Investment of 10 to 12 Million Rupees,

Hello Everyone,

I am overseas Pakistani and planning to invest 10 to 12 million PK rupees in next 1 month for investment purpose for almost 3 to 5 years. I have no idea of how to buy property in Lahore? How tax system works? Not sure if I should invest all my hard earn money in one property or multiple small properties?

I would like to have some input from my brothers for their sincere, honest and expert advice? Also I understand that there is kind of slump in market or it may be slow now not sure; but anyone advice would be highly appreciated. Also if anyone can provide me his phone number so that once arrive in Lahore, I can contact him for further help. Thanks

I think you should contact LRE the number is on the top of this website, you can buy one kanal reasonable location and leave some money for development charges, as you are overseas DHA 9 would be best as it is safe and you wont have to worry about anything.

If you go through this forum and follow folks like Mr. Jameel Mughal ( fundament value long term investor), Mr CMY ( DHA Realtor), Mr Shah ( suave investor) , prism lovers, southies ( LRR lovers), you can get first level of orientation.

Ali bhai one may differ my opinion. I send my opinion as honestly. You can feel it today's work in property business offices after taxes.

Property investment in the long term is never a risk.

If some land is worth 1 million after some years double surely as demand of house construction is increasing and still a big gap in supply of houses still present in pak.

You will never see value coming down after some years.

Other thing is that this taxes may affect for short term or people who wants big profit in few months not for O.S who wants to invest for 5 years.

Even though is there is kind of slowness in market or call it slump if you like but in longer term (2+years) prices will increase. However, you should also understand thay the gains will not be as good as in past 3-4 years. I am saying this because even CMY has mentioned that it was first doze of taxes of from now on we should increased taxes very year end by FBR. This factor will impact property growth in longer term as well and it will not be no more an attractive investment as before. Considering all factors if you have no other choices then you should go for 1 kanal DHA9 plot. But think hard before taking any decision.

Although current situation is not as good as it was few months ago. however comparing with other options like stock exchange/currency/Gold/Mutual funds/banks profit, property is still better than all these ones.

My Suggestion, diversify , do not put all at 1 place but small 5/8/10 marlas or if DHA Multan does not announced its launch soon,i will see its 1 kanal file price will reduce near to 36-38 Lakh range. which is still attractive to buy.

The Market is slow and there might some slump expected .. Am also waiting to see the new scenario, following three are expected for until at least next 3 months.
1) The prices may fell down (Chances are very low)
2) The prices may get stagnant / on hold (Chances are very high)
3):Prices may increased little bit but get crazily high like last few months. (Chances are fair)

In all above scenario, Buyers will get advantage.
My suggestion is wait for another one two months and let the market stable on some point and then invest.

For 03-5 years with a Budget of 10-12 mio.
I would suggest to split investment in one Kannal file in multan, one kanal in DHA Gujranwala.
If doensnt wana get involve in file then invest in DHA Ivy green 8 or DHA 9.

The good time for buyers is when the market is slow or not moving.So in my point of view ; take a break of 1-2 months and then buy.

Totally agreed with Asif bhai about the investment plan suggested above for 5 years of for files options.

Also you can invest in DHA multan 1 kanal with other in Lahore in
DHA 7 or DHA 9 with 10 M.

This will more beneficial in coming 3 to 5 years.

Ahmad Bhai, you are Genius, I am big fan of you for your ideas.
It seems that people are mostly afraid of taking risk in investing in new ideas which could be low Risk and high Gains. I do not know why people do this, we should encourage such ideas and implement.

Since its property forum, thats why you face big opposition (conflict of interests), otherwise we need people like you

Long term investors always win in Lahore. Last 70 yrs have seen ppl investing in Lahore have proved that, so many slumps might have come in between.

In this budget best option is DHA PRISM LAHORE ONE KANAL since you are buying first time. DHA PRISM Lahore is most safe worry free investment inshallah.
