seller etc). After an affidavit file transfer in DHA Lahore you are still NOT gaurenteed to have an allocation UNTIL all legal needs are met by land seller to DHA that sold you affidavit file. Troubles could show up latter during affidavit to allocation conversion time. DHA will handle future litigations if any after an allocation is made but any legel problems even after your affidavit transfer is held in DHA Lahore are still yours until the day an allocation letter is given to you by DHA Lahore in your name. Once you have an allocation you are safe.
Recently DHA have been very very strict not to issue allocation letters for affidavit transfers ubtil a deep check of each affidavit file of land owner . Its very good DHA is now very strict even strict than before but it could cause you headache too in case a trouble in land even in other files of seller. People that sell affidavit files have land on many places and DHA could hold issuing allocation against affidavit if any other land of land seller have trouble.
We dont feel comfortable enough any more to deal in affidavit files for our clients any more and highly recomend you not to buy it. Saving of few thousands could cost you few lacs in 1 or 2 cases out of 100. Please buy an allocation file only from now on because its transfer will not give you any headache in future. Allocation transfer protects your investment a lot more than an affidavit file.

Please also note buyers in DHA 5 ext should ask for verification form from each seller with NDC form and must get file verification done in DHA Lahore by paying Rs 650 fee to check for any litigation on DHA 5 ext file you are buying.
Only after you get a cleared varification form from DHA Lahore you should pay transfer fee make pay order for seller and pay CVT and stamp duty for DHA 5 ext file. |

Khan bhai until last week I saw people buying affidavit having few troubles but never saw allocation file transfer had any trouble. |

Allocation file is fully completed file and has one of the safest transfer with lot of documentation that protect
buyers much more that affidavit file (Like sale deed is available to buyer from seller and buyer pays CVT Stamp duty
etc. Allocation transfer cost is much more than affidavit file.
Affidavit file?
Its a file that will turn into an allocation immidaitly after transfer. In simple words paper work is 97% done for
this file to make it an allocation file. In affidavit file sellers don't get a sale deed or any receipt from DHA that
transfer is now complete. It takes DHA 2 to 3 days until after the transfer to intimate buyers their allocation is ready . There could be some problems in less than 5% cases in affidavit files transfers where there could be delay to issue intimation letter due to incomplete file like missing NIC copy or unmatched signatures etc. DHA dont issue buyer an allocation letter until all documentation is 100% completed. Keep in mind once intimation letter is issued this affidavit file is now turned into an allocation file.Most property dealers and buyers don't understand the process of affidavit very well. So buy affidavit files from people that have purchased them many times in past. You must buy an affidavit from a trusted dealer or seller only just in case there is more documentation is needed by DHA. In many cases where a trouble surfaces sellers don't give a damn after they get payment and give very hard time to buyer of affidavit in case more documentation is asked by DHA Lahore.

Dear CMY, I admire your posting these rate almsot every day. To me plots are the running stock of dealers, in other words, it's a good commodity for sale/purchase and earn commissions besides fee income for DHA.
On the other hand, houses are real properties which change hands for a real sale/purchase.
As a matter of principle, the house value should be in the range of 15-20 times its annual letting value; for example if a location is new and emerging the multiple shall be 20, and for a mature location it should be not more than 15.
Let me apply a practical example here.
The house in a new phase like DHA-VI will earn annual letting value of Rs 6 to 7 lacs, accordingly the value of home shouldn't be more than 120 lacs to 140 lacs.
Similarly, a developed location in Phase-V will earn the letting value of 8 lacs, the house value shall not be more than 140 lacs.
In a mature location like in phase-3 if the letting value is 9 lacs, the hosue price shall not be more than 135 lacs. Anything above these limits will not sustain.
See what happened in Europe and America when property prices were rasied above the level of 15 to 20 multiples (they are now trading at 12 to 15 multiples)

In Pakistan people generally do not invest in residential properties solely for rental income. They invest for appreciation in Plot prices over the long term. The rent is an additional value and a source of regular income as people who own more than one home can rent additional homes or if they own one home they rent a portion of it. In some cases where large size property is divided into multiple small units some people can earn very good rent multiple.
Real Estate in Pakistan and West are two different animals. You cannot compare them. One is based on full ownership and other one is mostly mortgage for decades. There are no sub prime loans in Pakistan. People cannot buy homes which they cannot afford. |

Abdullah D block 5 to 10 years old house range is Rs 80 to 90 lacs and Z block 5 to 10 years old house range is at 90 to 100 lacs.

Dear Brother CMY,
The rates range shown on your above list does not match with the prices you are offering to sell. e.g., phase 6 B block price range as per your list is 56 to 68 but when we see the plots avaiable for sale it is minimum 70 and maximum 80. Kindly clarify.
I would appreciate if you list the plots avaiable for sale in the range of 56 to 68 in B block of phase 6.

56 Lacs is the price of facing commercial plot in B block of phase 6. Prices in phase 6 especially B, J and H blocks have increased in last few months. |

Dear CMY some Block of DHA 8 have very deep level which ranges from 8 to 20 Feet what is future of such Location. If one drives through the brodway this is very obvious. Plots in deep pits are how much cheper than normal plots |

Khalid sahib prices of property just cant keep going up or down. There are always breathers and profit taking etc. I dont care if price go up or down. I said its a good buy for short and long term at current very low price. |

Salam, As a Pakistani we have a worst habit of blaming others for our shortcomings. I request brothers to take advantage of this forum for current prices and trends but use their own brain to make a decision. No one force you to make a decision on this forum. Do not blame CMY or anybody else for his comments/trend forecasts. If you don't trust the website, do not make decision based on comments here or stop visiting but leave this door open for overseas Pakistanis who can at least view the prices and know about property trends while sitting away from home. I hope all brothers will appreciate and take my comment positively. Come up with more info for others. Thanks. |

Dear CMY. Why is there a 40-50 thousand increase in DHA phase 9-10 prices. Is it due to Ring Road OR Hype created by Property racket who create temporary illusion of files being short OR is it because the ONLY files left for DHA are now in phase 9-10?
Also, what price are you expecting for Phase 9-10 2-3 months down the road? |

price of plots in phase 7 block y has gone up from 25 - 30
to 27 - 32.Is it correct? & what are the reasons.
