Most of the discussion on this forum is on residential plots and houses.
I would like to get some advice and comments commercial properties. I feel that a Good comercial property is a very good option if you want to get Good rental income on your investment.
Dear CMY and others can you kindly comment on the prices of 5-8 marla commercial plots in DHA Phase 6, 8 and Bahria town. The current prices and what are the rental prospects. I am assuming that one can probably make 3-4 floors on this kind of property including basesment.

Need Since Advice on Investment in Bahrain
Dear Brothers,
I am looking for to invest in Bahrain, I have lost much money in Dubai already, One of my friend advised to invest in Bahrain, might could recover some losses. Bahrain is quite stable and real type market, reasonable rental return of investment.
I believe, some brothers must be living there, can bring more real information on board. It will help me to make more solid decision.

brother i have lost money in Ajman, about forty thousand dollars in chocolate tower, so please be very carfull, i would suggest the best investment is in DHA lahore, even if the returns are not that fast or too much. Now i am in usa and cannot go to dubai all the time to hire lawyer. |

Dear A.Toor and Abdul, problem is, I have lost a lot money in Pak too, like in DHA 9/10. Bahria 9/10. To be honest, no trust on Pak investment too, so many problems n litigation, moreover if you dont loose in actual value, you will loose on currency devaluation side. In Bahrain, good rental return of your investment, you dont de-value your investment in currency. No Qabza group. Moreover, I can travel there any time being owner of property. wat do you say ?

dear khan bahrain is stable market, invest in juffair area where rent is high due to us military. my brother invested in 2008, still same price only profit is inrease of dinar value raised from 180 to 225 after two years. |

I live in UAE. My suggestion is never invest in Gulf country. Here there is no gaurantee of one day even. They can ask us to leave the country even on one day notice.
Always invest in Pakistan.
Invest in DHA lahore phase 6 or 7. The future of Lahore is DHA phase 6, 7 near airport.

last year i had 16 lac rupees and i bought a DHA file phase 9, after evaluating all options. the price hasnt moved up since last one year but my objective was to keep it for the long run and i am pretty satisfied with DHA.
i had a plot in Rose Block of Bahria Town C as well... but because BT didnt have the land in that area, i couldnt get any possession, henceforth i had to sell it and that too at a loss.
My opinion is that you can trust DHA but definitely not Bahria. |

Map is still waiting for approval from LDA.
Its now 98% likely State Life phase 2 will never be made and only State Life 2 will be taken over by DHA Lahore. When and at what ratio of conversion I am not able to tell you at this time.
Dont buy State life phase 2 thinking you will get kanal to kanal. It will be min 2 kanal to one kanal and may be more so its better If you buy DHA 9-10 instead taking chance in State life phase 2.

3. Is it a good idea to buy a 1-kanal plot in the Ex-commoners town area of DHA-2 Ext.? What are plot prices for different sectors BC, CC, DC, EC, etc?

1. I dont think there is any difference.
2. No map available yet.
3. Ex-commoners not called DHA-II not extension. Price range depends on location from 28 lacs to 40 lacs. you won't find any buyer for 40 lacs tho. it depends on your needs, if you want to build near term I would say NO. if long term, I would suggest Yes (I own a plot there).
I would strongly suggest you to buy in Bahria Town 1-6 regardless short or long term. DHA-2 is "ok" too to buy. |

Brother Ramay S block in DHA 8 is totally cut off from proper DHA 8 and have 2 graveyards in the middle with village on side. Its extremely hard to find a buyer here. Most plots on installment were alloted in DHA 8 S and X block. We have plots available for sale here from 36 lacs to 43 lacs on cash payment that include development charges too.
For example we have for sale S 1062 for just 36 lacs. Buyer pays 26 lacs now and 10 lacs in installments.

Dha 9 is most profitable investment and safest for long term. Buy it and hold for 7 to 10 years. You will be able to sell around 65 to 75 lakh within next 7 to 10 years. Whenever the property will shoot up this will gain very fast. |

I will not mix up the two. If I want to make money in 8 years time, then listen to the members above who are suggesting you Phase 9/10 DHA and may be some other locations.
For living in 8 years time, I think Phase 8 DHA will be a good place to live. |

Investing 25 lakh (Price of DHA 9 plus expected Dvlop. Charges) in some other scheme or business will return more profit in 7---10 years than DHA 9.
In old times People were thinking about investing in real estate and waiting for long long time to get profit. The scenario is changed now , world is very fast and we cannot get idea of voltaic economic / political situation in even near future., we have better options to get frequent liquid money in short time.
I am totally in favor of real estate but do not suggest/appreciate 7---10 years long term investments.
If somebody have far surplus then DHA 9 is good investment. |

I would suggest to buy a ready house in Bahriya (08 Marla House - 42---50 Lakh) and rent it out. The normal rent is 15,000 to 18,000 PKR per month. Keeping fixed min. rent, you will get 14.4 Lakh in 8 years (15,0000x12x8 =14,40,000). Plus the house value (of 42 Lakh house) would become 62 Lakh (Considering fix 5% inflation per year). (FYI -Inflation rate in Pakistan was 25% last year but not for real estate).
So in total you may Earn = 34 lakh in 8 years on investment of 42 lakh. |

DHA phase 7 ....on ground plots should be bought it will get possession in one year time and after 8 years it will be full of houses ..in 45 u can get the best location plot (cornor plus main road plus facing park......and in addition to that name of dha ..files will not give u location and u might not even have possesion in 8 years time.Bahria will charge u money for not building house if u buy in area which has already been given possession |

Quest 1: I-11 all residential plots other than alloted agianst Bhudana award (30*60 I-11/2) are transferable.
Matter regarding allotment of 2400 plots to affectees of I-11 and I-12 is in Supreme Court no on ground work at present. Previously main double and service road North were constructed. Possession wa also given to few allottees in I-11/1. Exact date cannot be given for possesion. |

Can you please tell me what are the construction charges for 1 kanal plot in DHA 6/7 payable to DHA before starting construction.
I understand Bahria Lahore charges 4 lacs as construction charges for 1 kanal as utility charges payable to Bahria..is this figure correct?
Kindly give a breakup of charges payable to Bahria and DHA at the commencement of construction.
