Brother Ramay S block in DHA 8 is totally cut off from proper DHA 8 and have 2 graveyards in the middle with village on side. Its extremely hard to find a buyer here. Most plots on installment were alloted in DHA 8 S and X block. We have plots available for sale here from 36 lacs to 43 lacs on cash payment that include development charges too.
For example we have for sale S 1062 for just 36 lacs. Buyer pays 26 lacs now and 10 lacs in installments.

Brother Ramay S block in DHA 8 is totally cut off from proper DHA 8 and have 2 graveyards in the middle with village on side. Its extremely hard to find a buyer here. Most plots on installment were alloted in DHA 8 S and X block. We have plots available for sale here from 36 lacs to 43 lacs on cash payment that include development charges too.
For example we have for sale S 1062 for just 36 lacs. Buyer pays 26 lacs now and 10 lacs in installments.

What size of plot should I apply ?
Lahore real estate highly recommended that you apply for 5 or 10 Marla plots only. Apply only if you want to make a house here and have pocket to pay installments and development charges in full in next 3 years. I think best buy are only 5 marla plots as these are lower budget plots priced better. In one kanal there is lot of good choice available in proper DHA Lahore. At 3760000 you can buy a fully developed ready plot with development charges paid in DHA Lahore phase 7. DHA city plot of one kanal costs Rs 3760000 and with development charges it will cost min 47 lacs. DHA 9 one kanal allocation costs 15.45 lacs and with development charges it will cost you in future total only 25 lacs. If they imposed 30 lacs development charges I think DHA 9 will still have better price and location so I request you to apply for 5 Marla or max 10 Marla. I know I will loose commission for not recommending 1 kanal but I dont want make my commission at your pocket cost cause it dont make me feel good.
I am only investing because Lahore Real Estate is now booking these plots?
I think you should do a lot of research on your own and book if YOUR HEART is 100%. We dont know if prices will shoot to moon after ballot or fall to earth in coming days
for plots of DHA City Lahore. We only want to help those people that have made
up their minds on their own and want to apply in DHA City Lahore. We only registered for DHA
City Lahore after finding out it a true military run housing scheme by DHA EME sector and after we found our they have lot of land purchased under village SHAH PUR KANJRAAN between Multan road and Ravi river.
How do I know for sure I am in first 5000 people with 30% down payment for confirm application?
We are told by DHA City management they will tell registered dealers and
announce it in news papers and TV etc when they have received first 5000
applications with 30% down.
How many plots of 5 marla 10 malra and 1 kanal?
No official answer but guess is no master plan is made yet. They have all
needed land but will draw the map after looking at how many plots are applied
for each category. I think total number of plots will be about 7000 to 10000
in first phase for land near SHAH PUR interchange and later on they will
have more plots for Shuhda and Jawans near Eden Value Villas kand and near motorway interchange.

Applying in DHA City is a perfect definition of speculation in real estate where you are not sure of location, the actual cost, the development time line and much has been left in the dark. It might prove a successful project but I am sorry I can not invest like this. |

We have seen new buying in market but waiting to see if it can keep this strong in coming days too. Transaction have increased a lot and installment pressure of DHA 8 was taken very well in market. Very few sellers in market in general that sold due to pressure of installments. It was surprising to see process increased instead of falling in DHA 8 near June 30th.
DHA 9 saw buying and files hard to find. DHA 8 Park view files files selling pressure is now easing slowly and should stabilize in 2 3 Weeks. DHA 6 all blocks saw 2 to 3 lacs more gain in last 2 3 Weeks. DHA 8 W T saw 3 to 4 lacs gains. DHA 8 S and Y saw price losses of 2 to 3 lacs instead of rise. DHA 7 developed block saw 2 to 4 lacs gain in last two three weeks. DHA 7 undeveloped block saw 1 to 2 lac gains. We saw Park view Villas Multan road sold out at very fast speed and still lot of buyer in it at profit buying. We are seeing lot of booking in DHA City Lahore and mostly overseas people booking it directly from DHA City.
I wish I could update charts on LahoreEstate.Org to show you all buying selling data but call volume from DHA City applicant is not leaving me any spare time yet. Data looks good and I think its due to money moving into real estate from stocks and reduction in CVT from 4 to 2 percent. DHA have mostly larger plots only soits helping DHA market lot. I think DHA City Lahore will have to increase the last date of filing as many people are calling they dont have anough time to file send applications from outsideof Pakistan. |

Buyer must be min 18 years old to buy a property in DHA Lahore. He must also have have NIC NICOP or POC.
BTW buyer and seller must not wear only shorts on transfer day otherwise DHA wont transfer the plot. We have seen two three times people came in with shorts and tee shirt but were refused entry into DHA building or transfer until they go and change their dress :)

It was very funny situation Col sahib said no transfer until you dress properly for this building and buyer said what dress have to do with my transfer identity or look. End result buyer have to change the dress and transfer was finally done after three hours of debates and requests to both parties :)

DHA 7 left over allocation are not likely to get agood location plot so thier price is low at near 20 lacs. Buyer will still have to pay 9-10 lacs in development charges.

There are about 8000 files in market for DHA 9. Supply is now getting tighter and tighter as more than 95% land in now in possession of DHA Lahore. Its now getting rare a nd rare to see a new file being issued.
In past many new files were issued weekly so price was unable to see good gains since now no new files price is now slowly but steadily rising. |

A SPECIAL committee of the Public Accounts Committee of the National Assembly has declared a deal between the Defence Housing Authority and the Evacuee Trust Property Board as clean, legitimate and legal.
The meeting of the PAC special committee was held in the Parliament House. It was chaired by MNA Riaz Pirzada while PAC members MNA Rukhsana Bangash and MNA Aaseea Nasir along with Chairman ETPB Asif Hashmi, officials of the Minorities ministry and Pardhan Sardar Sham Singh of Pakistan Sikh Gurdawara Parbandhak Committee attended the moot.
The special committee went through all the relevant records of the deal and found every thing to be in order and according to rules and regulations and found no irregularities whatsoever.
The Special Committee Chairman MNA Riaz Pirzada praised the work of ETPB under its chairman, Syed Asif Hashmi and said he was an honest person and PAC reposed confidence in his working. It said that any doubts in this regard should be buried. Sardar Sham Singh said that the Sikh community in Pakistan was all praise for ETPB Chairman Asif Hashmi and held no grudge or complaint against him.

CMY Sb: Surprised to know that some plots of 'Z' blocks (from Z-215 to Z-270)have been moved to the boundary wall of Golf Course. What do you think it will effect bad impact on 150 ft. road or not ? Thanks. |

Still map of ph-7 is not updated property as many plots are still missing in block P, e.g. P.no. 416, 417, 418, 419,420, 421, etc. DHA is updating every day map but missing the Nos. all the times.

Dear CMY, I admire your posting these rate almsot every day. To me plots are the running stock of dealers, in other words, it's a good commodity for sale/purchase and earn commissions besides fee income for DHA.
On the other hand, houses are real properties which change hands for a real sale/purchase.
As a matter of principle, the house value should be in the range of 15-20 times its annual letting value; for example if a location is new and emerging the multiple shall be 20, and for a mature location it should be not more than 15.
Let me apply a practical example here.
The house in a new phase like DHA-VI will earn annual letting value of Rs 6 to 7 lacs, accordingly the value of home shouldn't be more than 120 lacs to 140 lacs.
Similarly, a developed location in Phase-V will earn the letting value of 8 lacs, the house value shall not be more than 140 lacs.
In a mature location like in phase-3 if the letting value is 9 lacs, the hosue price shall not be more than 135 lacs. Anything above these limits will not sustain.
See what happened in Europe and America when property prices were rasied above the level of 15 to 20 multiples (they are now trading at 12 to 15 multiples)

In Pakistan people generally do not invest in residential properties solely for rental income. They invest for appreciation in Plot prices over the long term. The rent is an additional value and a source of regular income as people who own more than one home can rent additional homes or if they own one home they rent a portion of it. In some cases where large size property is divided into multiple small units some people can earn very good rent multiple.
Real Estate in Pakistan and West are two different animals. You cannot compare them. One is based on full ownership and other one is mostly mortgage for decades. There are no sub prime loans in Pakistan. People cannot buy homes which they cannot afford. |
