As F-15/1 is fully developed .ppl has started construction there .
F-15 ext is underdevelopment and prices are going up. after six month prices will be double inshallah and society will hand over ext area plot within 10 month. |

I would like to get some advice and comments commercial properties. I feel that a Good comercial property is a very good option if you want to get Good rental income on your investment.
Dear CMY and others can you kindly comment on the prices of 5-8 marla commercial plots in DHA Phase 6, 8 and Bahria town. The current prices and what are the rental prospects. I am assuming that one can probably make 3-4 floors on this kind of property including basesment.

Investing in property with low funds will not give fruits in near future (at least in FHS and related societies), however you may plan it for long term. Please also note that FHS is not 100% LDA approved. only 1100+ Kannal area is approved.
For Mutual funds, please check the Products of MCB (Asset management company), http://www.mcbamc.com.pk/
Livestock business is risky and needs hard work and good management but gives very good return.
The easiest worthwhile strategy is to open a school or Academy with good teachers team, in good location and with good marketing. Low Risk, high gain, less effort and not v big investment.
The breakeven point for a school business comes at less then even 35% occupancy.

In my view business is not easy job in Pakistan for the expats who have been doing No. 1 there but to do business here you have to do everything No.2. Lot of problems, hurdles, tension, credit etc. My one friend from Saudia lost 1 Mio by doing business with his very close friend. In Pakiistan no brother, no sister, no friend, but only the money. Your relatives will ask you to share your amount in their business but never do that.
I think the best way for you to get regular income is either to keep your money in Meezan Bank or purchase shares of PPFL mutual fund of Arif Habib Investment to get good return on yearly bases. This share is now @ 8.75 and will go up very soon so you will get good appreciation of capital and dividend as well. The property business was good before 8 years back but now every plot, shop, office, apartment is for sale and no buyer. Even the rental value is not equal to .70% of your investment. Anyway please make research and then take a decision.

Retirement means to retire. You neither have experience nor energy in this age to do all these activities. You have to be a croock or at least half croock to run any business in Pakistan. Please save you soul and do not get involved in anthing of the sort. There are too many sharks in Pakistan and they will eat you up. Just plan in a way that your requirement become limited and you can survive on your savings. |

If you do not have a status/ego issue, look into the idea of doing a small retail shop of any basic non-perishable commodity on a road with good traffic (like Wahdat Road, College Road, Main Market). For example, an electric supply store (switches, bulbs, coils, etc), paint, hardware and sanitary (pipes etc, NOT tiles). However, it should be a low-profile store without too much spend on decor.
As an expat, you have a good idea of what quality of service means; just apply that here. If you deal with customers honestly and politely and sell only genuine, good quality products, in a few years you will be amazed at the kind of turnover you're making. This small shopkeeper segment of society has done fabulously well in the last 10-15 years
Plus points:
-Good margins
-No credit sale
-Stock retains its value, does not depreciate
-Low set up/sunk cost
-Timings are reasonable versus consumer retail set ups that stay open till late
-Rent for these kind of shops is not that high
For any business, listen to the advice of anyone you want, but ONLY act on your own research and instinct. Most business people here have no business acumen, just running their dad's business or scamming people. Research the entire supply chain thoroughly (i.e. whole-salers like Shah Alam, distributors who supply to shops, and the shops themselves).
Just never waiver on honesty. It is the one thing Pakistani society will repeatedly try to take from you, but only you can choose to give it up. |

In comparison to this, i would prefer DHA City. Good or Bad but at least the Prices are better and committed delivery is same like Eden Meadow..I believe ,DHA City files will be available in market instantly after balloting :)
Here the problem with all societies is only delivery time..Practically they are not committed in handing over but expect customer to release charges on time on date (And fine after due date as well).
Anyways, Anybody have update regarding Eden Residensia??? (Near College Road and 20 minute away from Shaukat Khanam Hospital)?.. Eden Residentia Launched few months back (i guess in Feb/March this year). |

NEED MONEY BACK My father invested all his saving PKR 70 lac with very good friend who had a small business unit. His friend promised for confirmed ioncome of PKR 60-80 monthly (based on profit loss). My father invested as he want interest free profit.
His friend gave profit for 6 months and now due to slump in business not able to give any thing for last 1 year. Father has requested him to give money back but his friend asking for more time and now dragging the matter for over 14 months.
We have agreement over PKR 100 stamp paper and also we have two cheque of PKR 30 lac each from his friend (but his friend told no money in bank)
Please advise how we can take legal action against this man who is not giving money back.

The check he gave to me wrere not hounered by bank.
i spend some 20 thosand and got my case registred.Now him is in Jail for last four months

My brother is in police in lahore as DSP and according to him there are more cases with bad checks than robberies and once you file a case with police with bad check, they will issue a warrant against him and he can't stay in his house and he has to hide and then it will be most wanted so best way is to file a case in police station. |

Ask father to post him registered AD letter,giving 15 days notice that father will deposit cheque in his account. after 15 days deposit and when cheques are returned, register FIR, U will reach a deal favourable to u. By the way, I as Banker registered first FIR in Lahore in 1999 as a banker and got results. Keep cheques safely and get back Chqs from Bank when returned un-paid.Hire an advocate and follow his instructions but on these lines |

Your father could have been much comfortable with investing in Government saving schemes or certificates, instead of throwing away money like this; which has resulted in a phase of mental agony for God knows how long. In fact the ecomic disaster, specially the downfall in real estate sector, influenced everyone. Those who had invested in files and specially in bogus socities almost ruined. I know the persons who were giving all kind of guarantees for investment in Dubai. Like in case of some disaster, they will return back all the invested amount. But when prices came down, they all escaped. If we see the reality, then they had also not any other option. When they were gaining profits, they were giving to their clients or investors, but when they stuck also, they couldn't do anything. So in fact it is the business, loss and risk is part of business. That's why there is difference between Sood and profit. No doubt one should not make such kind of commitments to their investors. But bascially at that time they too become so much confident that they think that there is no any chance that prices will come down. I am also one of the effected persons, who made millions of losses in property fluctuations. But I am still hopefull that I'll InshaAllah recover my losses. |

Transfer to civilians is easy. The lease is open for this house and it is administered by GHQ housing directorate.
It will be a full transfer done under supervision of GHQ Housing, which is located in Askari X. After the transfer procedure in the presence of Buyer and Seller, the allotement letter comes in from GHQ within 15-20 days. |

Brothers you are really under estimating local investors. Foreign pakistanis keep the investment for long term so that when they come back they can make a home. Real Crocodiles are in Pakistan. Mr. CMY can give an opinion on this. I know couple of such investors their investment is so big that they can manupulate the prices of any sector in Pakistan. The rule of Big fish eats the small fish still applies. Quran says "He installs the same rulers as are the people". jaisay Awam Waisey Hukmraan. That includes oversees pakistanis also. 5 % of the people are enjoying their lives on the grave yard of remaining 95 % population. |

Asif Sardar sahib in past five years I had lot of trouble to offer any options for people in 10 to 15 lacs budgets. Its a huge amount for most people living in Pakistan but I was unable to offer any safe decent place to people who had this low budget. Only scheme that fit this budget and was ready to live and still closer to city was Parkview Villas on Multan road. When we highlighted that project it got sold in less than a month. I wish there were more good safe livable schemes with low budgets like Park view Villas Multan road.
I don't know if you will believe me or not but my heart feel so sad that there is no decent options available for people under 15 20 lacs budget. We all at Lahore real estate had decided 3 weaks ago to seriously start looking for the schemes that fit these low budgets and fraud free and ready to build today. Now every weak we spare one working day to visit all schemes on one major road this search. So far we have not seen any such good safe options. Bu we are still working hard and looking for these options.
Also recently our company have decided to do some thing about low income/middle class people in Lahore that want a roof on their own on their heads. We have decided to make houses for low income people. These houses will not have luxuries of life like granite floors or 1 lacs Jacuzzi in them. These houses will have all basic things needed in a simple good house for a clean living. These houses will have 3 or 5 Marla sizes and goal is to have them ready in lowest possible budgets and construct them in shortest possible time too but with use of quality materials and workman ship. You know how hard it is Pakistan to do any thing espacialy in construction business but we have decided to do it and now working to make this dream a reality soon. First we want to get things well organized and than perhaps we will be looking for some partners and investors to invest in this small project of about 30 to 50 houses at start. This project will be mostly a public service for Pakistan but it will inshallah give some decent profit too so people that will invest in it. Like I just said main goal is to provide respectable living in smallest budget but same time we will be looking for small profit too to help our partners and investors. We are in process to form a separate company so all books are properly maintained and latter plan to make it a public company so every one can proudly and safely invest in it. All these steps will take time but our biggest mission now is to make it happen. We all can do it. We have minds in Pakistan we have money in Pakistan we have land in Pakistan we just need good honest hardworking teams and leaders to turn dreams into reality.
After launching this web site 6 years ago we changed the property business in Lahore and made this a less fearful field for overseas Pakistanis and made it a transparent fair business. With help of Allah we helped millions with this page to safe guarding them from fraud dealers developers etc and also got rewarded by getting a name and return for us. This project of low income people houses is a new challenge and Insh Allah we will deliver here too.

Another issue with Pakistan Real Estate is that people are allowed keep plots for years without building.
For example, in Australia if you purchase a plot you have to build a house within two years (no ifs or buts). Not only that creates jobs, it keeps the house prices in check.
I believe this is what we urgently need in Pakistan.
Currently, real estate is making rich people richer and middle class having any no real chance to ever own home. |

Please also ensure to issue only 1 house/plot to ONLY 1 person and that person shall not entitle to buy 2nd house in same scheme for low income people. Otherwise again the investors and real-estate drivers will change the scenario, and the real purpose of scheme will be expired.
I have a suggestion: please check the feasibility/option of low cost Flat system like In Singapore, Dubai and Europe. 10-15 storey building with 50+ flats init.
Single flat comes with 1-2 master bed rooms and 1-2- common rooms of average size, plus a small kitchen, combine bath and a living room. |

It is the responsibility of the State to look after its citizens and their basic needs.In Europe and other countries the state ensures that all the needs of their people are met.Pakistan is a very resourceful country of intelligent people.Its only bad planning,corruption and self interests that have brought us to this stage.If only the Govt plans on the basis of Public-Private Partnership they can cater the needs of its citizens.In my personel opinion, the Govt should provide the state land FREE for construction of multi storey appartments/flats,since WE CANNT INCREASE THE LAND OF PAKISTAN Viz-i-Viz to our ever growing population.Should allow the private sector to construct flats over it,with a strict control over price,quality and profit,with all the basic facilities and provide it on installments to the lower income groups.Payment to be made over 10yrs time after possesion.
To discourage property sharks and investor mafia,these units should be non tranferable for 10yrs and only people with lower income groups should be allowed to apply.We should keep in mind that 55% of our population is falling into that bracket.
As a working example 4-5 marla flat should cost maximum 14-15 lac.With an initial deposit of 10% the rest of the price could be paid over 10yrs.
What we need is a vision,and commitment to do so.and obviously RIGHT MAN FOR THE RIGHT JOB. |

In this scenario ; We can expect only form Private Sectors, as Private sector can effectively implement rules in their schemes and can control property dynamics and sharks. I believe CMY and his team can develop such a system and can control the dynamics at least in their own housing scheme |

I think most of us are analyzing in negetive way
Realestae and gold is interest of the people who have surplus money , Most of Such people in pak are overseas. Overseas pakisni are enthuzistic people who otherwise belong to lower middle or poor class Familes. Once they have lots of money abroad still they spend minimum, I know many people in Gulf who are saving about 70 to 90% of their income. Their standard of living is far below the people living in Pakistan, mostly they are living in shared houses and rooms.
On the other hand when they return to Pak they have surplus money most of this money goes to realestae sector. It being free of botheration and realitively safe investment. This special appetie of of overseas people have great impact on realesate price in pakistan.
In other countries realesate is dependent on the Mortage rates. If bank rates are low more people take Bank loan and get houses,
Bottom line is, be it Pakistan, UK or Canada, to own a house is minimum 20,30 years business for a lower middle or poor person. Most of mortages of houses in Europe and America are typically 20 to 30 years. |

Dear Golf etc, I am here in UAE for 2 decades and and telling you after seeing Hundreds of People. Rents are 10 Times cheaper in Saudi here in Abu Dhabi 3 bed Flat in 15 years old Buliding is 200 to 250K Dirhams Like 60 Lacs Pakistani per years.
People who are getting Flats from Govt Like Baldia defence Etc are also giving on rent room by Room to make money somtimes making Partitions, One room rent is about 8 lac per years. I Think in this money one can get two Flats in Riayad. |

1. I dont think there is any difference.
2. No map available yet.
3. Ex-commoners not called DHA-II not extension. Price range depends on location from 28 lacs to 40 lacs. you won't find any buyer for 40 lacs tho. it depends on your needs, if you want to build near term I would say NO. if long term, I would suggest Yes (I own a plot there).
I would strongly suggest you to buy in Bahria Town 1-6 regardless short or long term. DHA-2 is "ok" too to buy. |

Brother Ramay S block in DHA 8 is totally cut off from proper DHA 8 and have 2 graveyards in the middle with village on side. Its extremely hard to find a buyer here. Most plots on installment were alloted in DHA 8 S and X block. We have plots available for sale here from 36 lacs to 43 lacs on cash payment that include development charges too.
For example we have for sale S 1062 for just 36 lacs. Buyer pays 26 lacs now and 10 lacs in installments.

If i ask comparison between DHA phase 6 and Divine gardens in 3 years times, which scheme you prefer for living and standard vise.

In 3 years time DHA 6 will look far better than Divine Gardens. Remember, Divine Garden is a 10 marla dominated community as opposed 1 kanal dominated scheme of DHA 6. In three years time, DHA 6 will be fully populated with Defence Raya already matured. One should also look at the average road size of DHA 6 which is minimum of 50 feet. There are big road and large sized roads as well. If someone is interested in 10 marla house, perhapes Divine Garden is not a bad option for it being loacted much closer to the city and direct access on Defence Road. The big grocery store at the enterance of Divine Garden is also a big plus. |

Few questions about Divine Gardens:
1. Do they have 5 or 10 marla plots for sale on 3 years installment plan.
2. 10 marla homes - sold out, does it mean that they had a specific number of homes which were to be constructed and all of those numbers are already booked.
3. Where can one see the 5 and 8 marla floor plans from.
4. Do they have any model houses ready by now.

Dear Sir, that is nothing but optimal wishful thinking. It would be close to a miracle if DHA 6 will be even 30% populated in next 3 years. (Hint: Get a history lesson from DHA Phase 5. Still in DHA 5 you see more than 5 empty plots for every populated house). 30% populated means we are talking about nearly 3 thousand finished and occupied homes in DHA 6 in next 3 years.
Don't forget possession is almost ready in many blocks of DHA Phase 7 which will add thousands more plots ready for construction right next to DHA 6. And in about 5 years time remaining DHA Phase 7 plots and DHA 8 plots will also be competing with DHA 6 as viable alternatives. A huge gap between city and DHA 6 (DHA Parkview, DHA Air Avenue and DHA Phase 8) will have to be filled first before DHA 6 can be fully populated or close to be fully populated. Practically it might take 15 years or more.
Now as far as DHA 6 comparison with Divine Gardens, technically it's not possible to compare DHA Phase 6 and Divine Gardens as they have very little to compare and very little in common or similar.
DHA Phase 6
* Consists of plots
* Available on full downpayment (not on installments)
* It is not a gated community
* Location is not comparable to Divine Gardens
* Size is huge
* Too many comparable and viable alternatives like DHA Parkview, DHA Air Ave, DHA Phase 5, DHA Phase 7, Paragon, Green City, Sui Gas Phase 1 etc.
Divine Gardens
* A community of houses (not plots)
* Available on 3 years installments
* It is a gated and secure community
* Location is superior and closer to the city
* It's not huge size. Only about 1000 five to 14 marla homes. Thats is roughly equivalent to one block in DHA Phase 6/7
* Very few or no alternatives when considering location and standard of development + construction
In 3 to 4 years time Divine Gardnes is expected to be heavily populated, flourishing, gated and secure community. In the same time in DHA 6 there won't be much enhancement exept a masjid, a school, a few commercials and perhaps at best about 15% to 20% population.
If you build it, they will come. (Houses Vs. Plots)
Our experience tells us that constructed homes are easily sold and are naturally populated right away whereas plots take long long time as most plot owners especially overseas brothers find it hard to construct homes so they keep delaying their plans even if they desire and need it badly.
It's not for us to choose. Choice is yours.

Quest 1: I-11 all residential plots other than alloted agianst Bhudana award (30*60 I-11/2) are transferable.
Matter regarding allotment of 2400 plots to affectees of I-11 and I-12 is in Supreme Court no on ground work at present. Previously main double and service road North were constructed. Possession wa also given to few allottees in I-11/1. Exact date cannot be given for possesion.

I have Been Looking for house in Faisal Town and saw about 12 Houses including your house. I Think the real worth of your house in Current market is about 85. I Just did a Biana of House in 70 [71.75 all inclusive], The Location of that house is also too good Only difference is it is 30 Feet Road but next to corner on 60 Feet Road and does not need much renovation.

This is the demand price not the final price. There is always room for negotiation. Good that you found a house in 70 lac, but you are yourself think that the worth of this house is definitely around 85 lac. So I dont think my demand is unreasonable. There is a huge difference in 30 ft road and 60 ft road.
A newly built house on the same street as mine (corner but in front of Mosque sold for 125 lac and the demand was much higher than that. So it all depends on the type of house and location.

Anwar it is Not to hurt you but to tell you as I have spent sometime looking houses for me and my close relatives, The House you are referring is Corner House Brand new and Last year sold in 117, not in 125. Ever since prices are even more suppressed, The House exactly on the back of same corner house next to corner is available on demand 75 still negotiable. |

DHA Islamabad phase 2 ext is a good safe long term investment. There are 14.75 lacs development charges on this file that have driven the price too low.At this low price and with 14.75 lacs development charges added still DHAI ph 2 ext is a good long term hold investment.

DHA 9 is ten times better than DHAI ph 2 ext.
In DHAI area land is very cheap and any maja saja can buy 400 kanal land for few lacs and launches a new scheme to rob the people.
In Lahore just 5 minutes away from airport and in the middle of developed or under development area in DHA 9 its not possible buy to buy 4 kanal land at 15.50 to give it to DHA to get one kanal allocation file of DHA 9.
Please note DHA 9-10 is now called DHA 9 only. DHA have made this change to remove confusion between phase 9 and phase 10. Every one was asking my plot will be in DHA 9 or DHA 10 So now they renamed it to just DHA 9. |
