last time they announced 5 marla plots in N block (across canal) in 665000 rupees. These are in C block and price is 965000 rupees. it seems they are getting active and back in game. lets see what have they palnned for balloting and what development charges they set for existing files. Apparently future looks bright.

The owner Sahar is a good guy and has very good reputation in market. He got most land cleared in DHA 6 and DHA 8 for DHA Lahore. I think this guy will deliver and is different from other developers. If I had a file I would keep it. |

20 months ago I visited DHA Rahber and I saw a gate under construction and through the gate a land not being developed.
3 months ago I again visited the same area and surprised to see that there is ZERO progress. Same gate under construction and same land, not developed.
Also the price is high.
I would like to advise you to buy developed plots in that area. Following are the options.
Khayaban-e-Amin (Developed but possession not given. Hopefully within 1 year)
IEP Town. (Developed but people not living there)
KEMC. (Developed but people not living there)
Valencia (Costly but fully developed)
Other friends can list more options.

Other than this that they only made Mail Bluvard and then disappeared. No LDA approval No Map no development in Plots area, How many 10 Merla Plots How many Kanal? And No answer to all these questions in Last 4 years. No CVT or stamp Duty on Files Transfers makes all this very suspicious |

Better try to get a plot in already developed housing schemes. If your budget is around 40 lacs, then go for Valencia, Nasheman Iqbal, Wapda Town, OPF., and if it is around 20 lacs, then your can select among DHA Rahber, Khayaban-e-Amin, IEP Engineers Town, NESPAK-2. |

Looking at the pace of deveopment and the way they have stopped after making main bluvard after 3 years. I am supecting the they have sold more files than land, because recently i contacted them and asked about tranfer charges to buy the file, they told be only 6000 for Kanal, I asked what about CVT and stamp. They told this is society letter only and nothing to do with tax etc. It may be charged on allotment.
It means that you get only one paper by paying 10,11 Lacs. All the socities like DHA if they have land they ask you the money for CVT and stamp duty. No matter possession will be there after 10 years like phase 9,10.
This is just my suspecion and may be wrong but I myself decided not to invest. And you know it had happened many times in past as well Park view, eden city etc all sold more files than the land they had. |

Can you give more information of Ameen Houses, I saw there were many low coast houses ready in that atra these houses were Launched in 2006 @ 16 Lac per 5 merla. Eden Lane 2 also Lauched some houses in that arear in 2006 @ 24 Lac for 5 merla. If you visist his society you can see these houses but I got information from wtchman that no one was living there.
I intended to buy 10 merla file which was in market in 6 Lac but delaer warned me about shortage of Land issue and told location is not clear. Then he told me why you dont buy in Muhafiz town 2, where 10 merla is about 12 Lac it is situated right on Defence road and there are most facilities and some houses also under construction. but due to difficulties of transfer [For Muhafiz you have to goto Police Foundation Islamabad] I could not do that as I was on short vacation. And was not sure amid weakening Pak rupee how much benefit I shall get investing for 3ys in this area. |

You are right those low cost homes are ready now and they gave possession last month i think. I visited them few days back and now there are good number of families though not all homes are populated. Sahir associates has put compulsion for home owners to reside in homes immidiately after possesion and within few weeks a good number of homes are populated.
However as u mentioned about plots their new project of ameen homes the blocks and land is not clear. Your home can be anywhere in 8-10 blocks and some are adjacent to Lake City back side.
Their prices are very good but other issues like you mentioned are not clear to me. |

i am resdent of e-block of khayban-e-amin, more than 100 familyies shifted there, but sahir associate is ubable to fulfill there requirment, i feel they have lack of funds, and going to crash, they have some diffrence between there partners, and there attitude to development is so slow, day after day we are facing low quility and un complete houses as per agreement, water problem, gas non availbility, and problem regarding drain passing through society,
i think drain passing within society is not suitable for drinking water because it is carring lot of industrial waste,
attitude od sahir associate are not good, even we listen if any one complaint about there work then beat him and trerat him,
location is good but developer have no suirty |

so why not to sue them like on charge of not providing houses in the time they committed. like they launched there housing society in 2006 and still they have not completed one block which was promised that it will be handed over in one year. secondly pace is too slow. so lets combine all residents and applicants and file a strong case bringing mr.sahir to court. |

All Khayaban-e-Amin File Holders,
There is a good news that Khayaban-e-Amin is developing very rapidly (Check the latest pics: http://www.lahoreestate.org/2009/08/03/khayaban-e-amin-lahore-gallery/) and soon the balloting shall happen. Also the development quality is excellent.
My advice is to hold your files for just few months and you'll be rewarded.

I am not accurate but i think current price is about 10 Lac, Development Charges are not claer Yet. 10 merla is available in 6 Lac Only Main Bulvard is nicely developed and it ready for last 3 years. After this they have stopped development.
This society till date does not have map and also is not approved by LDA. The Low cost houses made by them are almost ready but no one living there
So it is a bit risky game |

Last time i visited Kheban-e-Amin, the office told be bulletin is in Oct-2009. Current price is 10.50 - 11 for the file. This is already been developed, but expected that sahir estate will take some money for possession and bulletin. T.I.P (in front of khaben-e-amin) rate is around 17 with possessioned plot. |

Khayaban-e-Amin is a beautiful housing scheme, soon it will be populated as soon as management give possession of all plots.
A housing Scheme TIP which is now called TIP block of Khayaban-e-Amin is also a beautiful housing society and it is just infront of Defence of road and Valencia housing scheme. 10-marla plot price is Rs. 28 - 35 Lac in Valencia whereas you can buy at Rs. 12.50 to 14 Lac 9-marla (called 10-marla) plot and 18-marla(called 1-Kanal) at Rs. 19 - 22 Lac in Khayaben-a-Amin TIP block. Possession will be available in end June'09, all facilities are available. This is excellent to build dream home as well as for investment, hopefully it will appreciate in June/July'09. |

I can tell you best of My Knowledge..
it is not safe there is no official map and it is a commitment that Khabane Amee will be developing on its own Cost and in Return they took some Land, Balance Amount they will take from Plot Holders, This looks nice But Khiabane Ameen is also in hot waters, They developed nice Main Bluvard without making Map, Still it is not Clear how many 10 Merla and kanal Plts will be there or some Kanal Blocks will be converted into 10 Merla, Khaibane Amee Management did not sell all Land Most of Land is still with them and File price is down to earth, Like 10 lac for Kanal and 6 lac for 10 merla still development charges are due. Map has to be approved and they have to lay down smaller Roads, sewage, electic Poles etc.
As per some insider they are waiting for good time as they cant afford to sell their Land on this rate, So when Price will increase they will sell more files and later they will start development. Their Low cost houses are almost complete but no one is living there, The housing Project was also only to improve the cost of their Land which Failed to give good esults to them.
Good in that area is DHA rahber, or Muhafiz 2, Of course Valancia is the best but 5 merla is about 15 to 17 lac [much overpriced]
If you have less Money Goto Naz Town though it has some problems but better than tip etc |

For 10 marla plots you pay only these seller paid amount of installments for booking and land cost + current profit.. You will remaining amount of land cost in installments.
Where is transfer held?
Transfers are held in Lahore in Pakistan Rangers head quarters. It takes approximately 1 hour to complete the transfer.
Development status?
All utilities will be under ground. Road size starts from 30 feet. All needed land is in hands of developers and survey plus land clearing was done this month. Contract for development is given and actual work should start in Nov or Dec 2007.
Lahore Real Estate recommendations?
DHA Rahbar is not run or developed by DHA Lahore but it will be under close watch of DHA Lahore management. It will be safe investment because there is no risk of developer running away with your money. We expect development to be good standard. Location is good. There is good population in front of it in Valencia so you are not too far away from populated areas. Price is not too high when you compare it to Lake City and Fazaia HS. Biggest benefit is you can pay good part of payment of 10 marla and 1 kanal plots in installments. We don’t recommend you to buy 8 marla plots. Ther is no buyer seller for 8 marla pots due to difficulty in get NOC for these plots for transfers.
