I am living in Karachi and have a 10 Marla plot in DHA Rahbar Phase-1 allotted by quota. I want to build home there.
Can any friend tell me the current progress on development of this society. Also shall I wait for 1 year or 2 year to make home here.

For last 2 years there is hardly any progress, So it is very difficult to tell when they will finish work. I dont think that area will be worth living in 2 years construction is so expensive why not you try and a better area, At the end of day 40 Lac or 50 Lac does not make difference. This is golden chance to buy a property well within populated areas. |

We are gathering information about DHA City from different sources.

So far the location and price (+ development charges) do not seem ideal. On ground ready plots in Park View Villas right on Multan Road opposite DHA EME seem far better short or long term investment. But wait for official response from LRE as we gather more details.
Please note that this is a project of DHA EME which although comes under the umbrella of DHA Lahore (proper), has still some distinctions and differences just like DHA Rahbar previously called Rangers society.
We are not recommending or rejecting this project until we know more details. (And in fact based on our previous experience e.g. DHA Valley, Bahria Low Cost, Nasheman etc. it does not matter much as it will be booked by thousands of people who fall for pretty ads on TV and newspapers. So not doubt it will be sold, as well.)

I agreed with LRE as DHA 9/10 proper is much better choice. Where we can buy 1 Kanal at 15 and lets say development charges are 12 still 27 lac for one Kanal. cheap and Very best location.
If we go for DHA EME then 38 lac plus unknown development let say 12 lac then it will be 50 lac for one Kanal on unknown location. |

yes mr progress u r right.i also think that dha 1 to 9,10 are best place.dha9,10 is best that dhacity.i think any body should pay lump sum money of 15 lacs and get much cheeper plot that dhacity.and if dha phase8 parkview comes at level of 20 or 21 lacs it is best choice to invest and best place to live. |

Please add the transfer fee and cvt etc in your price of 15 lac for DHA phase 9/10. Then there would be development charges which only Allah knows that how much would that be. No doubt though that phase 9/10 is very good both location and price wise. Park view also seems a good bet for people who want to construct house now. |

Transfer fee and cvt is only 1.25 lac. After 1 july the fee may go down due to 50% reduction in cvt. So that is not a big factor to consider for long term. 9/10 costs around 27 lacs including development chg then how can they sell this dha city inferior location at 50 lacs including dev chg. Either this is over priced or 9/10 is way under priced for its superb location very next to existing phases 1-5 of defence. |

@LRE. For confirmed booking how a person can be sure that their application is among the first 5000 application? Can you confirm whether the appljcation is among the first 5000 during application if a person apply through LRE? I am asking because I have an intension to do so provided the findings are positive which LRE / CMY would put forward about this society. There is no point in depositing 30% of money if later on you realised that you are not in first 5000 and they have considered your application for regular ballot. You would feel like an idiot as you would be giving 30% of price for something for which other people would be giving 10% only.
It is petty that DHA would hold your 30% even many days after the ballot although they know it from the beginning that you are not between those 5000. Why they want to make more money by keeping you in dark. A person would keep on thinking that he has confirm booking however after ballot he would realize that this is not the case. Why they do not return the money during application and things would have been much better. |

The map of DHA Rahbar-1 at http://www.lahoreestate.org/le-map/dha-rahbar-phase-1-lahore-map.html is not appearing properly.
Moreover I want to know whether the plots B-150 & D-10 (both 1 Kanal each) will be having direct access to main defence road. There is some space / dotted line shown on map between these plots and Main Defence Road.

Mukhtar sb, at what price u have purchased??? which sector.A,B are G are developed. F under development.
There is a natural worth of this society.Only drawback for now is the distance. but it is still nearer from the centre of the city than Bahria town.It is around 22km from kalma chowk.
From AA,CC Sector , it takes between 25-28 minutes to reach central park and ring road interchange is coming at gajju muta,between slouthern loop section 2 and 3.It is right next t hudiara drain.near eden project.
Once this interhcange gets thru.. the distance from interchange to society would be 4 km only.
Central park would finally be merged with dha rahbar.Also, it would become a connecting society between two major government roads.

In this case I will recommend Lake City as compare to DHA Rahbar and Sukh Chyan Gardens as compare to DHA EME in the mention budget to build a house in next 3 to 4 years.
Price Range:
Lake City > 10 Marla @ 17 to 21 Lacs
1 Kanal @ 24 to 32 Lacs
Sukh Chyan Gardens > 10 Marla @ 20 to 27 Lacs
If you choose Sukh Chyan then Bahria Town is also a good option.
Bahria Town > 10 Marla @ 14 to 19 for next 3 to 4 years construction

I am very Thankful to you, Your advice is very reasonable. Actually My Current Location is LGH. I prefer to Buy in DHA 1-7, But my Budget is Between 20-25 Lac, And I have plan to Build a House after 3-4 Years (INSHA ALLAH) So I Can’t get 10-Marla in This Budget. And OTHER Screams are also expensive THIS LOCTION. Only Raiwend Road is a Nice Place for Next Year’s..And these Schemes are very Good Contrition… What is your Recommendation..Let me Guide.

Actually the selection of territory is always your own choice. As Lahore is much expanded now, and every corner of Lahore almost have a good scheme with all necessities and luxuries of life.
Some people like the surrounding of DHA Lahore, some people like the surrounding of Shaukat Khanum Lahore, some prefer the surrounding of Ferozpur Road towards Qasoor like Central Park and other societies.
So this is your own choice. I cannot compare the societies in the different territories with each other. Yet we can compare the societies fall into the same territory with each other.
However there are some other features which are mostly neglect able for local person, like how far you are living from Airport or Railway Station etc or Inter City Bus Stand.
Different people have different priorities, yet if the selected area is Raiwind Road Territory then the options are as under:
A+ or A Category
1- Lake City
2- DHA Rahbar
B+ or B Category
1- Fazaia Housing Scheme
2- AWT
3- Sui Gas
4- Chinar Bagh
For particularly DHA Lahore surrounding area you can go for DHA Phase 8, 10 Marla file and Paragon is also good option.
So its all depend on your choice of territory.

i guess the rates would come at par with dha rahbar.
block a and g are possesion areas.50-60;s houses are in the construction stage.it also has a 150 feet road connecting it to ferozepur road and government road.if dha rahber gets connected then it would connect ferozpur road to raiwind road.
Utlimately, the rates would come at part with eme as the construction quality is equal or better than eme.
its ideal for long term .However, cant say anything about short term.

ooh and yes.. it has been offically merged into dha.i guess it wud eventually merge with eme.
formal notification is displayed at the society main office alongwith signatures.Also, on www.urbandevelopers.com.pk
it is 18-20 km from kalma chowk. 22 minuts away from dha aa sector and 30 minutes drive from gulberg.
Again,prices are cheap compared to other developed societies and with dha security and boundery wall in place it would be a liveable society.
i) medical college is operational
ii) cash and carry is in construction phase
iii) mosque and main office will complete in 3-4 months
iv) school system is missing at this moment.
v) dispensry and ambulance is available.
vi) 400 kanal park and other small parks are all around the society.

You tried well yet thinking if every thing you have mentioned is already available and the quality of work is better than DHA then what benefit will it get by Name. I think what matters more is what you have mentioned rather a simple name.
Therefore in my opinion the prices could go up due to other reasons rather simply due to merger/assoication. |

I don't see any major difference in prices. When plots in DHA 7 can be had for 28 lacs I don't understand why would some one for that far scheme?
Also keep in mind there will be merger fees involved and transfer fees will be increased too. |

I have One Knanal Plot in K3 in WAPDA TOWN Phase I next to valencia and near graveyard. In fact this street of kanal is sandwiched between WAPDA and Valencia. You have not given price of one kanal in K3 WAPDA Town.

Dear
I have been there recently for verification of development work. Main gate structure completed, roads ground marking completed and final crush/carpeting work in progress, water tanks completed, sewerage lines finished and gas pipeline.....I dont have any idea coz forget to ask the man there. Along main road, green ballot is prepared and overall work speed is good and quality is really upto the mark.
I went to office and they saying possesion is likely by end of this year or early next year.Plot prices...dont have exact figure but 10M is ranging from 16~19 Lakh (based on plot position)
I have my own plot there and very much satisfied with work speed. I will built my home there Insha Allah in future.
