Definition of Investor
I am a student of Lahore RE. Off and on i have heard folks bemoan that most of the plots in DHA (6, 7, 9/10, 8 etc) etc are owned by investors as opposed to those who want to build a house in the near term. I am curious to understand what people think is an investor. Someone who simply owns one or two plots or something more substantial. Surely, there may be people who own 20-30 plots, but that should be uncommon I would think.

Same was said about DHA 5 but now we see lots of houses there, DHA 7 will not get construction boost till we see good number of houses in DHA 6, Next year will tell about this as practically DHA 6,7 are same phase. In DHA Houses are started by Builders usually and consumers follow.
Regarding DHA 8 I dont think that will be handed over eariler than 2015. At that time it will be only vacant area surrounded by DHA 6 and Air avenue and Parkview on other side,. So it will be populated soon after. |

An investor would be somebody who has excess liquidity and has bought land/plots with no actual intention of ever constructing a house or livng there. His basic purpose is to wait and off-load his assets when he gets a higher market price i.e. he earns substantial profit though this is not necessary. |

If i ask comparison between DHA phase 6 and Divine gardens in 3 years times, which scheme you prefer for living and standard vise.

In 3 years time DHA 6 will look far better than Divine Gardens. Remember, Divine Garden is a 10 marla dominated community as opposed 1 kanal dominated scheme of DHA 6. In three years time, DHA 6 will be fully populated with Defence Raya already matured. One should also look at the average road size of DHA 6 which is minimum of 50 feet. There are big road and large sized roads as well. If someone is interested in 10 marla house, perhapes Divine Garden is not a bad option for it being loacted much closer to the city and direct access on Defence Road. The big grocery store at the enterance of Divine Garden is also a big plus. |

Few questions about Divine Gardens:
1. Do they have 5 or 10 marla plots for sale on 3 years installment plan.
2. 10 marla homes - sold out, does it mean that they had a specific number of homes which were to be constructed and all of those numbers are already booked.
3. Where can one see the 5 and 8 marla floor plans from.
4. Do they have any model houses ready by now.

Dear Sir, that is nothing but optimal wishful thinking. It would be close to a miracle if DHA 6 will be even 30% populated in next 3 years. (Hint: Get a history lesson from DHA Phase 5. Still in DHA 5 you see more than 5 empty plots for every populated house). 30% populated means we are talking about nearly 3 thousand finished and occupied homes in DHA 6 in next 3 years.
Don't forget possession is almost ready in many blocks of DHA Phase 7 which will add thousands more plots ready for construction right next to DHA 6. And in about 5 years time remaining DHA Phase 7 plots and DHA 8 plots will also be competing with DHA 6 as viable alternatives. A huge gap between city and DHA 6 (DHA Parkview, DHA Air Avenue and DHA Phase 8) will have to be filled first before DHA 6 can be fully populated or close to be fully populated. Practically it might take 15 years or more.
Now as far as DHA 6 comparison with Divine Gardens, technically it's not possible to compare DHA Phase 6 and Divine Gardens as they have very little to compare and very little in common or similar.
DHA Phase 6
* Consists of plots
* Available on full downpayment (not on installments)
* It is not a gated community
* Location is not comparable to Divine Gardens
* Size is huge
* Too many comparable and viable alternatives like DHA Parkview, DHA Air Ave, DHA Phase 5, DHA Phase 7, Paragon, Green City, Sui Gas Phase 1 etc.
Divine Gardens
* A community of houses (not plots)
* Available on 3 years installments
* It is a gated and secure community
* Location is superior and closer to the city
* It's not huge size. Only about 1000 five to 14 marla homes. Thats is roughly equivalent to one block in DHA Phase 6/7
* Very few or no alternatives when considering location and standard of development + construction
In 3 to 4 years time Divine Gardnes is expected to be heavily populated, flourishing, gated and secure community. In the same time in DHA 6 there won't be much enhancement exept a masjid, a school, a few commercials and perhaps at best about 15% to 20% population.
If you build it, they will come. (Houses Vs. Plots)
Our experience tells us that constructed homes are easily sold and are naturally populated right away whereas plots take long long time as most plot owners especially overseas brothers find it hard to construct homes so they keep delaying their plans even if they desire and need it badly.
It's not for us to choose. Choice is yours.

2nd choice should be Divine Gardens
3rd Choice should be DHA 6 A block

Looking at past history DefenceRaya may take a lot longer than 2 years for 10 Marla houses to become reality. If they can make these houses in 2 years than forget others. Nothing compared to DHA within DHA called DefenceRaya.

I have total amount of 10 Mio and thinking where to invest either in property, Islamic Bank, NSS or mutual fund to get good return. Can you please let me know which option is best keeping in view the current property situation, devlaution of currency, risk in mutual funds.
If in property then I am thinking to have small com. plot where after 1 year a plaza could be made and rented out. My total budget is 10 Mio (plot+ const. of plaza). According to my budget and time frame which area you are going to recommend keeping in view to purchase plot now and make plaza after 1 year. I have in mind the following areas:

I am interested in the purchase of 1 kanal (preferred) in Lahore. Budget is 32 lacs only, I am open to 10 marla as well. DHA appears to be expensive except some unattractive blocks of ph-7. Statelife-1, Green City appear to be in this range. Please provide suggestions.

At close of the day DHA 9-10 was at 14.55 and 14.65 with no files in market. As expected good buying was seen in DHA 9-10 recently.
DHA phase 8 allocation file plots rate is 42 to 50 lacs and installment plots are available at 55 to 57 lacs asking price for most location.5 marla 8 marla and 20 marla plots are available at 1 to 2 lac profit. 2 marla commercial plots are at 1 to 2 lacs profit asking price. Slowly deals have started to happen. |

I am planning to build a house in DHA, please any one can tell me in which blocks i can get a plot from range of 50-60 lacs. Also when can i start building and what are the suburbs of Air avenue, do all the boundries are now linked with Phase 8 map released by DHA. CMY, if you have some plots in this range please do tell, as i intend to make the deal soon.

Khalid sahib no boundaries or roads are linked to DHA 8 proper from Air Avenue.
I will strongly suggest B H J of DHA phase 6 to start a new house today. There price range for one kanal is 63 to 70 lacs. |

Dear CMY, thanks for the mail, but my budget is around 50-55, so can not afford Phase 6. Also guide me will those roads, be made in future ( how many years) and how will this area be connected to the other phases like commercial bulivard, phase 6 main road etc.
Also do guide me some phases and plots which can come in my range ( 1 kanal) in Air Avenue.
I want to start building from next month, so are all necessities available there? |

In this budget, the best option in my opinion is Block F or K as it is right next to the Golf course. You should be able to get a very good location plot in 50-55 lac. |

Khalid Sb, you are asking for apples and they are telling u about oranges. They will not encrouge you to buy in Air Avenue. Your title says Air Avenue Investment ( phase 8), but still they are talking about Phase-6. Keep trying. Best wishes. |

Though its your oen personal preference, but why are you stuck on Air Avenue. CMY is advising block D in Phase 6. If you can get the plot in your budget range. then Phase 6 is better than Air Avenue, if you plan to built your house slowly, phase 6 would be ideal for living with 2-3 years. |

I have a plot in the lane next to AIr Avenue Apartments, i want to start the construction of the house, please can you guide me how is the possession situation there and also when can i get electricity there, as earlier no light was given by DHA.

We have a plot No.T-1252 In DHA-8
This plot is a corner and lane of three plots (1250,1251 & 1252 )
where as on the back of this lane plots are placed lengthwise i.e 90x2
Now this show that plot 1252 1251 & 1250 are special size plots and has 60 feet width . would you please look these plot on map a confirm me what will be the size of our plot (1252 )

Now as per ur opinion i did not apply for DHA 8 ,
nOW I WANT TO BUY 10 M Plot in good location in DHA 8.

If you add few lacs I would advise you to buy in air avenue. The worst plot is Phase 8 Air avenue is better than best plot in DHA 8, both approach wise and population etc wise. It does not make sense to buy a plot in 35 lac which will be developed in 5 years and possibly be populated in 8,9 years, If you have btter option in same area 2KM closer to city in 38 to 40 Lac.

when i got then Pakistani rate was 37 Lac per file in early 2007
Us $
(60000 $ ) 60000 x 3 = 180,000 dollars
Now
28000 x 3 = 84000 dollars
so over all 96000 $ lost almost 81 Lac :(

Yaqoob it seems you are a liar. First you say since five years then you say since early 2007. That is three years. Have you not seen the country's conditions since early 2007. Your claim seems imaginary using the best and worst numbers. You choose peek price 37 lacs for parkview kanal then you want to point everything like $ rate etc just to portray bad picture of overall investment. It seems you have soem negative agenda and are paid by enemies of pakistan. It may be possible that all the bad things could have hit you together but looking at your 5year 3year difference it seems you have made up a really bad imaginary incidence.
Anyway even if your story is true against your very offensive bye bye pakistan we the real pakistanis overseas and inside the country say good riddance. Pakistan will Insha Allah survive without your 3 files parkview gamble. You can serve your masters else where. |

I agree with Mr. Mudassir. The reason is that whether it was Parkview or Air Avenue, when it has been taken by DHA then it will become just DHA. After development of the area people will just mention that once upon a time it was first known as Park View. All Park View files are being dealt directly by DHA in the same manner as they have for their other sectors. So it may become late but certainly DHA has no enmity with Park View file holders. There is another news of today that DHA has issued letters for Electricity meters in the Park View area. Hence, my analysis says that people may wait more and they will get their plots.
But Yes the problem is for those who bought the files just for profiteering. Keeping in view the time value of money concept, they are certainly at loss and are suffering.
Anyhow every one is free to make his own decision. |

I have lost 30 % because of currecny devaluation and then about 15% on plot's bad location in DHA 8 (total loss about 45%). The real issue is that when it was file, i could have sold it in weeks, if not days. But now i am stuck up for months or probably years. In my view File business is a gamble, which is always bad for many and good for few. My advice is to sell park view file, add some more money and buy a good plot in Ph 6 or 7 before you are stuck like me. please its just an opinion and may be baised because i got a bad location plot, make your own due diligence. |

Can anyone confirm the distribution of plots againts file or against the applications.

Could you please tell me what is the difference between "File" and "Application"?
Is it mean that who has already DHA phase 8 file, there is possiblity that he will not get plot?
As I know all applicants (applications)will not get plot as per balloting.
Please anybody explain the division of plots, thanks in advance. |

All who had DHA 8 proper allocation files did get a plot in ballot.
Those who applied for installment plots were the one that may or my not get plot in ballot.
Refunds to unsuccessful applicants will start from tomorrow Apr 8 2010.
I have no idea how many applicants applied and how many plots given to them. This data is not available to public. |

DHA will never tell how many were total number of Applicants, But my gut feeling is that they could not get applications even equal to number of Kanal plots. It does not make logic to buy a plot in DHA 8 get it after 3 to 5 years when you can buy a plot in park view or air avenue in almost same price, or you can get file 21 Lac cheaper. Parkview and airavenue are ready for construction and people are living there. Due to small number of 10 merla and 8 Merla Plots applications may be little more and some will refund.
Now big questions remains if DHA have surplus land/plots will they entertain Park view files or will try sell them again in market. 2nd is if DHA have, say 25% surplus plots. Will they be randomly located or DHA will first fill bad? or good? located areas. |

Generally if people do not have to make home immediately they would be willing to pay twice in installment for the plot than the otherwise huge lumsum payment. In this case if they are getting at equal amount its a great deal with installment option. Newer development and latest town planning has its own advantages. |
